Mission-Aligned Investing for Endowments & Foundations

In this episode of Commonfund Point of View, Julia Mord, Chief Investment Officer, is joined by Caroline Greer, Managing Director, and Brian Cohen, Managing Director, to unpack what it takes to build a mission-aligned investment portfolio. They discuss how mission-aligned conversations typically start, how to assess a portfolio's current alignment, and why a clear "theory of change" keeps strategy consistent as committees change over time. The conversation also covers the range of strategies involved — from fixed income and private credit to venture capital and real estate — and place-based investing, where capital is directed into the specific communities clients serve. Tune in for a practical, fifteen-minute look at how endowments and foundations are putting mission and capital to work together.

Real Estate & Infrastructure: Finding Opportunity After the Repricing

In this episode of Commonfund Point of View, Chief Investment Officer Julia Mord sits down with Paul von Steenberg, Managing Director and Head of Real Estate and Infrastructure Investing, to assess where the real estate market stands after three years of revaluation — a correction longer in duration than the GFC. Paul shares his views on the sector-specific dynamics driving recovery, the blurring boundary between real estate and infrastructure, the crowded but still-compelling data center opportunity, and what it takes to identify GPS with a genuine edge versus those who simply benefited from a decade of cheap debt. He also outlines what Commonfund targets as fair compensation for illiquidity in private real estate — and why the forward-looking picture looks more attractive than it has in years.

Evolving Landscape of Private Credit

In the latest episode of Commonfund Point of View, Julia Mord and Vincent Kravec discuss the evolving landscape of private credit, highlighted by its recent media attention and investor interest. Kravec emphasizes the complexities and risks associated with Business Development Companies (BDCs), particularly concerning overlapping portfolios and the varied types of loans investors may not realize they are underwriting. Commonfund takes a diversified approach, opting for multi-strategy allocations that leverage opportunities in asset-based finance and opportunistic investments, reducing reliance on traditional senior lending. The conversation also touches on the less efficient European market, seen as a source of niche investment opportunities. Overall, Commonfund aims to position its investment strategy as an adaptable and resilient approach amidst shifting market dynamics.
