The Edinburgh office space directory can be seen here Edinburgh’s take-up figure in terms of leasehold office space acquired by tenants was just over 490,000 square feet, which was below the market’s 10-year average. At just under 89,000 square feet, the Q3 take-up had declined by 30 per cent compared to the previous quarter and was 53 per cent below its 10-year average. Although Edinburgh faced the same macroeconomic challenges as other cities around the UK and the world, the relative lack of leasing activity was also attributed to Edinburgh’s shortage of high-quality new office space, specifically the space offering large, modern floor plates demanded by tenants. This analysis was somewhat confirmed by the fact that there were over 250,000 square feet of lease extensions and regears in Edinburgh in 2025, highlighting pent-up activity. Developers in Edinburgh face the same challenges as those in other locations, and as a result, the development pipeline remains somewhat suppressed. Refurbishments of existing buildings are ongoing; however, the Grade A vacancy rate stood at 0.8 per cent, among the lowest of the Big Nine UK cities. The Newcastle Upon Tyne office space directory can be seen here Newcastle Upon Tyne experienced a record first half to 2025 in terms of office lettings activity.  This translated into an H1 take-up figure that outperformed its 10-year average by 37 per cent, the best H1 since 2019. These levels had been boosted by significant pre-let deals, including HMRC’s and others at Pilgrim Place. The activity at the top end of the market, created by a widely seen flight to quality and competition for best-in-class office space, led to Newcastle having amongst the lowest levels of Grade A space, with a vacancy rate of just 0.7 per cent at the end of 2025.     The Belfast Office Space and Flexible Workspace Providers Directory has been published. The Belfast office space directory can be seen here It was reported in 2025 that the average leasehold office deal size was 6,646 square feet in the first half of the year, an increase of 7.5 per cent on the previous six months It was also reported that, as with other major cities around the world, there is a continued ‘flight to quality’ by occupiers seeking space providing good environmental, social and governance (ESG) credentials, particularly by the larger occupiers. However, the development pipeline was showing a shortage of brand-new space completing in the near future. With a limited development pipeline, headline leasehold rents are expected to be pushed from their 2025 level of £25.50 per square foot per annum to £30 per square foot by early 2027. However, this projected upward tracking may increase the viability of other schemes and attract developers. The Cambridge office space directory can be seen here The Cambridge office space market made several headlines in 2025. It recorded its best H1 in terms of take-up by way of traditional office lettings since 2019. Its Q1 to Q3 take-up was over 40 per cent higher than in the same period in 2024 and 20 per cent above its five-year average. The breaking ground for Botanic Place also marked the start of the largest speculative office development in the Southeast in 2025. This will deliver over 330,000 square feet of office space upon completion in early 2028. It is, however, predicted that Cambridge city centre headline rents will have roughly doubled over the course of a decade by 2027, rising from circa £35 per square foot per annum in 2017 to circa £70 per square foot in 2027, due to the near-term low supply of prime Grade A office space. Following these and other deals, which resulted in a quarterly take-up of 248,697 square feet, which was 15 per cent above the 10-year quarterly average, Grade A vacancy rates in Bristol dropped to below 3 per cent. The Glasgow office space directory can be seen here Glasgow is Scotland’s most populous city and is home to many high-profile office occupiers. It is also home to several public sector occupiers, and the Government and Services sector made up 41 per cent of total office take-up in Q3 2025. Overall vacancy rates grew slightly from 11.5 per cent to 11.6 per cent in Q3 following the release of secondary space back to the market, as well as the completion of the refurbishments of 50 Bothwell Street and 5 Cadogan Street. However, as in most major cities, vacancy rates for the best space remained low, at just 2.5 per cent, due to competition for best-in-class space and the limited supply of brand-new space. The Cardiff directory can be seen here Cardiff is home to several high-profile occupiers, including BT, Monzo, Roku and Starling, and in 2024, Lloyds Banking Group announced plans to move 3,000 staff into its new office overlooking Callaghan Square in 2026. In the final quarter of 2025, it was reported that vacancy rates were at a historic high of 9.6 per cent, driven by secondary space returning to the market, and due to a flight to quality by occupiers, this supply outweighed take-up. Because of this, Grade A office space vacancy rates were among the lowest of the UK’s Big Nine cities at just 0.4 per cent.
