Getting the appointment is only the beginning. Learn how to prepare, ask the right questions, connect your value to the seller’s priorities, and guide the conversation toward a signed agreement or clear next step. This podcast is for the real estate agents building their dream life and business on their terms, especially if you are working another job, raising a family, or building it all at once. In this episode of the Double Duty Agent Podcast, Coach Carla walks you through a successful listing appointment from beginning to end. You finally got the appointment, but now the questions start. What should you bring? How should you begin? When do you talk about price? How do you explain your value without reciting your entire listing presentation? And how do you end the conversation without saying, “Let me know what you decide”? A listing appointment is not simply a presentation you give to a seller. It is a decision-making conversation you lead with the seller. Your listing packet, CMA, forms, and marketing materials support that conversation, but they do not lead it. Carla breaks the appointment into a clear path so you can arrive prepared, keep the seller at the center, and guide the next right step with confidence. You’ll learn: What to confirm, research, and prepare before arriving at the appointment How to open the meeting, set the agenda, and establish yourself as the guide The questions that uncover the seller’s motivation, timing, concerns, and decision-making process How to tour the home through the seller’s eyes How to use the Five-Star Experience question to discover what matters most A simple formula for connecting your value directly to the seller’s priorities How to discuss preparation, pricing, marketing, representation, and compensation How to ask for the business and leave with a signed agreement or a specific next step This is not about pressuring the seller or delivering a perfect presentation. It is about listening carefully, understanding what matters, providing clear guidance, and leading the conversation well. This isn’t just content. This is coaching. Let’s go. “The listing appointment is not a presentation that you give to the seller. It is a decision-making conversation that you lead with the seller.” The Listing Appointment Path A successful listing appointment has a clear flow: Prepare before you arrive Open the appointment and set the agenda Understand the seller’s motivation, timing, concerns, and priorities Tour the home through the seller’s eyes Ask what would make this a five-star experience Connect your value to what the seller said matters Discuss preparation, pricing, and marketing strategy Explain representation and compensation using broker-approved guidance Guide the seller toward the agreement and next step A Question to Take Into Your Next Appointment Before explaining everything you do, ask: “What would make this feel like a five-star experience for you?” Then listen for what the seller values most, such as communication, timing, financial outcome, security, honest advice, less stress, or a clear plan. Once you know what matters, use this simple value connection: “You said ______ matters. That makes sense because ______. Here is how I help with that: ______.” Coaching Reflection Question What part of the listing appointment do you need to become more intentional about? Is it preparing before you arrive, asking deeper questions, connecting your value, discussing price, or guiding the final decision? Choose one part of the appointment and strengthen your plan before your next seller opportunity.
