    291: THIS is Why Prices Haven’t Crashed Yet In Michigan! | Living In Michigan

    Why haven’t Michigan home prices crashed yet? In this video, I compare today’s Michigan housing market with the 2008 housing crash and reveal the hidden number affecting many home sales: seller concessions. Using Metro Detroit MLS data, we’ll look at what caused home prices to collapse during the Great Recession, why today’s inventory and lending conditions are dramatically different, and how sellers are quietly adjusting without always reducing the recorded sale price. According to the national Redfin data discussed in this video, nearly half of recent home sellers provided buyers with some form of concession. That may include money toward closing costs, mortgage-rate buydowns, repairs or other credits. In this video, I break down the latest Southeast Michigan housing market data using Realcomp MLS numbers through May 2026 and explain what it actually means for buyers, sellers, and relocation clients considering a move to Michigan. Inventory is rising across Metro Detroit, buyer leverage is starting to improve, and each county is telling a very different story. Wayne County offers some of the strongest affordability in the region, Oakland County remains one of the most established suburban markets, Macomb County is showing some of the strongest growth, Washtenaw County continues to command a premium around Ann Arbor, and Livingston and St. Clair County offer more space and lifestyle tradeoffs.     289: Where Michigan Is Growing (and Where the Price Data Makes No Sense) | Living In Michigan

    Where Michigan Is Growing (and Where the Price Data Makes No Sense) Michigan added about 56,000 people since 2020, but 26 of our 83 counties actually lost population over that same stretch. The fastest growing county in the state? Not Oakland. Not Kent. It is Lake County, a place most lifelong Michiganders could not find on a map. Meanwhile, one of Michigan's biggest cities added a grand total of six residents last year. In this episode, I break down the newest U.S. Census Bureau estimates covering 2020 through 2025 and lay my own MLS price data over the top of them, and the results genuinely surprised me. The fastest growing township in Michigan saw home prices go DOWN. All ten of the fastest shrinking communities in the state, every single one in Wayne County, saw home prices go UP, including one that jumped roughly 40 percent in three years. You will hear: Why Kent County and Grand Rapids are leading Michigan in raw population growth, and what that means for buyers competing there. Why northern Michigan is growing at more than double the state's rate while the Traverse City region faces a shortage of roughly 30,000 housing units by 2027. Why Lyon Township, the fastest growing community in the entire state, saw its median price dip while Inkster, the fastest shrinking, posted the strongest price growth in this whole episode. The three variables you have to read together (population, supply, and price tier) before you trust any headline about the Michigan housing market. Plus a real story about a relocating family who almost let a "top ten places to live" list steer them away from exactly what they wanted.
