What Makes a Vacation Rental Unforgettable? M&M Property Management of the Ozarks

What separates a vacation rental guests simply stay in from one they remember, review and return to? In Episode 62, Jeramie Worley sits down with sisters Michelle Youngblood and Melissa “Missy” Labicki-Terhardt, Owners & Operators of M&M Property Management of the Ozarks, for a practical conversation about what great short-term rental management actually requires in the Branson and Table Rock Lake market. They discuss the shift from simply providing a clean place to sleep toward creating a complete guest experience — along with the operational systems behind the scenes that make that possible. VIEWERS WILL LEARN: • Why proactive problem-solving matters before a guest ever arrives • How design and private amenities can help a property stand out • Why high occupancy does not automatically mean optimal performance • What reviews can reveal about maintenance and management problems • Why check-in is a critical first impression • How preventative maintenance protects both the guest experience and the asset • Why communication is central to both owner and guest relationships • What an owner should ask before hiring a property manager • The question Michelle believes investors should ask themselves: “What makes my property unforgettable?” “Design matters more now than it ever has before. Neutral is just too safe anymore.” — Michelle Youngblood ABOUT THE GUESTS Michelle Youngblood & Melissa “Missy” Labicki-Terhardt Owners & Operators M&M Property Management of the Ozarks https://mmozarkproperties.com/ https://www.victorysprings.com https://www.facebook.com/VictorySpringsTRL ABOUT COCKTAILS & DREAMS Cocktails & Dreams Real Estate Podcast with Jeramie Worley explores real estate, development, short-term rentals, hospitality, investing, entrepreneurship and the people building businesses around them. Build Experiences, Not Rooms: Designing Outdoor Hospitality That Guests Remember

What makes an outdoor-hospitality property feel unforgettable instead of gimmicky? It starts long before the guest arrives—and it goes much deeper than putting a cabin, yurt or glamping tent on a beautiful piece of land. In Episode 61 of Cocktails & Dreams Real Estate Podcast with Jeramie Worley, Jeramie sits down with Zach Stoltenberg, Associate Principal of Architecture at LJA Engineering, to unpack how developers can design experiential stays around the guest, the land and the reason people are actually traveling in the first place. They talk about outdoor hospitality, glamping, luxury RV destinations, short-term rentals, site planning, authenticity, repeat visitation, thoughtful amenities and the development mistakes that can keep a good idea from ever becoming a successful property. The conversation also applies those ideas directly to the Ozarks and Victory Springs. VIEWERS WILL LEARN: • Why guest experience should drive the design—not just unit count • Three filters Zach uses when thinking about experiences on a site • How to differentiate without turning a property into a gimmick • Why preserving the natural character of the land can become part of the value proposition • The relationship between Instagrammable moments and repeat visitation • Why variation in unit types and experiences can help give guests a reason to return • How small hospitality details communicate thoughtfulness • Why the guest’s story matters more than the developer’s story “Guests don’t really care about your story. Guests care about their story.” — Zach Stoltenberg ABOUT THE GUEST Zach Stoltenberg Associate Principal of Architecture LJA Engineering https://www.lja.com/   / zachary-stoltenberg     / zach.stoltenberg   RELEVANT PROJECT / COMPANY www.victorysprings.com   / victoryspringstrl   ABOUT COCKTAILS & DREAMS Cocktails & Dreams Real Estate Podcast with Jeramie Worley explores real estate, development, hospitality, investing, entrepreneurship and the people building interesting things in and around those industries. Stop Guessing Your Nightly Rate: Revenue Management for Vacation Rentals

Most short-term rental owners understand the basic idea of dynamic pricing: charge more when demand is high and less when demand is soft. But professional revenue management goes much deeper than that. It requires watching booking windows, market inventory, unit size, historical performance, guest behavior, amenities, and whether the data actually makes sense in context. In Episode 60 of Cocktails & Dreams Real Estate Podcast with Jeramie Worley, Jeramie sits down with Chris Hunter, The Hotel Revenue Man, to talk about how he approaches pricing and revenue strategy across hotels and vacation rentals — and how that thinking is being applied to Victory Springs at Table Rock Lake. VIEWERS WILL LEARN: ·        Why Chris believes curiosity is one of the most valuable skills in data analysis ·        How his PPR (price per room/bedroom) framework helps compare different vacation-rental sizes ·        Why revenue management is more than simply raising and lowering rates ·        What owners can learn by tracking booking windows and remaining competitive inventory ·        Why AI and pricing software still need human oversight ·        How amenities such as hot tubs, decks, grills, and shared spaces can affect the guest value proposition ·        How Chris thinks about holding rates versus discounting ·        Why branded hospitality experiences can create a different pricing strategy than fragmented one-off rentals ·        How Chris and Jeramie approached revenue modeling for Victory Springs ABOUT THE GUEST Chris Hunter The Hotel Revenue Man https://hotelrevenueman.com/ https://www.linkedin.com/in/chris-hunter-1a806963/ Victory Springs https://www.victorysprings.com/ https://www.facebook.com/VictorySpringsTRL ABOUT COCKTAILS & DREAMS Cocktails & Dreams Real Estate Podcast with Jeramie Worley explores real estate, development, investing, hospitality, entrepreneurship, and the people and ideas shaping those businesses. Vacation Rental Design: The X-Factor Behind Unforgettable Stays

What makes a vacation rental truly memorable- and why do some properties just *feel right* even when that value doesn’t fit neatly into an Excel spreadsheet? In this special episode of the Cocktails & Dreams Real Estate Podcast with Jeramie Worley, Jeramie sits down with **Jeff Pelletier, Founder and Managing Principal of Board & Vellum**, to talk about architecture, hospitality, experiential real estate, and the design philosophy helping shape **Victory Springs** in the Ozarks. Jeff shares why vacation homes need to be designed differently from traditional homes and hotels — and why great hospitality design starts with understanding the experience a guest will have from the moment they arrive. Jeramie and Jeff discuss: • Why vacation rentals require a different design philosophy than traditional homes • Creating intentional “wow moments” throughout the guest experience • Designing buildings around nature instead of simply placing buildings on land • Why outdoor spaces should function like outdoor rooms • Balancing architecture and design with the development pro forma • The design “X factor” that can create value even when it is difficult to quantify • Using topography, trees, views, rock formations, and other site constraints as amenities • Why short-term rental hospitality operates differently from traditional hotels • Designing spaces where families can gather, separate, relax, and reconnect • The architectural vision behind Victory Springs • Why experiential real estate can create both stronger guest experiences and long-term value One of Jeff’s observations captures the heart of the conversation: **“You can’t say this feels right in an Excel spreadsheet, but you know it when you see it.”** That balance between financial discipline and unforgettable experience is a major part of what Jeramie and the Victory Springs team are working to create. --- ABOUT JEFF PELLETIER & BOARD & VELLUM Jeff Pelletier is the Founder and Managing Principal of Board & Vellum, a multidisciplinary design firm bringing architecture, interior design, and landscape architecture together to create spaces around the people who will actually experience them. Ron talks about the theory of money. We get into some questions about money because a lot of us who are real purpose driven, or even a lot of us who are Christ-centered or faith-based. We oftentimes run into problems as we wrap our heads around money - is it okay to have money? Is it okay to talk about money? Let's face it, sometimes there's a block there. There's nothing wrong with having a successful business and I think that's the thing a lot of us don't go after. We go after the pursuit of a great idea, but we don't always go after the pursuit of profit. Well, my friend Ron has a business called Profit First, which started out as an idea that seemed like common sense, but yet no one was applying it. As he went out into the world to start getting people to apply this, everybody resisted it because it's a discipline. It's a discipline that once you engage in your life, you will see things unlock.  What I'm talking about is financial stewardship. In this episode, I talk about some personal things that Kelly and I have gone through and how now we've begun to see an incredible unlocking as we talk about financial stewardship in our life, not just making money. 1:47 Ron talks about the growth of his exceptional business with his business partner and where they started from, where they're going, and what we're doing now, which is actually an another incredibly exciting thing that we get to reveal on this podcast, which is a new CPA rollup company that I get the great privilege to jump into with a couple of the most legendary business executives out there, including some of the people who you've heard right here on this podcast. So tune in. We're going to wrap our heads around money. We're going to talk about how you can pay yourself first and actually get away with it and some other cool conceptualized money theory type topics. Where did all the cowgirls go? | Shop the Ozarks

I’m excited to introduce you to two of the newest agents on our team, Gabi Hill and Rebekah Simonton. They’re based just over the Arkansas line, and their journey into real estate has already been a great story of teamwork, persistence, and grit. What really stands out about Gabi and Rebekah is how they’ve built a strong partnership from day one. In this business, having someone you can trust, who’s got your back, makes all the difference. These two have figured that out early, and it’s already paying off.  Whether it’s cold-calling out-of-state property owners or diving deep into research before making a move, Gabi and Rebekah aren’t afraid to do the hard work that gets results. Their approach is strategic, and it’s delivering big. They’ve already secured million-dollar listings and are proving themselves to be agents who understand what it takes to succeed in this market.  What I admire most is that they aren’t just coasting through; they’re all-in, working every lead, making every opportunity count. If you’re an investor, you’ll quickly see how Gabi and Rebekah’s attention to detail and commitment to following through make them agents you want on your side.  And if you’re an agent listening in, this episode will remind you of what’s possible when you find the right partner to work alongside.
