The question is, are you considering a home in the Sacramento area but don't know where to start? Welcome to the Capital 5th Podcast, hosted by Ben Howard, a California licensed real estate advisor and third generation Sacramento area resident serving you since 2016. I intend to use this podcast as a tool for you to learn more about residential real estate in the Sacramento region. Each week, I'll highlight a community where I'm telling clients that there's the greatest market opportunity. I'll explain why you should consider this particular community and include reasons such as, the number of offers for similar homes or down, sellers are offering more buyer concessions during escrow, less sellers are receiving and accepting offers, or perhaps the average home is taking longer to sell. Then I'll select a home in that community, which is my deal of the week. These homes will be screened to offer the greatest value versus competing homes in that particular community. Next, I'll provide an update on mortgage rates. And finally, I'll discuss an aspect of real estate that I would share with my clients. Over the years, clients have asked me some really good questions. I've taken these questions and will share the answers with you.

    This week I am featuring El Dorado Hills, an unincorporated area in El Dorado County.  El Dorado Hills is located just east of Folsom and provides highly ranked schools, great restaurants, and recreation at Folsom Lake. Residents of El Dorado Hills benefit from its location up the hill from Sacramento, as it’s about 65 miles from Sierra At Tahoe.….. El Dorado Hills is about 30 minutes to Downtown Sacramento and 40 minutes to the Sacramento International Airport…. I selected El Dorado Hills this week because only eight single family homes sold over the past week…. There are now 138 single family homes available in El Dorado Hills… If El Dorado Hills sounds like a community that you would be interested in, then please consider my deal of the week….     This week I am featuring Penryn, an unincorporated part of Placer County. Located east of Sacramento, with easy access to Interstate 80, Penryn has a rural feel that is still not too far from stores and services in nearby Loomis, Rocklin, and  Auburn… Penryn has a long history which was influenced by a granite mine and a railroad…. It’s a small community with the 2020 US census showing just one thousand, one hundred, and fifty residents… Penryn also benefits from its location up the hill from Sacramento, as it’s just 64 miles from skiing at Boreal.….. Penryn is about 34 miles to the Sacramento Airport and 28 miles to Downtown Sacramento… I selected Penryn this week because no single family homes sold over the past week…. There are now five single family homes available in Penryn with this past summer seeing the most available inventory in five years….. Located west of Sacramento, with easy access to Interstate 80, Dixon has a rural feel that is still not to far from stores and services in nearby Davis and Vacaville… Residents of Dixon enjoy the Dixon May Fair, which is California’s oldest fair… Dixon  also benefits from its location near Sacramento, as it’s just 23 miles away and 27 miles from the Sacramento Airport…For commuters to San Francisco the drive is just 62 miles.  I selected Dixon this week because only two single family home sold over the past week…. Located south of Sacramento, with easy access to Highway 99, Lodi has a rural feel that is still not to far from stores and services in nearby Stockton… Residents of Lodi enjoy visiting the local vineyards in Lodi, some featuring grape vines which are over 100 years old… Lodi also benefits from its location near Stockton, but is managed by its own local government… Lodi has been able to preserve a green space buffer between itself and Stockton... Lodi is about 45 minutes to the Sacramento Airport and 40 minutes to Downtown Sacramento… I selected Lodi this week because only five single family home sold over the past week…. There are now 94 single family homes available in Lodi with this past summer seeing the most available inventory in five years….. If Lodi sounds like a community that you would be interested in, then please consider my deal of the week…. Reduced one hundred, five thousand dollars, and on the market since the beginning of December, this home is now priced at one million, four hundred and ninety five thousand dollars….. Located east of Sacramento, with easy access to Interstate 80, North Highlands has affordable housing with commercial and industrial regions near the former McClellan Air Force Base… Residents of North Highlands have experienced an increasing population as McClellan Business Park prospers… North Highlands also benefits from its location near Antelope which is just to the north… North Highlands is about 20 minutes to the Sacramento Airport and also Downtown Sacramento… I selected North Highlands this week because only two single family home sold over the past week…. There are now 21 single family homes available in North Highlands. There has been an average decline in available homes over the past three years. If North Highlands sounds like a community that you would be interested in, then please consider my deal of the week…. Reduced twenty one thousand dollars and on the market since November, this home is now priced at four hundred twenty nine thousand dollars….. Located within the City of Sacramento, but east of downtown, East Sacramento provides easy access to Highway 99, and Highway 50… East Sacramento is close to both the American River and California State University, Sacramento… Residents of East Sacramento enjoy many small restaurants and specialty stores… East Sacramento is about 20 minutes to the Sacramento Airport and only ten minutes to Downtown Sacramento… I selected East Sacramento this week because only three single family homes sold over the past week…. There are now 34 single family homes available in East Sacramento with this past summer seeing the most available inventory in three years….. If East Sacramento sounds like a community that you would be interested in, then please consider my deal of the week…. Diamond Springs benefits from its location up the hill from Sacramento, as it’s just 51 miles from Sierra at Tahoe for skiing.…..Diamond Springs is about 52 miles to the Sacramento Airport and 42 miles to Downtown Sacramento… I selected Diamond Springs because only three single family home sold over the past week…. There are now 26 single family homes available in Diamond Springs with this past summer seeing the most available inventory in five years….. There are now four single family homes available in El Macero with this past summer seeing the most available inventory in three years….. If El Macero sounds like a community that you would be interested in, then please consider my deal of the week….
