We’re Stacy and Danielle, your hosts, and today we’re diving into one of the most crucial steps in the home-selling process—the listing appointment! Whether you’re a seasoned agent or just getting started, mastering the listing appointment is key to winning business and serving your clients well. So, let’s get started! First, you need to be prepared! Even over prepared. You can always shorten your presentation but it is more difficult to expound on an item your seller is interested in if you have not done the prep work in advance. One recommendation from us would be to make sure you have listened to these episodes: Episode 4 - Sandboxes are Good for Business and Episode 17 - Getting to Know Ourselves After preparation,  ask key questions beforehand. Find out why they’re selling, their timeline, and any concerns they might have. The more you know, the better you can tailor your presentation. Not every seller is excited to sell their home, there are some instances where leaving the home is not their first choice but a circumstance out of their control or comfort zone. What is in the Listing Presentation? Resume Sales Process Timeline Research Listing (we almost always have professional photographs) Marketing  Closing (I always mentioned my preferred title company as a great team member here) Listing Agreement Cover County Appraisal District Report (property taxes) Quick CMA RPR Report (Real Property Resources) CMA - Comparative Market Analysis Staging Tips (we recommend a third party) Listing Documents One other item you might like to include in your Listing Presentation is a “discussion place holder”  This is the place for the biggies that the seller needs to accomplish before the listing can go live, most likely even before professional pictures can be taken. The listing appointment is your opportunity to build trust, showcase your expertise, and ultimately win the listing. Sellers want to know four things: Can they trust you? Can you get their home sold? Will you make the process smooth for them? And will you get them the best price for their home?

    Faith in Real Estate Business

    This is our third and final  episode in our Faith and Real Estate mini-series that we are calling Building a Foundation that Lasts As Christian real estate agents our guiding principles of faith and family are deeply rooted in our relationship with Jesus Christ.  We use many biblical examples to run our businesses and that is what led the two of us to start a podcast that would encourage other real estate agents.  We know we are not the only agents who feel this way and we want it to become commonplace to allow your spiritual strength to be openly and honestly communicated. We hope, yes pray, that this mini-series sets the stage not only for your 2025 year but beyond.  As we have mentioned, we do lift up each episode in prayer and we want to share that moment with you. There would be no need for the “Code of Ethics” course if every agent allowed their Christian faith to guide them. Living out your faith can influence business practices, like honesty in transactions, transparency with clients, and treating all parties with respect. With that, we are going to revisit an acronym that is very common to us as real estate licensees: 0LD CAR - Obedience Loyalty Disclosure Confidentiality Accounting Reasonable Care (Due Diligence) Our main purpose of beginning this podcast was to help real estate professionals to use their guiding principles of faith and family to be successful. As our introduction to this series suggests, it was time to take our purpose to the next level and share how we feel our faith is a strong force. We wanted to be “ethical” and put our faith in full view. When we consider serving over just selling we really put our faith into practice. As real estate agents, we do a lot of “selling”, whether working with a buyer, a seller, or reminding our family why we aren’t home every evening or weekend. When we truly see our vocation as one of service, we can make better decisions about our time and boundaries. When our family sees our business as the benefit it is for them and for others, they will be understanding and blessed. Ha, they may even recommend us!
