Sales Down, Prices Up. What Happened?

Welcome back to the Valencia Property podcast. In this month's podcast we look at our half yearly report. Prices up but sales slightly down. How does that happen and what is happening overall in the market. We also go through some of our recent posts and publications and take some gratuitous swipes at Elon Musk because he's fair game.  Show Note Links (I mentioned a lot of articles this month) Fill in the form here https://forms.gle/jVS1zTSXpVZCoS3Z6 The 2026 Mid Year Report https://valencia-property.com/new/2026/08/02/the-2026-valencia-property-mid-year-report/ Making Mission Impossible Possible https://valencia-property.com/new/2026/07/12/making-mission-impossible-possible/ Your Stepping Stone Route to Living in Valencia https://valencia-property.com/new/2024/08/19/your-stepping-stone-route-to-living-in-valencia/ International and Bilingual Schools in Valencia https://valencia-property.com/new/2021/02/09/international-and-bilingual-schools-in-valencia/ The Valencia Property Client Handbook https://valencia-property.com/new/2026/02/23/the-valencia-property-client-handbook/ Bloody Banks and Valuations https://valencia-property.com/new/2026/07/19/bloody-banks-and-valuations/ The Spanish NIE Number Made Easy and Free https://valencia-property.com/new/2026/07/05/the-spanish-nie-number-made-easy-and-free/ The Valencia Property Reading List: Every Guide We’ve Published in One Place https://valencia-property.com/new/2026/06/21/the-valencia-property-reading-list-every-guide-weve-published-in-one-place/ The Form: Why We Ask What We Ask https://valencia-property.com/new/2026/06/29/the-form-why-we-ask-what-we-ask/ How to Work With Valencia Property https://valencia-property.com/new/2022/11/14/how-to-work-with-valencia-property/ Setting Up Your Consultation Call With Valencia Property https://valencia-property.com/new/2025/09/01/setting-up-your-consultation-call-with-valencia-property/ Getting a Mortgage in Spain as an American: What’s Different and What to Expect https://valencia-property.com/new/2026/06/08/getting-a-mortgage-in-spain-as-an-american-whats-different-and-what-to-expect/ Stepping Stone Rentals https://www.steppingstonerentals.com Valencia Property Blog https://www.valencia-property.com/new Valencia Property Homepage https://www.valencia-property.com

The Form, The Heat, The Summer

Summer, The Form, and What We Have Been Up To Welcome to the Valencia Property Podcast and welcome to the summer. This month we are sponsored by heat, which unlike FIFA's friends at Hydration Breaks has not offered us any money. In this episode we go through "The Form", the thing that starts every working relationship at Valencia Property Group, section by section. When you are visiting, your budget, your must haves, your would likes, your deal breakers and why the question people most want to skip is the one you absolutely should not. Fill it in. It can take just five minutes and it is where your journey starts. We also run through what went out on the blog and Substack this month, including the Valencia Property Reading List, the Full Service Package, the Referral Programme (we pay you 10% of our fee for a completed referral), The Secret Seven on why referrals convert better than cold leads, The Townhouse Enigma, and our guide to Spanish mortgages for Americans. Plus four new properties covering quite a range: a seven bedroom corner plot in Entrenaranjos at €790,000, a five bedroom mountain retreat in Naquera at €745,000, a four bedroom city apartment in Monte-Olivete at €425,000 (NOW SOLD) and a solar powered, future-proofed house in La Cañada at €650,000. Pets, Payments and Property Renovations (Along with some property tax news)

From the 1st of June, property transfer tax in the Valencia region drops from 10% to 9% on purchases under one million euros. We explain what that means in real money and why some buyers are deliberately delaying their completions to take advantage of it. We also cover the full story of converting a derelict restaurant into the Valencia Property office, gym and studio — seventeen months, two refused planning applications, a visit from the police, and a sign saying Salida. On the rental side, Isabella from Stepping Stone Rentals explains why accepting pets makes commercial sense for property owners. Plus the latest from the blog: leisure activities in Valencia, the ultimate FAQ compilation, and what fourteen people were doing in a notary office at the same time. Siestas, Market Dynamics and Leaving Cali An Interview With Lisa.

Siestas, Market Dynamics and Leaving Cali: An Interview With Lisa This week we have two things for you. A look at why the Valencia property market is not heading for a crash (Probably and unless) and an interview with someone who traded Silicon Valley for El Carmen and has not looked back. On the market side we get into the numbers. Supply, demand, interest rates, the different types of buyers keeping this market moving and why a soft landing looks nothing like 2008. If you have been waiting for prices to fall before you make your move, this is worth listening to. Then we talk to Lisa Guinn. Thirty years in Silicon Valley, the last stretch at Google, and three years ago she and her husband packed up and left California for Valencia. We talk about what drove that decision, what the move actually looked like in practice, and how you find a rental in this city when you have no Spanish and no local payslip to show a landlord. Spoiler: At Stepping Stone Rentals we sorted it out. Lisa is in her seventies, retired, pays around two hundred euros a month for private health insurance with no co-pays and no deductibles along with 175 for the Convenio Especial (We talk about that too), and describes her social life here as more active than anything she had in California. We also get into our sponsor the siesta, and why the Silicon Valley culture of bragging about how many hours you spent at work is not just unpleasant but pointless. We talk about what thirty years in tech taught her, what she thinks has gone wrong with it since, and what the view of the United States looks like from the outside when you have had three years to think about it. The spoiler here is "It's different" Her advice to anyone sitting on the fence: get off it. Come for six months. No decision is irreversible. Housing Costs, What the IRS Wants, and Can Paul Juggle or Ride a Unicycle?

Season 4, Episode 8 - April 2026 The April episode is here. This month we're proudly sponsored by the Almuerzo, Valencia's greatest invention. No corporate sponsor would have us probably, so we went with something we actually believe in. We run through everything we published in March, including our big two-part series on the real running costs of owning a property in Valencia. Part one covers electricity and why Spain's renewable energy story is actually good news for your bills. Part two covers everything else: IBI, gas, water, community fees, internet, insurance, pools, gardens. Real numbers for a city apartment and a house with a pool. We also talk about the property market. Americans now make up around two-thirds of our transactions, which is remarkable. The global chaos, the Iran situation, tariffs, oil prices. None of it has slowed things down here. If anything, it's pushing more people our way. The main interview this month is with Teresa Villaseca, one of our clients who's setting up a business in Valencia helping Americans abroad with their US tax returns. If you're American and thinking of moving here, or you're already here and confused about FBAR, FATCA and why the IRS hasn't forgotten about you, this is essential listening. The US is one of only two countries that taxes citizens on worldwide income regardless of where they live. The other one is Eritrea. Good company to be in US, good company. And we finish with our getting-to-know-the-team segment. This month it's Paul's turn. Can he juggle or ride a unicycle? Can he paint your portrait in oils or your walls with emulsion? And is he really from Cork or is it just an affectation?
