Marketing Education?

This week, Matthias and Jordan wade into the unknown—well, at least the unfamiliar and uncomfortable…to them. It’s really not an intrepid journey into the outer bounds of knowledge. It’s just their struggle with marketing, which they swear is educational. Not to be semantic, but, technically, they can’t advertise, so they must operate within a narrow lane of marketing. And they really want you to know that they feel the squeeze. Ok, maybe they just want you to know what they’re trying to accomplish when they “market.” Wait a second? Is this episode also marketing? It’s definitely educational, if not in the way intended. The club will definitely have a treehouse one day. Promise. It’s an all-new Get Invested. TOPIC & TIME 01:59 - Our Marketing is Education, Not Marketing Education? 05:05 - The Non-Accredited Wrinkle 07:52 - The Art of Brevity...and Boring? 12:46 - Marketing is Just Short-Form Literature, i.e. Narrative 18:40 - True Persuasion Rests in Authenticity 23:05 - The Long Game Embraces Spam Filters, Digital Waving, and Silence This is a public episode. What’s Next for Multifamily Markets?

The Federal Reserve recently announced a .25 percent interest rate increase in response to inflation persisting well above 3%. Matthias and Jordan talk through the causes of the current inflation levels, and what they think this rate hike means for the economy now and in the near future. They then focus in and work through what they see coming for multifamily markets and the opportunities this will present. Hit that big invest button. It’s an all-new Get Invested. TOPIC & TIME 01:14 - This Inflation Is Brought to You by 04:31 - Inflation Puts in a New Floor, and It's Sturdy 08:50 - More Multifamily Construction in the Future? 11:49 - If You Hang Out in a Hot Market, You Could Get Burned 16:16 - Value-Add and This Economy are Perfect for Each Other 23:18 - There’s No Big “Invest” Button in the Sky This is a public episode. Making Business Decisions

This week, Matthias and Jordan dive into an age-old tension: the need to work in the business vs. the need to work on the business. In other words, it’s always tough to find the time and perspective to step back and work on how the business could do things better for future success, rather than doing the actual things, now. Matthias talks through what he sees as his role as leader in this process, and both work through some of the challenges that can make this difficult and the choices and focuses that make achieving improvement goals possible. The discussion runs a bit philosophical this week but realizes its vision in the end. It’s an all-new Get Invested. One Owner’s Problem is Another’s Opportunity

It’s a match made in, well, a buyer’s heaven: a motivated seller and a savvy buyer with operational acumen. Sometimes, when an operator hasn’t executed the business plan for a property to the point of proving financial success by the time the loan is due, there’s no next step but to sell, even if the property is now stabilized and performing. This offers a great opportunity for the right buyer to step in with a new timeline and the skill to maximize all the work the previous owner already did. Matthias and Jordan break down this scenario, and how it’s possible for one operator’s burden to be another’s boon. It’s an all-new Get Invested. TOPIC & TIME 00:59 - A Diamond in the Rough, No Genie Required 04:36 - A Brief Note on Operational Efficiencies 06:10 - There Goes that Motivated Seller Who... 10:40 - Keeps the Good Money from Running after the Bad 13:52 - A Different Set of Humans is Just the Ticket 15:57 - Your Debt Has Terrible Timing 20:59 - The Buyer Will Take the Business Plan from Here 27:03 - Business Plans Must Be Shorter than Their Loan-Term Partners 32:03 - Tenant Satisfaction Guaranteed or Your Business Plan Back This is a public episode. The Lifecycle of the Real Estate Investor

This week, Matthias and Jordan talk through the real estate investor’s timeline of discovery and further commitment to development. It’s a process each investor must go through, and we’re here to help mark the path. Much like pharmaceutical testing, there are multiple phases, from initial encounter, to proof of concept, to major breakthrough, to broadening the testing and achieving watershed moments where the returns are undeniable, and the commitment must be scaled. Don’t worry, that last metaphor is only used in this blurb. It’s an all-new Get Invested. TOPIC & TIME 01:25 - An Investor’s Lifecycle Begins at Proof of Concept 05:00 - Matthias’s Discovers a Concept Has Proof 08:38 - Concentrate and Repeat to Build Wealth 16:42 - The Commitment Conversion 20:52 - The All-In Phase Brings Focus 24:54 - Everyone Needs Their Own Light Bulb Moment 28:00 - An Investor’s Lifecycle is a Journey This is a public episode. Leveraging (up with) Partnerships

This week Matthias and Jordan work through the different partnerships required to acquire and run multifamily assets. All of the partnerships prove pivotal, but some are closer to the circle’s center than others, and some rest at the bottom, (or top?) of a pyramid. And their roles are crucial at different points on the asset management timeline to secure a positive investment vector. Surprisingly, a lot of geometry is involved. In the end, after skills are sorted and philosophies aligned, what truly matters is they act with integrity and honesty—in other words, a good partner treats everyone fair and square. It’s an all-new Get Invested. TOPIC & TIME 01:14 - Constants vs. Variables in Partners & Risk Assessment 05:30 - Establishing GP Culture & Roles 09:48 - Leveraging Skill Sets in Asset & Property Management 13:58 - We Need a Sense of Urgency from This Insurance Team 16:19 - A Good Lender or Broker, Please Be 22:26 - The C in CPA is for Crucial 26:33 - A Quick Note on SEC Attorneys 28:00 - Risk and Partnership with Investors This is a public episode.
