    How Capital Raisers Should Evaluate Operators | Q&A

    Before you raise capital for an operator, you need to know who you're putting your reputation behind. Because investors aren't just investing in the deal. They're trusting you. In this Q&A segment, securities attorney, fund manager, and entrepreneur Seth Bradley breaks down how to properly vet an operator before raising capital for their deals. You'll learn how to evaluate an operator's track record, analyze the assumptions behind projected returns, identify aggressive underwriting, verify performance, and judge how someone responds when a deal goes wrong. Because projected returns only tell part of the story. You need to understand how the operator got there. What assumptions are built into the underwriting? Have they taken deals full cycle? How have they handled difficult market conditions? And when something went wrong, how did they respond? A bad deal doesn't always mean someone is a bad operator. Sometimes the most important thing to evaluate is how they handle the chaos. But due diligence also has limits. In this conversation, Seth shares an example of a sophisticated fraudulent investment operation that allegedly used fake financials, contracts, patents, and industry credibility to deceive investors and capital raisers. The people raising capital may not have known they were being deceived. But their reputations were still destroyed. That's the reality of raising capital for someone else's deal.
