    We're always trying to Save Money as Real Estate Investors. But there's are always headaches in real estate when it comes to repairs, upkeep, fixes, remodels or closings. As real estate investors or real estate agents, we are always looking for preferred vendors or contractors to build a preferred vendor list. It's hard to find a good contractor or a trustworthy vendor who has fair prices and does good work. How do you know if you're overpaying a contractor? How do you know if you're even getting the right services you need from a vendor? Brett Snodgrass talks with Mike Lawson who is the Director of Business Development at the company Hitman Solutions. Hitman Solutions specializes in Foundation Repair, Water Proofing and Mold Removal. They've been at the top of many preferred vendor lists for many realtors in the central Indiana region for many years. They've been a preferred vendor literally dealing with thousands of real estate agents because of their longstanding reputation of honesty, punctuality and education. Hitman Solutions always tries to find the newest and most effective ways to repair homes at the lowest costs. But technique and price aren't the only factors that come into play when looking for a trustworthy vendor. Many times vendors don't offer the correct services truly needed to correct the home repair problem. So even if you pay a lower price in the short-term the vendor will leave you hurting and paying more money in the long-term. Mike shares great insight with Brett on how to avoid costly mistakes when it comes to home repairs. Mike shares what to look for in a vendor when deciding who you want to hire. He shares how to know if they're ripping you off or providing fair prices. He also shares how to know if the problem is correctly being fixed or if it will keep repeating itself because a vendor didn't properly treat the problem.     RULE CHANGES - NEW REGULATIONS | How New FinCEN Reporting Affects Your Real Estate Business

    There's a crackdown on money laundering via real estate transactions. FinCEN (Financial Crimes Enforcement Network) is making new reporting requirements that affect real estate investors across the country, including here in Indianapolis and all of Indiana. FinCEN intention is to prevent illicit actors from using legal entities and trusts to anonymously launder illicit funds thru the US residential real estate market. Their goal is to identify individuals involved in the “entities”, by requiring industry reporting of very specific information for members, managers, trustees, etc. of the entity. The scope of the rule for reportable real estate transactions are as follows: 1. Property Type: Residential Real property 2. Financing: non-financed (cash or private non-licensed lender) 3. Transferee: Buyer is a legal entity or trust 4. No exemption applies: not a result of transfer due to death or divorce There is no dollar amount threshold. All sales of Residential Real Property are reportable. This basically affects almost everyone in real estate to at least a certain degree. Brett Snodgrass talks to James Schultz of Momentum Title Agency about what this means in practical terms for everyone investing in real estate in Indianapolis and really all of Indiana. James Schultz is the Chairman of Government Affairs Committee for Indiana Land Title Association. James has spent a lot of time in Washington DC as this is a federal issue as well as state and local issue. James has spent many hours talking with attorney generals, state senators, state representatives and so many other officials and professionals that are weighing in on what legislation, regulations and practice changes will look like in the coming days. Many of these lawmakers and government regulators don't really understand what it's like to be an investor, nor do they understand how real estate investors, including wholesalers, positively impact the community. Investors help communities when they have good motives and practices. But there are also bad actors out there who give wholesalers, realtors and investors a bad image. This is such an important conversation to listen to.     INDY GOLD RUSH | Competing with Out of State Buyers Flocking to Indianapolis

    How do local Indianapolis Real Estate Investors compete in an increasingly competitive market? The Home Value growth in Indianapolis is 42% since 2020. The Median home price in 2020 was$170,000, but it has increased to $240,000. 2%-4% mortgage rates have risen to 8%. Many people are leaving bigger cities for more affordable living in Indiana. Large Out-of-State corporate investors are swooping in to grab up single-family homes and apartments. Competition for finding good real estate deals is increasingly hard to come by. It's like a gold rush in Indiana. But there is hope for success in Indy for wholesalers and other local investors. Partly, it does take a bit of extra work digging twice as hard as we've been used to. Some of us have gotten lazy, taking the easy deals for granted. But there are deals out there. Local investors and wholesalers have a lot of advantages compared to out-of-state buyers. Many out of state buyers have been developing bad reputations. This is where local investors with consistent track records and face to face encounters goes a long way. Out of State buyers may be able to offer more money, and sometimes that's what it comes down to. But local buyers can offer trust, as many sellers are getting burned by corporate conglomerates. And many out of state investors are coming for 6-12 months and then packing up and leaving. For those local buyers sticking around, consistency builds your credibility. It's not about making big adjustments for buyers right now. It's about make small ones. Maybe you can safely buy at a little higher ARV percentage than you used to be able. Maybe you need to attend more Meet-Ups and other events to make a few extra connections that get you that deal. Maybe you just need to have your ducks lined up better for financing to be a little bit quicker to get the deal when available, so you can close faster. Maybe it's exploring new areas that will be the next Fountain Square. Maybe doing delayed flips and continuing to rent for a few years is a successful recipe as properties appreciate. The moral of the story is, those investors who are in the Indianapolis area for the long-term are the ones who will eventually win out in the end.
