    EP 09 When not to Invest in PLOT?

    5  reasons when not to invest in Plots. If your milestones or life financial goals are not set, i.e if you are not able to define the time frame  ( Short Term, Medium Term, or Long Term ) for which you intend to invest in the plot.  You will not be able to decide which type of plot (Urban Small Farms, Plotted Land or Gated Semi Developed or Developed Plots ) to choose. In that case, your investment may go wrong hence better not to invest. If you are deciding on the basis of Referrals of any friends or relatives without any planning please do not invest in their plans, you make your own plan. Sometimes liquidity on an urgent basis may be an issue. If you are not prepared for that, think twice before you decide. For Urgent Liquidity with safety Bank, FD and mutual funds are better choices if you compromise on the rate of return which would be 3 to 6 percent compared to 10 to 15 %. Kindly do not invest with personal borrowing. Kindly don’t make a decision on any temptation. Follow the correct process all the documents required must be verified first and HAS TO BE OKAY.

    Check for these 4 Points before you Invest In Real Estate at Ranchi. Nature of Land : There are more than 40 Natures and Sub-natures of land exists as per government records (  Raiyati . Kayami, Forest Land, Sikmi, Railway, Gairmazrua Aam, Gair Majarua Khas, etc). Out of these lands of only few nature like Kaymi, Rayaity is saleable and transferable and some others are saleable with certain conditions and some with govt. Orders from time to time. Also, Check for tenancy acts of the state concerned.   Check  Khatiyan and  Raiyat and zamindar mentioned in  Kahtiyan and Register II. Title of Land :          Check Register II and the Latest Revenue Receipt of the present owner. Possession : Check how the possession of the present title owner or inheritor from the Khatiyan owner can be transferred to you and be doubly satisfied before you decide to invest. Encumbrance : Check for any Mortgages or Loans against that property that has been taken and charge created. Non-Encumbrance Certificate to check mortgages and loan against that property or land being used for any collateral security. Also, check if Government  Acquisition or notice for any project like housing/dams, etc from the land acquisition department. Hope the above-mentioned points help you to wisely invest in a property in a Safe, Secured, Profitable, and litigation freeway and see your investments growing as per your wish.
