    Why Should You Sell During the Holiday Season?

    There are many different reasons why selling your home during the Holidays is a good idea. A lot of people will take their homes off of the market in favor of a busier spring selling season, but there is still a lot of opportunity to sell for top dollar. With less competition, your home has a very good chance to stick out and attract some of the more serious buyers that we see during this time of year. Your home will also look its best at this time of year as you have it decorated for the Holiday season. A buyer will feel welcome inside your home if you string up some lights, put up a tree, and get the fireplace roaring. Baking cookies can also add a nice scent to your home if you'd like to put in the extra effort before a showing. Don't forget about the exterior of your home. Put some Christmas lights on the outside and hang some wreaths. This will make your buyers feel warm and cozy before they even set foot in your home. Today I want to talk about what's going on in the market of $150,000-$250,000 homes. We've got very low inventory and because of that we are creating bidding wars for a lot of our listings. Bidding wars are essentially when more than one person wants to buy a property. Most times it ends up going to the highest and best offer. However, the highest offer and the best offer are not mutually exclusive. The best offer is the one that is most convenient to the seller. It could be a cash offer, with a quick closing period, or an offer that eliminates contingencies. Basically, the best offer is the one that will give the sellers the least amount of stress. One of the biggest problems we see when it comes to marketing your home is that the home is not prepared well enough before someone comes to take professional photos for your online listing. When you get your home ready for sale, you need to make sure everything is cleared away: the photos are off the fridge and the knickknacks are off the counters. When people see your photos online, they will be blown away and ready to visit your home. For buyers, you want them to be able to imagine themselves living in your home, and that's tough to do when somebody else's stuff is in it. Hey everyone, we just wanted to give you a quick update today on the first quarter of the year. So far, 2015 has gotten off to a great start, and we had the best first quarter we have had in 10 years. Home prices have appreciated by about 4 or 5% each year over the last few years, making it a great time to be a buyer or a seller. With low inventory and low interest rates, we are seeing both buyers and sellers benefit in our neutral, healthy market. Buyers are finding that now is a great time to pull the trigger due to historically low interest rates. Sellers know that more people are out looking for homes, and are entering the market in greater numbers. We have helped a lot of happy customers so far in 2015, and hope we can do the same for you.
