    Perry Keenan, The Flippin’ Mayor

    Perry Keenan is a seasoned real estate investor with nearly twenty years of experience. Perry found his passion for investing at a real estate seminar for flipping houses in 2005. Since then, Perry has spent time, not just flipping houses, but also acquiring buy and holds, wholesaling, and most recently purchasing a mobile home park. The first real estate deal was a quick flip that netted him and his partner $3,000 each. Perry was hooked. On their second deal, they lost about $2000 each. Perry and his partner made the usual rookie mistakes on the next few deals but were able to turn things around and settled in on flipping "B" class properties. In 2007, when Perry and his wife Misty were expecting their 1st child, they decided to step out of the partnership and form their own real estate company, MSi Properties, LLC. They successfully flipped several properties, primarily working through foreclosure sales and courthouse auctions. When the real estate crash of 2008 happened, Perry and Misty were holding five mortgages including their personal home. Perry often jokes: "During the crash, you couldn't even get Warren Buffett approved for a home loan"., Faced with declaring bankruptcy, they sold two properties at a loss and converted the other two houses to rentals, because they were too far "under water " to sell. Perry then took a sales managers position with a roofing company in Hendersonville, Tn and gave up on real estate. The next 4 years were brutal. A bad run of bad renters and a crappy housing market burned them out on real estate. In 2012, Perry was elected Mayor for the Town of Pleasant View, Tn. and in 2014 got back into house flipping. He was working to crawl out of a bad real estate hole, but could not get ahead because of the constant problems with their rental tenants. Ready to throw in the towel and consider bankruptcy again to get rid of the two houses, Perry sat down with his parents to get financial advice. They suggested he reach out to family friend Johnny Lindahl and get his thoughts on the two houses Perry had been holding since the '08 crash. In 2015, Perry had a four-hour lunch meeting (no joke, it really was 4 hours), with Johnny who quickly became his real estate mentor. Johnny, with wisdom and clarity, was able to point out the long-term differences between flipping houses versus buy & hold. The biggest take-a-way from that lunch meeting was learning the "Power of 10", which Perry loves to “pay it forward” in detail when time permits. Perry spent 8 years as Mayor of our home town and have hundreds of hours in speaking engagements to small and large audiences. He truly feels obligated to "pay it forward" with the knowledge others have given to him. Not to sound religious, but he believes if you are willing, God will use you to touch the lives of others through your words. In speaking engagements, his goal is to always connect with the audience and give them that “one thing” they need to hear at that precise moment. He says, “Nothing is more satisfying than having someone come up to you years later, and reference a line or a thought from a talk or a speech you gave.” Now Perry has a new passion for mentoring others and changing their financial futures through the power of real estate. “I love when people ask me about real estate, I can talk about it for hours! There are just soo many ways to make money without having to have a lot of money” Perry often says. “It’s the one true way to become a millionaire, without having to first be a millionaire.” Perry has a goal to make sure people don’t get discouraged in the beginning. “Everyone has to start somewhere. It takes time, effort, and consistency to change your financial future”. Perry and his wife currently own 40+ doors with a goal of acquiring 40 more in the next 18 months. Since 2015, Perry and Misty have been Blessed in steadily building their buy and hold portfolio of over $6,000,000.
