The Housing Market Just Gave Buyers an Opening… Are You Missing It?

The Housing Market Just Gave Buyers an Opening… Are You Missing It? Everybody's talking about mortgage rates, home prices, and whether now is a good time to buy. But there's something that may be getting overlooked. Buyers could have more negotiating power than they realize. In this short episode of I Heard That, I'm cutting through the housing market noise to bring some clarity to what's happening and what it could mean for you. Because a slower market doesn't always mean a bad market. Sometimes, it means sellers are more willing to have a conversation. And that could change the way you approach buying a home. We're talking about why the best deal isn't always the lowest purchase price, how seller concessions could affect your cash needed at closing or monthly payment, and why waiting for lower mortgage rates isn't necessarily a winning strategy. I'll also explain why keeping important contract protections matters and why the right offer depends on the individual property—not just the latest housing market headline. Thinking about buying a home ? Before you decide to wait, let's look at the numbers. Reach out to my team, and we'll compare payment scenarios, explore your financing options, and help you understand what buying a home today could look like for you. Follow I Heard That on your favorite podcast platform, and share this conversation with someone who's been sitting on the sidelines waiting for the perfect time to buy. Because sometimes the opportunity isn't in predicting the market. It's in understanding how to negotiate in the market you're actually in.   Hosted by Simplecast, an AdsWizz company. 3 Things You Didn't Tell Your Loan Officer That Could Derail Your Closing

3 Things You Didn't Tell Your Loan Officer That Could Derail Your Closing What if the biggest threat to your mortgage closing isn't your credit score, your interest rate, or even the house you're buying? What if it's something you forgot to tell your loan officer? In this episode of I Heard That, we're talking about why your loan officer is a lot like your defense attorney. They need to know the whole story before the surprises start showing up. I'm sharing three real-world mortgage situations that can turn a seemingly smooth loan process into an underwriting headache. Including one involving a homebuyer, his stepfather, and cash rent payments that made documenting rental history a whole lot more complicated. We'll also talk about employment income, financial obligations that may not appear on your credit report, and why being upfront with your lender can make a difference. If you're buying your first home, refinancing, or already working through a mortgage application, this is a conversation you don't want to miss. Because the worst time for your loan officer to discover something important is when you're trying to get your final approval. Have questions about your mortgage or getting preapproved? Reach out to my team. Let's talk through your situation, review your options, and put together a plan for a successful closing. Follow I Heard That on your favorite podcast platform, and share this episode with someone who's getting ready to buy a home. Remember, your loan officer can't prepare for a surprise they don't know about.   Hosted by Simplecast, an AdsWizz company. Buy Now, Pay Later Could Be Hurting Your Credit | What Klarna, Afterpay & Affirm Users Should Know

Buy Now, Pay Later sounds simple. Split your purchase into four smaller payments, make the payments on time, and move on. But if you’re using services like Klarna, Afterpay, Affirm, or other Buy Now, Pay Later options while trying to improve your credit, there are some things you need to understand. In this episode, I explain why making your BNPL payments on time doesn’t necessarily mean you’re building your traditional credit profile the way you might expect. I’ll also share the story of a client who accidentally missed a Klarna payment and eventually found himself dealing with a collection. That’s where a convenient way to make a purchase can potentially turn into a much bigger credit problem. We’ll talk about why Buy Now, Pay Later is so tempting, how multiple small payments can become difficult to track, and why you should think about your overall credit goals before assuming a financial product is helping you build credit. If you’re working on your credit because you eventually want to buy a home, qualify for better financing, or simply get your finances into a stronger position, this episode is for you. How Wealthy Families Think About Homeownership Differently

What if buying a home isn’t just about where you live? What if it’s also about what you leave behind? I recently had a client ask me a question that completely changed our conversation about homeownership: “Why does a 30-year mortgage matter? I probably won’t live another 30 years. Won’t they just take the house back?” He didn’t realize that the equity he builds in his home could potentially become part of the wealth he leaves to the next generation. In this episode, I break down why wealthy families often think differently about assets, how homeownership can potentially play a role in building generational wealth, and why your financial story doesn’t necessarily end with you. We’ll also talk about renting, today’s affordability challenges, building equity, and why buying a home should be about more than simply getting approved for a mortgage. I’m not saying everyone should buy a home, and I’m definitely not saying you should buy something you can’t afford. I’m saying you should understand your options before deciding homeownership is out of reach. Because the house you buy today could potentially change where your children start tomorrow. Follow the channel for more straightforward conversations about mortgages, credit, affordability, and homeownership. Have a question or an idea for a future episode? Leave it in the comments. And if you want to understand what buying a home could look like based on your actual numbers, visit my website and schedule a consultation.https://bit.ly/4aiqir7 Hosted by Simplecast, an AdsWizz company.
