Capital Gap - The Real Reason Most Investors Never Buy Apartment Buildings

A lot of Canadian investors eventually learn the truth about multifamily financing: yes, apartment buildings can qualify based on their own income. But then they run into the next wall. The down payment. In markets like Montreal, it is not unusual to need $300,000 or more just to get into a decent multifamily deal. Even in smaller markets, investors may still need $150,000 to $200,000. That is where the conversation shifts from financing to capital raising. In this episode, we break down why so many investors get stuck trying to do everything alone, and why partnerships are often the real key to scaling in Canada. We cover joint ventures, equity partners, private investors, raising money from friends and family, and the different ways investors structure deals when they do not have enough cash to close on their own. We also talk about the risks of partnerships, what makes a good partner, how to divide responsibilities, and why trust, alignment, and clear agreements matter just as much as money. If you understand multifamily financing but still feel like the numbers are out of reach, this episode will help you see that the answer is often not “save for another ten years.” The answer is learning how to work with other people. The Financing Wall: Why Scaling Real Estate in Canada Is So Hard

Most Canadian real estate investors never scale past a condo, duplex, or triplex because eventually they hit a financing wall. In Canada, residential properties are usually qualified based on your personal income and debt ratios. Even if your portfolio cash flows, the bank may stop lending because you no longer qualify personally. That is where multifamily financing becomes essential. In this episode, we break down the shift from residential lending to true commercial and DSCR-based financing, where lenders focus more on the building’s income than your salary. We also cover why so few investors ever make this jump, why many residential brokers and branch bankers do not understand multifamily lending, and why the right network can make all the difference. We discuss private lenders, CMHC and MLI Select programs, bridge financing, vendor take-backs, and the key players you need around you if you want to scale beyond “mom and pop” investing. If you feel like you have hit a ceiling in your portfolio, this episode will help you understand why. Want to talk strategy for your portfolio, business, or next move? The End of No-Pet Clauses? New Quebec Rental Rules Explained

Pets are becoming one of the biggest pressure points between landlords and tenants in Quebec. In this episode, we break down the recent TAL rulings and legal changes around pets in rental properties. Can landlords still enforce no-pet clauses? Can you refuse a tenant because they have a dog? What happens if a tenant gets an emotional support animal? And what rights do landlords still have when pets are causing noise, damage, odors, or issues with other tenants? We also talk about the practical side of managing pets in buildings. Should you allow them in some units but not others? Can you charge more rent for pet-friendly units? How do you protect yourself from damage and insurance issues? And how do you avoid ending up in a TAL dispute because of unclear lease language? One important thing to understand is that Quebec rental law often evolves through jurisprudence. A single TAL ruling does not automatically change everything overnight, but it can create a precedent that influences future decisions. We are now in one of those moments where landlords need to pay attention, not just to the original ruling itself, but to how future cases build on it over time. For Quebec landlords, the rules around pets are changing quickly. This episode will help you understand where the law is heading, what you can still control, and how to build a pet policy that protects both your building and your business. Why Most Real Estate Investors Fail to Scale (And the 5 Pillars That Make Success Predictable)

Most people think financial freedom comes from motivation, hustle, or luck. But in reality, success in real estate investing is much more predictable than that. In this episode, I break down the same system I’ve used to scale my own portfolio and that we now teach inside Equity Builders Club. The idea for this framework actually came from my years competing in Brazilian Jiu-Jitsu. It took me ten years to win my first world championship, about the same amount of time it takes most investors to become financially independent through real estate. Along the way, I realized something important: success leaves footprints. Whether you want to buy your first property, scale beyond a few doors, or eventually build a multifamily portfolio, there are five pillars that almost every successful investor has in place: Network Peer group Strategy and metrics Education Access to mentors I also talk about why less than 1% of Canadians invest in multifamily real estate, why financial freedom itself is so rare, and why your environment matters more than most people realize. If you want to stop relying on luck and start building a system that makes success more likely, this episode is for you. How Fast Can You Buy Your Next Property? The Real Estate Time Compression Playbook

How long is it really going to take you to buy your next property? A year? Six months? Thirty days? Most investors assume those timelines are fixed. But in reality, deals don’t take that long because they have to—they take that long because that’s the time we give them. In this episode, I’m sharing a concept that’s been stuck in my head since the Income Builders Conference in Nashville: tasks expand to fill the time you allocate to them. And when you compress that time horizon—when you force yourself to think in terms of months instead of years—you start cutting out the unnecessary steps, the hesitation, and the “one day” thinking that slows most investors down. We’ll walk through what this actually looks like in practice. What would you do differently if you had to buy your next property in 30 days? You’d think about raising capital instead of saving it. You’d look at joint ventures instead of going solo. You’d explore creative financing instead of waiting. And you’d start solving your real bottlenecks—whether that’s time, deal flow, or systems—in a completely different way. Because the biggest constraint in your investing isn’t the market. It’s the timeline you’ve given yourself. And once you shorten that timeline, everything else—your strategy, your network, your decisions—starts to change. Want to go deeper?
