Episode 237 - Practice Before the Call, Not After It | Neha Gupta

Neha Gupta got so excited about her product on a sales call that she did every bit of the talking. Then it ended and she realized she had no idea who she'd just spoken to or what their problem was. That warm lead said "we'll get back to you" and never did. That call is why she built Breakthrough, an AI role play platform where reps can be bad at their job in private instead of on your actual customers. Drewbie and Neha get into why salespeople hate role play so much. It's awkward. You get pulled up in front of the room, paired with a coworker who's more interested in hitting you with 19 objections and making you look stupid than actually helping. Or you get paired up and just... talk about the role play instead of doing it. The part that surprised Neha most? It wasn't the new reps who got the biggest lift. A woman with 30 years of client-facing work told her a couple of role plays helped her finesse something she'd never figured out on her own. Nobody coaches you at that level. You just stop learning. They also get into audio versus video avatars (the creepy forehead problem), why 11 hand-tuned personas beat a prompt you type yourself, and how the AI actually gets angrier when you keep saying the wrong things… and calms down when you start showing empathy. If you've been doing this 10, 20, 30 years and you know there's a spot where you keep falling off the process, this one's for you. In This Episode You'll Learn ➣ Why practicing on live customers is the most expensive place to make your mistakes  The two ways companies run role play, and why both of them fail for the same reason ➣ Why Breakthrough is audio-only, and what video avatars do to your attention during practice ➣ How a role play persona escalates when you miss and de-escalates when you handle the pushback right ➣ Why a generic AI chatbot is the wrong practice partner (it's built to be nice to you, and buyers aren't) ➣ What a 30-year veteran got out of two role plays that no manager had given her ➣ How to spot the unconscious competence gaps that show up after years in the game Find Neha - Website: https://joinbreakthrough.ai/ - LinkedIn: https://www.linkedin.com/in/nehagupta/  Call The Damn Leads "By sales professionals, for sales professionals - Tales of your wildest sales stories and tactics to succeed in your sales career across various industries." Episode 236 - The Seller Lived Next Door | Sarah Hutchins

Sarah Hutchins had a deal last year where the seller was her next-door neighbor. Dual agency, as-is sale, and a buyer who kept coming back for concessions on a property she already knew better than anybody. Try sleeping on that one. She got into real estate sideways. In 2019 she was pregnant with her third kid and going through a divorce at the same time. She wanted something that got her out of the house and used a different part of her brain, so she answered an ad managing transactions for a real estate team. Her background was education. She knew nothing about real estate. Two years later a friend told her she was already doing every step of the job anyway, so she might as well go get licensed. Then she moved. Arlington, Massachusetts to Kennett Square, Pennsylvania, which wiped out the whole "call your mom, your auntie, your hair lady" list they hand you when you start out. What do you do when the phone book you were told to work doesn't exist yet? She rebuilt it the slow way. Community events, her kids' school, showing up over and over until people said hey, I know who you are. We got into what she tells clients when the wheels start wobbling, and real estate might be the most unpredictable industry there is for wheels wobbling. Her line is a puzzle. We don't know where the pieces go yet, and by the end we're going to have it together. If you know somebody in the middle of a big transition right now, send them this one. You don't have to make a thing out of it. Just say you heard it and thought of them. In This Episode You'll Learn - How Sarah navigated her first dual-agency deal when the seller was her next-door neighbor, and why the buyer's side turned out to be the harder half - Why she laid out the as-is terms with the seller up front, and what that did for her when concession requests started coming in - The path from managing transactions for a team, to getting licensed, to going out on her own about a year later - What she actually did to get known in a town where she had no sphere of influence yet - The puzzle line she uses in a first meeting so clients have a picture in their head before anything goes sideways - Why "put your phone down and stop looking at Instagram" is a real conversation she has with clients mid-transaction - What she goes back to when a transition gets heavy, and the beginning-middle-end reminder she keeps in her pocket Memorable Quotes > "If you don't have people's trust, like forget it, right? They're not gonna wanna work with you." Sarah Hutchins > "Sometimes taking the first step is the hardest… your gut doesn't usually lead you astray." Sarah Hutchins > "Even if it's the wrong way, you're always gonna end up where you need to be in the end. No matter how many twists or how many turns you're gonna take." Sarah Hutchins > "I almost explained to them as it being a puzzle. We're not sure where all the pieces go now, but at the end we're gonna figure it out and we're gonna have all the pieces put together." Sarah Hutchins > "That's the game right there. Just tell people to call the damn leads." Drewbie Wilson Find Sarah - Instagram: @sarah.hutchins.realtor - Email: sarah.hutchins@foxroach.com - Phone: 302-584-4460 Call The Damn Leads "By sales professionals, for sales professionals — Tales of your wildest sales stories and tactics to succeed in your sales career across various industries." Episode 235 - The Blown Up House And The Skills Nobody Teaches You | Jennifer Dechaine

A gas leak blew half a duplex apart down the street from Jennifer Dechaine's model home in Alberta. Nobody got hurt, which is the lucky part. Then health and safety and insurance made her look at the charred thing for six weeks while she was trying to sell houses on full commission. Every person who walked into her model home asked about it. Her competition was telling buyers to go ask her. So she owned it. "Yeah, it's my house." And then she'd point at the half that was still standing and walk them through party wall construction, because delaying and containing fire is exactly what that wall is built to do. She was the top selling salesperson in that whole community with a burned out house in her window. Jennifer fell into sales the way a lot of us do. She was a teacher, finishing her Ed degree, buying a new construction home, and the builder looked at her and said you're a sharp lady, come work for me. She spent the first few years too embarrassed to call herself a salesperson, back when the boys would pat her on the head for caring about her customers. Then we get into the thing she's genuinely fired up about. Real estate has a skills gap it keeps calling a character problem. New reps get handed the keys to a half million dollar property and the FIO principle: figure it out. When they don't, the industry tells them they're not tough enough to cut it, which is a personal verdict with no training attached to it… and then everybody wonders where all the sales talent went. Her fix is simple and it's the whole reason this conversation matters. Confidence, coachability, resilience, ownership. Those are skills. You can build them, and Jennifer has spent her post-corporate life building them with sales pros. In This Episode You'll Learn - How to sell through a situation you can't control by naming it out loud before your competition does - Why the longer someone's been in real estate, the more call reluctance they tend to carry - What actually changed: consumers have more information than ever and less confidence than ever, and what that means for your job - Where confidence comes from now that product knowledge stopped being the moat, and how to build it from self trust and your network instead - Why gifted problem solving is the part of sales AI can't take, and why Jennifer thinks this is our moment - The FIO principle, and how "you're not tough enough" washes good people out of the industry with nothing to fix - How to stop grading new sales talent on character flaws and start training the same things as skills Memorable Quotes "Challenges in sales, they break you or they make you." Jennifer Dechaine "This is what great construction looks like when bad shit happens." Jennifer Dechaine "My confidence stems in the fact that I am well resourced, I can use AI and Google and I have access to industry professionals. If there's something that I don't know, it doesn't matter, I'll figure it out." Jennifer Dechaine "If you have cut it in the sales world, you are a gifted problem solver. Hard stop." Jennifer Dechaine "Instead of treating these things like character flaws, we need to treat them like skills, because they are skills." Jennifer Dechaine "At its heart, sales is service. Episode 234 - The 90-Day Wonder and Why People Buy From You | Roy Cammarano

Roy Cammarano sold a guy a quarter page ad in a weekly business newspaper. Before the ad, that guy was moving one or two copiers a month. During the campaign, 11 and 12. Then he canceled it because every customer walking in told him they'd seen the ad in the daily paper... a paper he never advertised in. His sales dropped right back to two. Five weeks later he called Roy back begging for the ad. Roy sold him a junior page at more than double the price for twice the run. That story is the whole episode in miniature. Roy has been selling since newspapers were the medium, and he built a technique he calls the 90-day wonder: walk into the decision maker and ask what exactly you'd have to do over the next 90 days to earn their business. Then do 100% of it. Then come back and ask them to honor what they said. We got into where AI actually helps a salesperson (information, fast) and where it falls flat on its face. Roy studied NLP early in his career, so he breaks down how people take in information and why matching how someone communicates with you is the fastest rapport you'll ever build. He also gave the four things that motivate every buyer you'll ever sit across from. Two come from outside a person, two come from inside. Roy's take on which ones matter is worth the listen by itself. In This Episode You'll Learn - The exact question Roy asks a decision maker to build a 90-day plan they wrote themselves - Why the obligation you create by doing what you said is stronger than any close - Roy's four-step order for every sale: rapport, credibility, jurisdiction, trust - Where AI belongs in your process (organizing data, associative credibility) and the one thing it can't touch - The Platinum Rule, and how to read whether someone is visual, auditory, kinesthetic or auditory digital - The difference between the activity of sales and the accomplishment of sales, and why only one pays - The four motivators behind every buying decision: pride, fear, imitation, gain  Memorable Quotes > "If in the next 90 days I wanted to get your business, tell me exactly what I would have to do." Roy Cammarano > "So if you can get their head involved, get their heart involved, they'll reach for their pocketbook, but then they trust you." Roy Cammarano > "Listen to learn, not listen to respond." Roy Cammarano > "People aren't ready to make every decision in real time, but people are ready to make a decision in their time." Roy Cammarano > "There's a big difference in sales between the activity of sales and the accomplishment of sales." Roy Cammarano > "If it grows from the inside, it's gonna be great. And if it gets hit by the outside, it's gonna fall apart." Roy Cammarano Find Roy Company Name & Social Media Links: Entrepreneurial Development Group (EDG) Website: https://roycammarano.com/ LinkedIn: https://www.linkedin.com/in/roycammarano/ Additional Social Links: https://www.instagram.com/roycammarano_/ Call The Damn Leads "By sales professionals, for sales professionals — Tales of your wildest sales stories and tactics to succeed in your sales career across various industries." Episode 233 - Look For The Invisible | Sheldon Wolf

Sheldon Wolf got into real estate in 1989 as a 19-year-old kid. By 25 he was a multimillionaire, buying land developments. And the thing he keeps circling back to isn't the money; it's that he saw things other people flat out told him were stupid. He's built a career on that. Companies pay him millions to walk in when they're bleeding, find the problem, and fix it. His line for his own gravestone: Turned problems into profit. The 90-10 split runs through this whole conversation. 10% of agents make 90% of the money. Sheldon says the same math shows up in venture capital, in corporations, in every business he's touched. And the mistake almost everybody makes is chasing more bodies instead of fixing the 90. He walks through IntelliTary, the company he built backwards from an investor's seat instead of a founder's. Best Western doesn't own the hotels; it brings customers to the front desk. That's the model, applied to real estate agents who aren't performing. The part worth writing down… every hugely successful person he's ever met believed in something everyone else called ridiculous. Uber. Airbnb. Get in a car with a stranger and sleep in a stranger's house. Somebody said no one will go for that. If you're in sales and you're wondering why the guy you least expected is suddenly crushing it, this one answers that. In This Episode You'll Learn - Why the people who become hugely successful and then fail almost always stopped following their own formula - Sheldon's read on the 90-10 split, and why it holds at the agent level, the corporate level, and inside venture capital - What it means to build a company backwards from an investor's criteria instead of forward from a founder's idea - Why companies pay $3 million to fix a problem, and why that's cheap - How to stack revenue verticals off a customer you already paid to acquire, taking $60 to $600 or $1,600 - Why getting called stupid for your approach is a signal to keep pushing - Drewbie's input/output math on dials, and why 100 calls is the whole job Memorable Quotes "On my gravestone, it'll say turned problems into profit." Sheldon Wolf "The more people call your idea stupid and your approach stupid because it's different, the more I'm hearing keep pushing." Sheldon Wolf "Why call a plumber if you don't have a leak? Why call a roofer if your roof's not leaking?" Sheldon Wolf "Most people who are hugely successful see the invisible. That's why we get called stupid, is because other people can't see what we're seeing, but we see it crystal clear." Sheldon Wolf "Don't butcher a cow if you're just looking for one steak." Sheldon Wolf "When you can solve a problem for somebody, they will pay you based on the size of the problem that you're solving." Drewbie Wilson "I'm not much for bingo. I don't play bingo and I'd never make a good Walmart greeter." Sheldon Wolf Find Sheldon - LinkedIn: https://www.linkedin.com/in/sheldon-wolf-95011520/ - Email: sheldon@intellitary.com - Website: https://sheldonwolf.com/ Call The Damn Leads "By sales professionals, for sales professionals—Tales of your wildest sales stories and tactics to succeed in your sales career across various industries." Episode 232 – Why Human Connection Still Wins in Sales Over AI | Jake Shannon

In Episode 232, Drewbie Wilson sits down with entrepreneur and business coach Jake Shannon to talk about one of the biggest challenges facing sales professionals today: call reluctance. Jake shares the story of his first sales job in 1997, when he was handed a phone, a list of names, and told to make 150–200 calls a day. That early experience taught him resilience, toughness, and the importance of simply picking up the phone. The conversation dives into why some of the hardest prospects can eventually become great clients, how follow-up can turn an enemy into a customer, and why salespeople need to embrace communication instead of hiding behind technology. Drewbie and Jake also discuss AI, digital marketing, vanity metrics, and the importance of human connection in sales. Jake argues that while technology can support the sales process, people still buy from people. They also explore business ownership, the value of acquiring an existing business, building the right team, and why sales professionals should focus on revenue that creates real profit rather than chasing impressive top-line numbers.     What You'll Learn Why call reluctance has become such a major obstacle for sales professionals. How making hundreds of cold calls helped Jake develop resilience. Why your toughest prospects can sometimes become your best clients. How follow-up can completely change a sales relationship. Why communication remains one of the most valuable skills in sales. The danger of relying on vanity metrics instead of revenue and qualified leads. Why human connection still matters in an increasingly AI-driven sales environment. How the objections you make when buying can become the objections you face when selling. Why Jake recommends considering business acquisition instead of starting from scratch. How sales and marketing can help build a more valuable business.     Key Takeaways Call reluctance is real, but it has to be overcome. Jake's early sales career required 150–200 calls a day. The experience taught him that sales success requires resilience and a willingness to have conversations. Your hardest prospect could become your best customer. Jake tells the story of a former online critic who eventually became a $1,000 client after consistent follow-up and nurturing. You sell how you buy. Jake explains the concept that the excuses you make as a buyer often become the same objections you encounter when you're selling. Technology doesn't replace relationships. AI, automation, and digital marketing can support sales, but Jake believes the human touch remains critical because people ultimately buy from people. Revenue isn't the whole story. Chasing bigger numbers can create a business that looks successful but isn't profitable. Business owners need to understand what actually remains after expenses. Build for where you're going. Jake recommends creating an organizational chart based on the business you want to build, then working backward to determine the people and systems needed to get there.   🔗 Connect with Jake Shannon Facebook: https://www.facebook.com/ScientificWrestling LinkedIn: https://www.linkedin.com/in/jake-shannon/ Instagram: https://www.instagram.com/scientificwrestling/ Website: https://no1coaching.com/     Call The Damn Leads "By sales professionals, for sales professionals — Tales of your wildest sales stories and tactics to succeed in your sales career across various industries." Episode 230 – Creative Marketing That Actually Drives Sales | Sawsan Hamawandy

In Episode 230 of Call The Damn Leads, Drewbie sits down with demand generation expert Sawsan Hamawandy for a high-energy conversation about what actually works in modern marketing — and why most companies are getting it wrong. Sawsan shares her journey from accidentally landing in sales straight out of university to becoming a marketing leader focused on one thing: driving real pipeline, not vanity metrics. From cold calling with zero tools to building campaigns that generate meetings with top-tier companies, she breaks down the lessons learned the hard way — rejection, resilience, and figuring it out in real time. The conversation dives deep into the disconnect between sales and marketing, why separate KPIs create friction, and how aligning both teams under shared goals can completely transform results. Sawsan also unpacks the power of creativity in outreach — from emoji subject lines to unconventional campaigns — and why taking calculated risks in marketing is no longer optional if you want to stand out. If you've ever felt like your marketing isn't converting, your sales team is frustrated, or your outreach is getting ignored, this episode will challenge you to think differently and take action. Key Takeaways ✅Why starting in sales builds a stronger marketing foundation ✅How rejection early in your career creates long-term resilience ✅The importance of building trust before selling anything ✅Why sales and marketing must share the same KPIs ✅How misalignment between teams kills revenue growth ✅The power of using real buyer conversations to shape marketing ✅Why simple, creative outreach often outperforms polished campaigns ✅How humor and personalization increase response rates ✅The risks of over-automating with AI in outreach ✅Why testing bold ideas is essential to standing out in today's market   Memorable Quotes "Say something impactful in a short space of time." – Sawsan Hamawandy "You have to get people to buy into you first." – Sawsan Hamawandy "Marketing should come from sales conversations." – Sawsan Hamawandy "You're selling to people, not systems." – Sawsan Hamawandy "If you don't try something different, you'll get left behind." – Sawsan Hamawandy   Connect with Sawsan Hamawandy LinkedIn: https://www.linkedin.com/ (search Sawsan Hamawandy)   Call The Damn Leads "By sales professionals, for sales professionals - Tales of your wildest sales stories and tactics to succeed in your sales career across various industries."   Join Drewbie Wilson, a sales veteran with over 20 years of experience, as he brings you insider stories, humor, and actionable strategies to excel in your sales journey.   Your weekly dose of: ✅Wild Sales Stories: Engaging tales of real-life sales adventures. ✅Proven Tactics: Actionable strategies to boost your sales game. ✅Humor: A fun and energetic perspective on the world of sales. ✅Expert Insights: Learn from seasoned professionals in various industries.   Don't miss out on the insights, humor, and strategies that can take your sales career to new heights.
