    The Renters Rights Act - In Detail

    The Renter’s Rights Act came into force at the start of May, and it marked the biggest change to how private rentals work in England in a generation. There are a host of new protections and legal entitlements for renters, and many potential pitfalls for landlords to consider. Assured shorthold tenancies have been abolished, and have automatically been converted into rolling tenancies - sometimes known as ‘assured periodic tenancies’. It means that the tenancy has no automatic end date. Section 21 notices - also known as "no fault" evictions have been abolished, and Landlords are not allowed to ask for more than 1 months' rent as a deposit. Bidding wars for rental properties are now forbidden, and there are measures to limit rent increases. But it doesn't apply to all renters in all properties. What about students? They all rent, but only some students are covered by the Act. And if landlords don't follow the new laws carefully, they could face fines of thousands of pounds. So what are the details that property owners and their tenants need to know?     Kate Kallot, AI founder: A global digital divide?

    “Historically, as a region, we’ve been extracted at two levels. If you look at the AI value chain, a lot of our youth, some who have studied computer science, are left at data labelling roles at the bottom of the value chain, where the least value is created. In a different way, a lot of our data is being extracted for free to train those systems. We want to make sure we don’t go into similar models that we had during colonisation.” Leanna Byrne speaks to Kate Kallot, founder of the Kenyan artificial intelligence company Amini, which is building AI infrastructure across Africa, the Caribbean and Latin America. She warns that billions of people risk being left out of the artificial intelligence systems shaping modern life, with languages, cultures and knowledge from large parts of the world underrepresented in the technology being built today. Kate argues that AI risks repeating old patterns of global inequality, with poorer countries supplying valuable data while richer nations reap the rewards. She explains why the Global South should help shape the future of AI, rather than simply supply the data behind it.     Emergency Response Rooms and Collective Action in Sudan

    In this youth roundtable, Catherine Nzuki, Associate Fellow with the CSIS Africa Program, is joined by two Sudanese scholars to discuss Sudan's Emergency Response Rooms, a grassroots network of young volunteers delivering food, medicine, and essential services across all eighteen states in Sudan. Noaman Mousa is a political science PhD student at UCLA, where his research focuses on civil wars and state-building in Sub-Saharan Africa. Yasir Zaidan is an adjunct lecturer at Seattle University and a PhD student at the University of Washington, where his research examines the expanding influence of Middle Eastern states in the Horn of Africa. Together, they trace the ERRs' origins in the neighborhood resistance committees that drove Sudan's 2019 revolution and explore what a day in the life of an ERR volunteer looks like across different regions and frontlines. Yasir and Noaman also reflect on the deepening of ethnic and tribal cleavages in Sudan since the outbreak of war in April 2023, the role of Gulf states in prolonging the conflict, and the difficult question of what a path to peace might look like.
