    In this episode, I'm joined by Hilary Agg, Head of Business Services at Unseen, a UK charity working to end modern slavery and exploitation. Alongside supporting survivors and operating the UK's Modern Slavery & Exploitation Helpline, Unseen works with businesses, public bodies and communities to improve awareness, strengthen responses and help prevent exploitation. Many of us still associate the term slavery with an horrific practice that ended almost two centuries ago. But, sadly it is far from being an historic issue. Reports to Unseen's Modern Slavery & Exploitation Helpline reached a record high in 2025, with almost 3,000 cases identified across the UK. Those working in housing, lettings and property management are often well placed to recognise the signs of exploitation and help protect some of the most vulnerable people in our communities. We cover: What modern slavery looks like in practice and why it is often hidden in plain sight.The different forms of exploitation and the indicators that housing professionals, letting agents and property managers should recognise.Why the residential property sector has a unique opportunity to identify potential victims. The barriers that prevent concerns from being reported, and what organisations can do to build confidence amongst their teams.How businesses can move beyond compliance and develop practical processes that help protect vulnerable people.The support available from Unseen, including the UK's Modern Slavery & Exploitation Helpline, and why partnership across the sector is essential.     RadioResi Ep. 15 Lauren Fraser on Leasehold Reform, Renters Rights and Commonhold

    In this episode, I’m joined by Lauren Fraser, Senior Associate in the Real Estate Litigation team at law firm Charles Russell Speechlys. With over 15 years’ experience specialising in property disputes and leasehold enfranchisement, Lauren's client base includes urban estates, institutional landlords, commercial occupiers and high net worth individuals. Drawing on her experience across enfranchisement, landlord and tenant disputes and wider commercial issues, Lauren clearly articulates where policy may fail when it encounters the complex realities of property law and property management. We cover: Early feedback on the Renters' Rights Act and the challenges that may emerge, including the rent increase mechanism.Why Leasehold Enfranchisement activity has slowed and why that may now reverse.The practical challenges associated with Commonhold, including the impact on leaseholders who've already enfranchised, managing conversion to Commonhold when the participation requirement reduces to 50% and, the lack of clarity about the funding mechanism for conversion of leasehold to commonhold at a specified trigger point e.g. sale. The rise in service charge disputes and the increase in the number of complex Right to Manage cases reaching the higher courts. Why management fees need to reflect the expertise demanded of Managing Agents. We also look at what good looks like in Leasehold, and why communication, transparency and aligned expectations will be as important to Commonhold as they are to Leasehold. Like many of my guests Lauren's career path has not been conventional as you'll discover when we discuss her route into law. We also briefly discuss why strong client relationships, clear communication and the ability to apply good judgement in complex situations remains vital to lawyers as AI use across the industry increases.
