From 1 Rented House to $10M a Year in Airbnbs He Doesn't Own

He started with one rented house while working as an engineer. Now he does $10M a year in Airbnbs. Humza Zafar was an electrical engineer at the Philadelphia airport when a YouTube video showed him rental arbitrage: rent a place from a landlord, list it on Airbnb, keep the difference. He made 40 to 70 cold calls before one landlord said yes, and that first unit netted about $2,000 a month. At 10 units he was clearing around $15K a month. In December 2022 he did $100K in revenue and $30K in profit in one month, called his boss, recorded it and quit. That video got about 3 million views. Five years in, he runs 300+ units, does about $10M a year in revenue and $2M in net profit, and works about one hour a week. In this episode you'll learn: → How to start rental arbitrage with $10,000 and a Zillow filter → The one number on AirDNA to check before you sign any lease → Why he made more profit at 300 units than he did at 500 → How he cut furniture from $12,000 to about $3,000 per apartment by going to the factories in China → Why he charged $2,000 a night for a Messi game when the software said $700   Subscribe to Official Success Formula for more real conversations with founders who built from nothing. I Sold a $35,000 Suit. Here’s What You’re Paying For

He quit Xerox the same day to sell suits. Now he's Houston's Suit Boss, with a $35,000 suit sold. Adam Ross is the founder of Adam Ross Custom in Houston, known around town as "the Suit Boss." He started out cold-calling for Xerox and walked out the day a tailor offered him a job in custom clothing. He launched his own company on January 1, 2020, with no savings, weeks before COVID shut down the mills he buys from. Today his shop sees 8 to 10 clients a day, dresses pro athletes and Houston's business crowd, and has sold a single suit for about $35,000. In this episode you'll learn: • The real difference between a $500, a $2,000 and a $10,000 suit, and why a bespoke one takes over half a million hand stitches • How he kept a two-month-old business alive through COVID by altering people's closets in their homes for 8 months • The $35,000 suit with 24-karat gold woven in, cut from a fabric only about 25 people on Earth could wear • How he went from $7,000 in the bank and a $10,000 check due to a $75,000 walk-in the next morning • Why everyone on his team has to vote yes before a new clothier can join Follow the guest: Instagram: https://www.instagram.com/adamrossthesuitboss/ Website: https://adamrosscustom.com/ Phone: (713) 221-4217 ⏱️ Chapters 0:00 Intro 1:07 How Did a Xerox Salesman Become Houston's "Suit Boss"? 13:09 How Do You Leave Your Boss and Start Your Own Company? 21:41 What Was His Biggest Mistake in Year One? 26:46 $500 vs $2,000 vs $10,000 Suits: What's the Difference? 36:11 What's the Most Expensive Suit He's Ever Sold? 38:07 How Do You Get Someone to Spend $10K on a Suit? 46:08 How Did He Land His First NFL Player? 54:57 When Do You Stop Doing Everything Yourself? 1:07:21 What Nobody Warns You About Building a Business 1:10:57 Did He Ever Want to Quit? 1:17:33 When Did He Stop Drinking? 1:21:03 Rapid-Fire Questions 1:31:11 Where to Find Adam Ross Custom Subscribe to Official Success Formula for more real conversations with operators who have actually built something. The AI App That's Trying To Replace Zillow And Every Human Appraiser

Boris Sanchez started his first business at seven years old, running a food delivery hustle inside his own school in Colombia. That entrepreneurial streak nearly got cut short when his mother, a prominent attorney who had won a case against Pablo Escobar's cartel, received threats against the family. They fled the country with about $3,000 and started completely over in the United States — his mother went from practicing law to sweeping floors while Boris worked odd jobs, sold pool cues on eBay, ran a car dealership, and paid his own way through college and an MBA in London. He eventually found his way into real estate, working as a mortgage loan officer before moving into hard money lending, house flipping, and commercial deals. By 2019 he had scaled to over 725 units and a million square feet of rentable space across apartments, self storage, and retail. Now, after three years of quiet development, he's just launched Reidy AI — an AI-powered real estate platform that delivers instant, unbiased property appraisals and connects investors with a network of thousands of lenders and buyers. He breaks down how the platform works, the biggest mistakes new investors make, and why he believes you don't need cash to start building real wealth in real estate. The Firefighter Who Built A Homebuilding Empire – Marc Rodriquez

Marc never went to college. He started out as a teenager pushing wheelbarrows of cement for a family pool builder, just to learn how construction actually worked. In his early 20s he became a Houston firefighter, working only nine days a month so he could use the rest of his time to build a construction business on the side. That business grew into spec homes, custom builds, and fee-based projects for investors who wanted a builder with real skin in the game. He walks through exactly how he raised his first capital from a landlord with spare cash, how that grew into a rotating pool of ten to fifteen investors who now earn fifteen to twenty percent annually, and the costly lesson he learned during Covid when he sold three properties early out of uncertainty and left half a million dollars on the table. He also breaks down the financial mechanics almost nobody explains publicly — how construction loans and draw schedules actually work, why he never lets money from different projects touch each other, what banks really look for before funding a build, and why job site cameras have saved him from stolen materials, broken windows, and workers who won't own up to mistakes. The Telehealth Company Your Doctor Doesn't Want You To Know About

Mike Stratton grew up on 10 Mile Road just outside of Detroit with a single 21-year-old mom, no money, and no exposure to anything beyond blue collar work. He dropped out of traditional school early, got certified as a personal trainer at 17, and decided he would never work for a salary. What followed was over a decade of grinding through fitness, sales, industrial machinery, and recruiting before he found his way back to the one industry that actually aligned with who he was. He co-founded Marek Health during Covid with less than $100,000 and built it into a 150-person telehealth operation that serves thousands of patients across all 50 states. He gives Shawn Lynch the full breakdown, how he built the business from zero, why most doctors still do not understand hormone optimization, how he recruits physicians who are not afraid to evolve their practice, and why he believes the traditional medical system is built around the minimum, not the optimal. He also talks about burnout, the mistakes he made as a leader, why he almost destroyed his company culture, and what he would do differently if he was starting Marek from day one.   Subscribe to Official Success Formula for more real conversations with founders who built from nothing. The Hardcore Closer Quit Coaching And Now Loans $6 Million A Month

Ryan Stewman built a 3,000 member mastermind with tiers priced at $3,000, $10,000, and $60,000 a year. Then he shut all of it down. Not because it was failing because it was draining him dry. He walked away from coaching entirely and launched Closer Capital, a business lending operation that now moves between $4 and $6 million a month with margins nobody in the coaching world can touch. He gives Shawn Lynch the full breakdown: why the mastermind model is a trap disguised as success, how he built the lending business from zero volume to a few million a month, and why passive income is a lie that real estate investors keep telling themselves. He also goes deep on AI, the 8 billion robots Elon is building by 2033, why America will likely be off the dollar before 2030, and how the government is openly selling insider trading access for $130,000 a month. This is the conversation most people in business are too scared to have. Build Your First Spec Home With This Step By Step Developer Plan – Eric Crutchfield

New construction real estate paid Eric Crutchfield four times what his first flip paid, and he has been building ever since. Eric walked out of prison with 150 dollars in his pocket. Today he has around 140 million dollars of development in progress, and he gives Shawn Lynch the full blueprint, from an empty lot all the way to a sold home. Every stage is covered. You will hear how to underwrite a lot before you ever make an offer, why the comparable market analysis is a builder's compass, and the napkin math rule of buying land at 20 to 25 percent of the finished home value. Eric covers construction loans, hard money lenders, and using business credit and credit repair to cover a down payment when you have no savings. He explains permits, vetting subcontractors, getting three to five bids on any line item over 5,000 dollars, padding a budget so overruns do not kill the deal, and the 20 to 30 percent margins that make ground up development beat flipping. He also explains why he is unwinding nearly 100 single family rentals and calls them the worst investment of his life.
