Duxbury, MA (02332) real estate market report for August 2026. Realtor Jim Aldred of Pink Door Properties, powered by Keller Williams Signature Properties, breaks down what actually happened in the Duxbury housing market last month. The headline number looks alarming and isn't. Duxbury's median sold price fell 19.92% month over month to $1,025,000. That's a mix shift, not a value collapse: the median estimated property value in 02332 held at $1,144,220, off just 2.2% for the month and still up 0.7% year over year. Fourteen single family homes closed in August for $26,064,000 in volume, at a median sale price of $1,202,500 and a median $444 per square foot. Average days on market was 62, median 36.5. Sale-to-list came in at 99%; sale to original list price, 97%. Here's the split that matters. Six of fourteen sellers got list price or better, and every one was under $1.7M. 42 Dana Court listed at $799,000 and closed at $880,000 in 16 days. 1 Flint Locke Drive went from $1,239,000 to $1,355,000 in 14 days. 6 Barn Swallow Lane cleared $1,650,000 against a $1,559,000 ask. Meanwhile the upper bracket paid for optimism: 372 Tremont Street took 154 days and $350,000 in cuts to close at $2,150,000; 6 Cooper Hill Road went 84 days from a $3,200,000 original ask down to $2,850,000; 346 Summer Street sat 212 days before closing at $805,000. The exception that proves the rule is 65 Partridge Road, an 18.6-acre estate near Shipyard Beach, which sold at its full $5,500,000 asking price. Ten Duxbury sellers reduced price in August, 11 reductions total, averaging -4.74% or -$131,490 per property. The cuts clustered above $2.5M. Priced right, Duxbury homes still sell fast and over ask. Supply is the real story. Only two single family listings sat active at month end, median $802,500. Zero listings expired. Months of inventory dropped to 1.88, down 19.31% from July and down 35.8% year over year — firmly a seller's market. Nine homes went pending at a median list of $899,900, averaging 61 days on market and 51 days to offer. The tension: active median list price rose 12.1% to $1,387,000 while the median list price of new pendings fell 28.2% to $824,950. Buyers are absorbing the entry tier and walking past the top shelf. What it means for sellers: your first three weeks are your leverage. What it means for buyers: inventory this thin means the well-priced listing under $1.5M will have company, but there's real negotiating room north of $2M.
