    The Pulse: June 2026 Greater Vancouver and Fraser Valley

    Concrete returns, but buyer urgency lags. May brought the first concrete presale launch of 2026, but buyer urgency has yet to follow. Absorption remained well below historical averages, resale inventory stayed elevated, and apartment product continued to lag across both Greater Vancouver and the Fraser Valley. While affordability is improving and detached housing is showing relative strength, confidence remains the missing piece. On the rental side, supply continues to build. Four projects completed in May, with an even larger wave of new inventory expected in June, including the first completed tower at Sen̓áḵw.
