    GTA July Market Update: The 18% Drop Explained

    GTA real estate just sent a very strange signal. New listings across the Greater Toronto Area fell 17.8% year over year in July 2026, yet the market is still in buyer's territory. Normally, a drop in supply this large would be expected to put upward pressure on prices. Instead, the average GTA home price was still down 4.5% from a year ago. So what does that actually tell us about the Toronto real estate market? In this July 2026 GTA housing market update, I break down: • The 17.8% drop in new listings and what it says about supply and demand • GTA home prices, sales, inventory and the buyer's market ratio • How detached, semi-detached, townhouse and condo markets are performing • The two possible scenarios for Toronto real estate over the next few months • The two numbers I'm watching that could signal where the market goes next I also look at Toronto specifically, mortgage rates, the Bank of Canada, employment, GDP and inflation, and what the current numbers mean for buyers and sellers. For buyers, the GTA remains a buyer's market with negotiating leverage still available. For sellers, competition has fallen, but buyers remain price sensitive and pricing correctly from day one is critical. The biggest question is whether the sharp drop in new listings represents a genuine supply contraction or discouraged sellers waiting for better prices. The August and September numbers should give us a much clearer answer.
