What Vampires Can Teach Us About Property Investment, Wealth, and Intergenerational Advantage

What if the secret to becoming wealthy wasn't being smarter than everyone else?   What if it wasn't timing the market, picking the next hot suburb, or finding some clever tax loophole?   What if the real secret was simply living long enough to let good assets quietly compound in the background?   Now, I know that sounds strange, but in a recent article in The New Daily, Simon Kuestenmacher used a fascinating idea he called "vampire economics."   His argument was that if vampires existed, they should be incredibly wealthy.   After all, they don't retire. They don't have a 30-year investment horizon.   They don't panic because interest rates rise for a year or two.   They don't sell a good asset because the media tells them the market is about to crash.   They can buy scarce assets, hold them for centuries, and let time do the heavy lifting.   Of course, you and I don't have 400 years to invest. But there's a powerful lesson here for property investors, business owners, families and policymakers.   In today's episode Simon Kuestenmacher and I discuss the idea of "vampire economics" and what it teaches us about building wealth over time.   Takeaways    • Wealth grows fastest when you let strong assets compound over many years. • Long-term investors ignore short-term noise and make calmer decisions. • Scarce assets in desirable locations usually outperform flashy speculative bets. • Property works best when population growth keeps underlying demand rising. • Income alone does not create wealth unless it is converted into assets. • Delaying gratification gives compounding more time to do the heavy lifting. • Family wealth lasts longer when children learn money habits early. • The bank of mum and dad can significantly reduce lifetime mortgage costs. • Overly fast decisions often destroy the benefits of patient investing. • Passing on financial wisdom matters as much as passing on money.   About Simon Kuestenmacher   Simon Kuestenmacher is co-founder and Director – The Demographics Group.   Simon is a prolific media commentator on demographic and data matters and a columnist for The New Daily and The Australian newspapers.     He ranks as one of the world's Top 10 influencers in data visualisation. The immigration debate Australia is getting wrong

Migration has become one of the most emotional and divisive topics in Australia.   And that's understandable.   Many Australians are struggling with higher rents, housing shortages, congestion, pressure on services, and a feeling that population growth has run ahead of planning.   Interestingly, in his recent article in The New Daily, Simon Kuestenmacher argued that Australia should offer more permanent visas, not fewer.   And when people hear someone say Australia should offer more permanent visas, not fewer, their first reaction may be disbelief.   But Simon was not arguing for careless population growth. He's arguing that Australia is having the wrong migration debate.   Instead of only asking whether we should have more migrants or fewer migrants, Simon believes we should be asking what kind of migration system Australia needs.   Do we want a revolving door of temporary workers, international students and short-term visa holders?   Or do we want to be more deliberate about choosing future Australians, training them well, giving them certainty, and allowing them to put down roots?   In today's episode, I'm speaking with Simon Kuestenmacher about why Australia needs a settlement policy, not just a migration debate.   Takeaways    • Australia's migration debate should focus on settlement outcomes, not simply headcounts. • Temporary visas create churn, making social integration harder for communities and employers. • Permanent migrants are more likely to buy homes, start families, and invest locally. • International students support education exports while filling future-skilled labour pipelines. • Visa settings should align student enrolments with forecast shortages in key occupations. • Better English standards improve university quality and strengthen workplace participation. • A clearer pathway to permanence encourages migrants to commit to Australia long term. • Backpacker visas support seasonal industries that struggle to find local workers. • Reducing student numbers cuts revenue, which can force higher taxes elsewhere. • Australia needs managed migration that protects social licence and public confidence.   About Simon Kuestenmacher   Simon Kuestenmacher is co-founder and Director of The Demographics Group.   Simon is a prolific media commentator on demographic and data matters and a columnist for The New Daily and The Australian newspapers.     He ranks as one of the world's Top 10 influencers in data visualisation. 3. Do Australians really want more affordable housing?

    23. Juni

Do Australians really want more affordable housing?

Housing affordability is one of the biggest issues in Australia today, but I'm not sure we're all talking about the same thing when we use that phrase.   For some people, affordability means lower house prices.   For others, it means being able to save a deposit, qualify for a loan, manage repayments, or simply have enough money left over after housing costs to live a decent life.   And there's another uncomfortable truth: many Australians say they want housing to be more affordable, but they also want the value of their own home or investment property to keep rising.   That tension sits at the heart of today's discussion, and at the end of today's show, you'll have a better understanding of what all this means to you.   In today's show, Simon Kuestenmacher and I talk about why housing affordability is far more complex than a simple slogan.   Takeaways  • Housing affordability depends on deposits, repayments, and leftover household cash. • Price-to-income ratios miss the impact of interest rates and borrowing buffers. • Late first-home buying forces families straight into bigger, more expensive homes. • Saving deposits takes years, making unexpected setbacks far more damaging. • Bank lending rules can block buyers even when repayments seem manageable. • Interest rate rises reduce borrowing power without changing dwelling prices. • Residual income reveals whether families can still live comfortably after housing costs. • First-home buyer grants often inflate prices instead of improving affordability. • Bank of Mum and Dad support widens the gap between households. • Supply shortages and slow approvals keep housing pressure in the market. 4. Halving Income Tax: Is It Actually Possible? The Demographics Say Yes

    16. Juni

Halving Income Tax: Is It Actually Possible? The Demographics Say Yes

Picture Budget night in Canberra. Every minister walks through the Treasurer's door with a worthy cause and an outstretched hand.   Defence wants submarines. Health wants hospitals. Aged care wants more staff. Housing wants subsidies. Education wants teachers.    Everyone has a reason - and the Treasurer has to find the money.   So where does the money actually come from? For decades, the answer has been the same place: your payslip.   More than half of all federal government revenue comes from personal income tax.   And as Australia ages - as the ratio of workers to retirees keeps shrinking - the pressure on that same narrow tax base is only going to intensify. Fewer workers paying in, more retirees drawing out, and a government that sold off its cash-generating assets back in the 1990s and never replaced the income stream.   In this episode, Simon Kuestenmacher and I speak about the challenges of Australia's tax system.   We explore how the reliance on income tax impacts economic sustainability and demographic trends.   Simon explains the concept of bracket creep and its effect on workers' income.   We discuss the need to shift tax focus from income to wealth and resources.   Join us as we uncover insights to navigate Australia's fiscal future.   Takeaways  • Australia's income tax reliance strains economic sustainability amid demographic shifts. • Bracket creep invisibly increases tax burdens without adjusting for inflation. • Privatisation impacts government revenue and public service funding. • Shifting tax focus to wealth and resources can enhance fairness. • Aging demographics increase healthcare and pension costs, affecting the tax base. • Migration influences income tax reliance and economic growth. • Young economists advocate for taxing wealth over work for equity. • Government assets need to generate income to support public services. • Tax reforms must balance supporting key sectors and encouraging investment. • Demographic insights guide strategic fiscal planning for future challenges. 5. Australia's Missing Trillions: Why the Lucky Country Needs a Plan

    9. Juni

Australia's Missing Trillions: Why the Lucky Country Needs a Plan

Australia has been extraordinarily fortunate.   We have iron ore, coal, gas, lithium, critical minerals, agricultural capacity, world-class cities, proximity to Asia and a political system that, for all its faults, is still stable by global standards.   But being lucky and being prepared are not the same thing.   For decades, Australia has generated enormous wealth from resources, migration, housing, education and trade.   Yet the question we need to ask is whether we have used that wealth wisely.   Because, as Simon Kuestenmacher argues, Australia is facing three pressures at once: a more volatile global economy, rising internal inequality and technological disruption from AI and robotics.   Individually, each of those challenges is manageable.   Together, they could reshape the Australian economy and put even more pressure on the middle class.   And that matters because Australia's middle class has always been more than an income group.   It has been part of our national identity.   The idea that if you worked hard, bought a home, raised a family and saved steadily, you could build a secure future.   But that promise is starting to feel less certain for many Australians.   So, in this episode, Simon Kuestenmacher and I discussed Australia's economic future.   We explore how a sovereign wealth fund could transform our resource management.   Simon explains the importance of long-term planning in economic policy.   We discuss the potential of rare earths as future wealth generators.   Join us as we uncover strategies for sustainable economic growth.   Takeaways  • Sovereign wealth funds can stabilise economies by managing resource revenues effectively. • Australia's Future Fund differs from Norway's model in resource linkage. • Proper taxation of resources can enhance national wealth and sustainability. • Rare earths offer significant potential for future economic growth. • Bipartisan support is crucial for successful resource management policies. • Long-term investments can benefit future generations and stabilise the economy. • Demographic trends demand sustainable revenue sources for economic stability. • Political cooperation is needed to secure Australia's economic future. • Strategic resource management can unlock trillions in value. • A well-managed sovereign wealth fund reduces reliance on volatile markets. Why Every Age Group Will Face a Different Money Problem in the 2030s

Australia loves a good generational argument.   Boomers had it easy. Millennials can't get ahead. Gen X has been forgotten. Gen Z has been handed the worst starting point.   But what if that whole debate is too simplistic?   In today's show, Simon Kuestenmacher talks about the very different money problems each generation will face in the 2030s, and why the real divide in Australia may no longer be young versus old, but asset owners versus everyone else.   We explore how demographic shifts are redefining wealth distribution, focusing on asset ownership rather than age.   Simon and I discuss the unique pressures each generation faces, from healthcare costs to housing market dynamics.   We delve into the implications of intergenerational wealth transfer and its impact on economic inequality.   Join us as we provide insights to help you navigate the evolving financial landscape and make informed decisions.   Takeaways  • Generational wealth divides are shifting from age-based to asset-based distinctions. • Pre-boomers face unique financial challenges due to healthcare costs and limited income. • Baby boomers worry about retirement security despite being asset-rich. • Gen X is pressured by financial responsibilities to both children and aging parents. • Millennials struggle with homeownership and economic stability despite high education levels. • Gen Z faces pessimism due to high debt and uncertain job prospects. • Gen Alpha's future is shaped by their parents' financial stress and societal changes. • Asset ownership is becoming a more significant factor than age in wealth distribution. • Strategic planning is crucial for navigating demographic and economic shifts. • Policymakers must address the growing divide between asset owners and non-owners.
