Three 3-bedroom units with cashflow that comes very close to Andrew's 1% rule that he uses to qualify potential investment properties. The property is in good condition.     Episode 109: Interest Rates GO UP! W/ Matt Legatto

    That's it, for the first time July 2023, the Bank of Canada has decided to raise it's key lending rate by 25 basis points. Citing concerns of key inflation metrics hitting 3.2% as the reason behind this increase. What does this mean for everyone? 1.) If you strip out oil & gas inflation from the metrics, inflation is staying at the 2% target the Bank of Canada has always treaded at. So basically, it's the wars going on in the world that are impacting this decision.  2.) If you are selling your house, buyers purchasing power just decreased, let alone the hit to positive sentiment and goodwill about buying real estate in today's economic uncertainty.  3.) Historically when the Bank of Canada has raised its key interest rate, they raise it a second time just to get ahead of key inflation metrics. The Bank of Canada intends on meeting in December, where they will announce another decision on interest rates. I wonder what they will do!  4.) In the grand scheme of things, 25 basis points is not a huge increase, but a potential second one in December is the one that may hurt a lot of people as this key interest rate impacts a lot of people's day to day loans.     Episode 108: Navigating a Slower Real Estate Market W/ Jamie Green

    Today is a guest I've been trying to get on the podcast since I thought of the idea back in 2020! I asked him to be the first guest on the podcast, he said no. I asked him to be the 50th guest, he said no. I asked him to be the 100th, he said yes, and delayed until he finally came on for the 108th episode! One of my closest friends, mentors, and someone I admire greatly both personally and professionaly, Jamie Green.  Jamie's been in the real estate industry for 15 years, was co owner of the of the largest real estate teams in Newfoundland, before relocating to Halifax. Built a successful real estate business, the Jamie Green team in Halifax, before moving back home in 2023.  I called Jamie recently to get some advice about navigating a shifting/cooling real estate market, because in my short career, I've only ever navigated a market going from cooler to hotter, I've never experienced a hotter market going cooler!     What I would Look For if I was Buying a Home Today!

    I had a client ask me what I would look for if I was buying a home in today's real estate market! My wife and I are have been talking about buying a new home in 2027, so this has actually been on my mind as of late! 1A.) LOCATION: Now that we have a daughter, where she grows up and goes to school is the most important thing for us. It doesn't matter if the perfect home is in another area, we're not deviating from where we want her to grow up. 1B.) FLOOR PLANS: I don't care about the kitchen, the bathroom or the finishes of the home. As long as the floor plan is awesome. I've seen a lot of well finished homes get killed by buyers because the floor plan sucks. And I've seen buyers fall in love with really ugly homes because the floor plan is awesome and they can see the potential. You can't fix a bad floor plan. Well, you can. But it's going to cost you a lot of money! 2.) Price: Obviously.  3.) Garage: Home renovations, we need a workshop.  4.) Half Bath on the main floor: Wife's thing, not mine.     Episode 107: Community Building Through Real Estate W/ Corey Wright

    Corey Wright has bought a 166 acre farmhouse in rural Nova Scotia and has big ambitions to use his homestead to help build up the less fortunate in his community through different goals for his property. Working in shelters in Nova Scotia, Corey has been on the frontlines of Nova Scotia's housing crisis since COVID, and he's currently renting rooms out of his 2 unit duplex in Truro to help individuals as a stepping stone onto a better life.  The next step is through the development of his 166 acre property.  1.) Agriculture: Creating farmland to give back to non public programs in Halifax.  2.) Zipline, cabins, and other outdoor activities. Building businesses that give opportunities to those with checkered pasts that allows them to grow and move on from any difficulties in their lives.  3.) Nature walks, hiking trail.     Congratulations Halifax, You're officially in a Balanced Real Estate Market.

    Welcome to your market update in Halifax for September 2026! Few things that have really caught my eye.  1.) For the first time in 7 YEARS Halifax is now officially in a balanced market. What does that mean? Buyers pay fair market value for homes.  2.) Since January 2026 Halifax has gone from 2.1 months of inventory to 4 months of inventory, it's almost doubled the amount of inventory in 9 months.  3.) Halifax started the year off with 866 homes for sale in January 2026, as of October 1st there are now 1554 homes for sale in Halifax. It's almost doubled in 9 months!  4.) The average listing needed 11 viewings to receive an accepted offer. (An increase of 10 from August 2026.)  5.) The average listing had 4 viewings in September 2026.
