    I Wasn't Supposed to Be Successful | Alfonso Cuadra | Ep. 118

    In this special solo episode of the WealthGenius Podcast, Alfonso Cuadra steps away from the usual guest format to answer questions from the audience and share some of the lessons that have shaped his life, business, and approach to real estate. Alfonso opens up about the importance of having a sense of urgency and continuing to move forward—even after you've already achieved success. He explains why becoming comfortable can be one of the biggest obstacles to growth and why he continues to work, build, and invest even though he could have retired years ago. The conversation then moves into real estate, where Alfonso breaks down a strategy he believes can be particularly dangerous for inexperienced investors: flipping. He explains why relying on appreciation and having to sell an asset to make money can expose investors to significant risk, especially when markets turn. Instead, he shares why he prefers boring, long-term investing strategies focused on multifamily properties, cash flow, and managing downside risk. Alfonso also answers the question: "If someone gave you $50,000 today, how would you invest it?" His answer reveals how he thinks about leverage, partnerships, and using capital as a tool to build much larger real estate portfolios. But the most personal part of the episode comes when Alfonso is asked what belief about himself had to die for him to become the person he is today.
