Let's buy a house! Here we will talk all things to get you from renting to homeownership! As an experienced Realtor and a 15yr background in mortgage lending, I have helped first-time buyers, investors, and self-employed people of all different backgrounds get into homes! It brings me much joy to help someone who just didn't think it was possible to become a homeowner just like helping an investor realize his dream of investing in real estate and start a portfolio!     Bank Statement Loans Explained!

    Send us Fan Mail Self Employed Home Buyers often get the short end of the stick, I see it everyday! Lenders have taken note and Now there are some new Loan Products designed specifically for you the small business owner / self employed buyer! This is such a great option and I have helped many buyers who almost lost their deposits on homes because the lenders they initially went to were trying to qualify them with a traditional home loan (Fannie or FHA) and it just didn't work.  If you are planning to buy in 2024 or even in the next couple years, just tune in and see if this loan product sounds like it could work for you, now you do have to come in with more than your minimum down payments that Fannie and FHA allow, you're typically looking at a 20% down on these loan programs.     Zero Down Payment! Yup you read that right!

    Send us Fan Mail Ok so although it's Zero Down Payment there are some **Stings Attached** (Of course)...  Here they are, so it's actually granted to you in the form of a 2nd mortgage which has no monthly payments and does not accrue interest and... does need to be paid back upon refinance, sale or once you've paid off the loan, But hey, it get's you into homeownership man!     A New Incentive to Help Buyers in Today's Market

    Send us Fan Mail Listen in as there's a new program to help buyers reduce interest rates temporarily. This may help if buyer is then able to refinance when rates come down again. The kicker is that you need to go through a broker. Banks don't want to do this program, but a mortgage broker can help you.

Instead of it being over-crowded with crazy offers, you now may be able to get the house you want.   Yes, rates are higher. But when you look at what your monthly payment is, it doesn't mean you can't get a home. Plus, refinancing when the rates are lower is always an option.
