    Before You Dig: Earthworks, Geotech & Stripping Plans

    You want me to strip what? Some of the biggest financial risks on a construction project happen before the building ever gets out of the ground. In Episode 46 of What the RFI?, Matt Brennan digs into earthworks, geotechnical reports, test holes, stripping plans, and the steps architects and owners can take to reduce the risk of costly surprises underground. Because a $100,000 earthworks budget can turn into $1 million in extras remarkably quickly when actual site conditions don’t match what everyone expected. In this episode, we cover who should retain the geotechnical engineer, why a couple of test holes may not tell the whole story, when additional targeted testing makes sense, and how the civil engineer can turn geotechnical information into a stripping plan contractors can actually price. We also get into one of the most important parts of earthworks tendering: establishing unit rates before construction begins. And when excavation still goes sideways?     Why Construction Projects Fall Apart Before Occupancy

    You have 24 months to build a school… yet somehow every deficiency, training session, closeout document, hardware adjustment and commissioning issue seems to appear in the final two weeks before occupancy.     Construction Meeting Notes: How to Run Better Site Meetings

    Meeting notes are one of the most important records on a construction project, but what should actually go into them, who should run the meeting, and how detailed do they really need to be? In Episode 43 of What the RFI?, we continue our three-part series on construction meetings with a practical walkthrough of how I prepare for, run, document, and follow up on site meetings as part of the Construction Administration process. We cover construction meeting notes vs. meeting minutes, preparing a site meeting agenda, tracking attendance and action items, reviewing the construction schedule, and working through RFIs, submittals, change orders, pricing items, and consultant coordination. I also walk through my own meeting notes workflow, from preparing and distributing the agenda before the meeting to taking notes live and assigning clear responsibility for follow-up items. We talk about how to keep construction meetings to 30 to 60 minutes, when to sidebar discussions that are going nowhere, and why I block time immediately after a meeting to clean up the notes, complete my own action items, and distribute the meeting record while everything is still fresh.
