D&C Ep 16 - AI won't take your job, someone using it will: bots, compliance and a VA condo deal (with Ed Parcaut)

Send us Fan Mail "AI's not gonna take your job. Somebody who uses AI is gonna take a job." In this episode, Jason Piske, CEO founder of House Owl, talks with Ed Parcaut, a California lender working in VA loans and reverse mortgages, podcast and radio host, and founder of Big Hangry Media. Ed walks through how he runs a crew of AI bots, including a compliance bot that checks his posts and videos and cites where numbers came from, like Housing Wire, so he isn't putting out claims he can't back up. Jason admits he started out at "absolutely not" on AI. After their first conversation, he spent the weekend building bots of his own. They talk about AI avatars versus showing your real face, why disclosing AI use matters, and why Ed keeps a wall between his bots and consumer mortgage data. On the disclosure side, Jason shares a file from his own review work: a roughly thirty thousand dollar special assessment tied to California's balcony law on a condo a VA buyer was trying to get into. The deal fell apart. Ed adds how VA handles pest reports with the short form, and why license numbers and AI use belong in agent marketing. You'll learn: ·         Why a special assessment in condo documents can matter more on a VA loan ·         How Ed uses a compliance bot to check sources before content goes out ·         Why showing your real face, and disclosing AI use, can matter for trust ·         How to keep AI tools away from sensitive consumer data ·         Why AI-written listing copy often reads like AI, and how to train it to sound like you ·         How using outside tools can keep AI costs down Hosts and guests share their own experiences. D&C Ep 15 - The garage that wasn't storage: tenants, unpermitted units and a surprise short sale (with Yvette Fragoza)

Send us Fan Mail The disclosures said the garage was rented out as storage. It was locked at every visit, even at inspections. There was a tenant living inside. In this episode, Jason Piske, CEO founder of House Owl, talks with California agent Yvette Fragoza of Bay to Valley about Oakland transactions where what was on paper didn't match what was on the property. After closing, the garage tenant gave Yvette's buyer a figure to move out, around seven grand. When the buyer showed up with it, the answer changed: "No, I need double." Yvette also shares a deal that was supposed to close in two weeks, until the escrow officer called the Monday before closing: "I'm pretty sure this is a short sale." It closed in May, five months later. After keys, a second sewer lateral turned up, tied to a basement bathroom someone had added. Then there's a current file with a garage converted without permits and tenants in a back unit, where code enforcement got involved after a complaint. You'll learn ·         Why a locked, "storage only" space is a question to raise before closing, not after ·         How strict local tenant protections, like Oakland's, can stretch a move-out and a buyout ·         What happens to timelines and rate locks when a short sale isn't mentioned up front ·         How sewer lateral and sidewalk compliance requirements can grow after an unpermitted addition ·         Why an assumable low-rate FHA loan can keep a buyer in a difficult deal ·         Yvette's take on today's more balanced market, rates and ARMs Hosts and guests share their own experiences. Episode 14 - Reading the Title Report: What Agents Gloss Over (with Ryan Lipsey and Haylie Collier)

Send us Fan Mail A 1911 notation sitting on the wrong property. A child support lien from 1989 that was paid but never released. A neighbor who swears your client's driveway easement doesn't exist. These are real title report surprises, and every one of them can stall a California escrow days before closing. On this episode of Disclosures & Consequences, Jason Piske, CEO founder of House Owl, sits down with Ryan Lipsey (Senior Account Manager) and Haylie Collier (Sales Executive) of Ticor Title. Ryan says he has 26 years in the business, and together they break down what real estate agents gloss over on the preliminary title report, and what it costs them later. You'll learn: • Why the prelim is "the roadmap to a smooth closing," and what to read line by line • How solar UCC filings can hold up a closing for weeks • Why some liens follow the person, not the property, and how a statement of information at listing can catch them early • What happens with old CC&Rs, buyback clauses and easements nobody remembers • Why, as the guests put it, "there are no vanilla deals right now" If you're a California Realtor, broker, TC or escrow pro, this is the episode to hear before your next listing appointment. Episode 13 - Interview with Chris Lengquist

Send us Fan Mail Most disclosure problems are not bold lies - they are tiny omissions, sloppy assumptions, and documents nobody actually reads. Jason Piske and realtor, broker, and former private investigator Chris Lengquist show why that combination can turn a deal into a disaster, and how the best agents catch the red flags before they become lawsuits. Chris brings a rare investigative mindset to real estate, explaining how years of private-investigator work trained him to hear what is not being said, read between the lines, and spot the trail that sellers, agents, and even homeowners miss. That instinct carries straight into disclosures, inspections, and negotiations, where the difference between "nothing noted" and real due diligence can mean everything. You'll discover why the smallest details matter more than dramatic ones, how "trust but verify" applies to seller disclosures, and why talking to neighbors, bumping into tenants, and checking the roof, mechanicals, and foundation often reveals more than a glossy listing ever will. Jason and Chris also break down the real-world limits of agent responsibility in California, Kansas, Missouri, and Arizona, including why some states require agents to disclose what they know and others hold them to what they should have known. We break down unforgettable examples: a crushed drain line hidden under a slab, a concealed gray-water setup that became a health hazard, a condo disclosure packed with obvious errors, and HOA and reserve issues that can quietly wreck a buyer's financing. If you work in real estate, invest in property, or are about to sign a stack of papers with your life savings on the line, this conversation shows why reading the documents is not optional. Chris also shares why he teaches through storytelling, how his crime fiction is rooted in the collision of investigation and real estate, and why buyers should always interview more than one agent instead of assuming every license means the same level of skill. The result is a sharp, practical episode that will make you see disclosures, inspections, and agent diligence in a completely different way. Perfect for buyers, sellers, agents, investors, and anyone who wants to avoid the expensive surprise hiding in plain sight. Chris Lengquist is a realtor and broker working in Kansas and Missouri, with a background as a private investigator that gives him a forensic eye for disclosures and risk. https://chrislengquist.com https://calbrinkfiles.com https://realestatewriter.substack.com Support the show

Episode 12 - Bryan Thompson - Trust Attorney

Send us Fan Mail Probate and trust sales can turn a routine closing into a legal, emotional, timeline-driven mess fast. Trust attorney Brian Thompson breaks down the hidden rules real estate agents need to know before they get stuck in a deal with court confirmation, family conflict, or a buyer who expects a 10-day close. If you work listings, represent buyers, or ever find yourself staring at a trust or probate file and wondering what happens next, this conversation gives you the roadmap. Jason Piske and Brian get into the real-world problems agents run into when the seller is a personal representative instead of a traditional owner - and why these transactions require a very different level of care. You'll discover: Why probate and trust sales often take weeks or months longer than standard escrowsHow limited authority and full authority change the entire transaction timelineWhat the notice of proposed action is, and why the 15-day window mattersWhy a probate referee's appraisal can be challenged when the market has shiftedHow cash for keys, court confirmation, and 10% deposits can make or break a dealBrian also shares a memorable nightmare scenario where a buyer was ready to close, the deed had already been recorded, and someone was still living in the house. It becomes a practical lesson in problem-solving, negotiation, and knowing when to bring in the right resources before the whole transaction falls apart. This episode also covers a crucial blind spot for agents: disclosures. When a home is tied to an estate, there may be deaths in the property, unpermitted work, or missing information that heirs simply don't know. Jason and Brian explain why that makes careful review even more important, and why trying to hide problems only creates bigger consequences later. Brian Thompson is a trust and estates attorney in San Francisco who regularly handles probate and trust real estate matters. He works closely with agents, courts, and families to navigate the legal and practical complications that come with inherited property sales. Essential listening if you want to handle probate and trust deals with more confidence, protect your clients, and avoid the costly mistakes that can derail a sale at the finish line. www.RodOfIronLawFirm.com www,HouseOwl.com Support the show

Episode 11 - Interview with Lenka Ilic

Send us Fan Mail Most New York apartment renovation deals go sideways before demo starts - because owners are sold on “design build” when the law requires something very different. Architect Lenka Ilic breaks down why that buzzword can hide missing disclosures, one-sided contracts, and serious risk for anyone planning a renovation in NYC. Jason Piske and Lenka unpack the real difference between professional design services, contracting services, and interior design - and why combining them into one “one-stop shop” can leave owners without an independent advocate when budgets, scope, and change orders start to spiral. Lenka explains why New York State treats residential design build differently, how misleading advertising creates confusion, and why hiring an architect first is often the safest order of operations. You'll discover: What “design build” actually means, and why it is not the same as hiring an architectWhy residential design build advertising is a problem in New York StateHow an independent architect protects owners during scope, bidding, and construction administrationWhy start dates, completion dates, and change order language matter more than most buyers realizeHow owners get trapped by contractor pricing before drawings existWhy a seemingly small project can trigger major cost overruns, delays, and code issuesLenka shares real-world examples from Manhattan and Brooklyn, including how an under-$12,000 powder room detail turned into a surprise change order issue and why older NYC buildings make renovation pricing far more complex than most people expect. Jason also draws a sharp comparison to real estate disclosure rules, making this episode especially relevant if you work in property, development, design, or sales. If you are planning a kitchen, bathroom, or apartment renovation in New York City, this conversation could save you money, time, and a whole lot of regret.
