Is Maui’s luxury real estate market crashing or correcting?

Is Maui’s luxury real estate market crashing — or is it simply correcting after an extraordinary few years? In this month’s luxury market report, Lahaina Lee takes a closer look at what’s really happening in Maui’s high-end real estate market. Headlines can make market shifts sound dramatic, but the luxury segment requires a closer look at sales activity, pricing, inventory, and buyer behavior. Rather than focusing on the noise, this episode looks at the underlying market data and asks a more important question: what does the current Maui luxury real estate market actually tell us about where things are headed? Whether you own a luxury property on Maui, are considering buying a Maui luxury home, or are simply watching the Hawaii real estate market, this report offers context for understanding the changes taking place. In this episode: • Is Maui luxury real estate actually crashing? • What the latest luxury market activity is telling us • How current conditions compare with the extraordinary post-2020 market • What changing inventory and buyer behavior can reveal • Why the luxury market needs to be looked at differently from the broader Maui real estate market • What Maui luxury buyers and sellers should be paying attention to right now You can find the full BLOG POST HERE: LINK Aloha Group Maui 🌺 Website: https://www.AlohaGroupMaui.com 📧 Email: Lee@AlohaGroupMaui.com If you’re following Maui real estate, Maui luxury real estate, Hawaii real estate, luxury homes on Maui, or the Maui housing market, subscribe for more market analysis and updates from Lahaina Lee. In this edition of the Maui Real Estate Advisor, Lahaina Lee looks past the official dashboards to uncover the true status of residential and commercial recovery on the ground.  While headlines report nearly 600 homes rebuilt, a closer look at the data tells a very different story once pre-fire projects are factored out. September Market Report: Maui Condo Medians Hit a 5-Year Low

Maui condo median prices just dropped 18% in a single month to their lowest level in more than five years—down to $564,950. But before anyone hits the panic button, look closer at what the data actually says. In this September 2026 edition of the Maui Real Estate Advisor market update, Lahaina Lee breaks down the August numbers across condos, single-family homes, and vacant land, untangling why a collapsing median doesn't necessarily mean falling property values. In this episode: The Condo Median "Plunge" — Why the median dropped $120,000 in 30 days while active inventory hit its leanest point in over a year.Price Drop vs. Mix Shift — The two critical statistical tells that reveal what is actually trading hands versus widespread repricing.Inventory & Months of Supply — What 830 active listings and rising pending sales mean for buyer leverage heading into the fall.Single-Family Homes Invert the Trend — Closings jumped, medians firmed to $1.2M, but one specific pipeline metric warrants caution for September.Vacant Land Reality Check — Why a wild swing in median parcel prices proves you can't build a trendline on small-sample sales.Strategic Takeaways — What current pricing realism means for condo sellers facing 170+ days on market, and why waiting without data is the costliest move you can make.Have questions about your specific property or where your slice of the market sits? Did Your Maui Condo Get Rezoned? Not Yet. Here's What Actually Happened.

If your Maui condo is on the County's proposed hotel zoning list, don't assume your property has already been rezoned. In this episode of the Maui Real Estate Advisor Podcast, Lahaina Lee explains what the Maui County Council actually approved, why many condo owners are misunderstanding the recent vote, and where the proposed rezoning process really stands today. You'll learn: Why being on the list is NOT the same as being rezonedThe difference between the recent Council resolutions and an actual zoning changeWhere the proposal is in Maui's approval processWhat happens next before any property can be rezonedWhy each condo property will be evaluated individually—not as one all-or-nothing packageThe realistic timeline owners should expectThree practical steps every Maui condo owner should take nowWhether you own a vacation rental in West Maui, are considering buying or selling a condo, or simply want accurate information about Bill 9, hotel zoning, and Maui condo rezoning, this episode provides a clear, fact-based explanation without the rumors and misinformation circulating online. Topics covered: • Maui condo rezoning • Bill 9 Maui • Maui vacation rentals • Hotel zoning (H-3 & H-4) • Planning Commission process • Short-term rental regulations • Maui real estate market • West Maui real estate • Condo ownership in Maui For the full breakdown, read the blog here: LINK The two resolutions divide the first wave of properties into two groups, based on the way the County thinks they qualify for hotel zoning: Resolution 26-110 covers apartment-district properties with timeshare, leasehold, single-ownership, or variance status. It is the broader, more mixed category. Resolution 26-111 covers properties the County says already function like hotels: 24-hour front desks, property-wide housekeeping, multiple and often unionized staff. This is the narrower, and legally simpler, category, because the argument is essentially “rezone it to match what it already is.” You can and should read them. These are the amended CD1 versions the Council advanced in late July: •  Resolution 26-110 CD1 (timeshare, leasehold, single-ownership, variance) LINK •  Resolution 26-111 CD1 (properties that operate like hotels) LINK Both links go to the County’s own Legistar system. If your building is named, it is named there. If a neighbor or a Facebook post says your building is on the list, verify it against these documents, because the lists have already been amended more than once. Maui Buyers Finally Made Their Move | July 2026 Market Report

June brought a major shift in the Maui real estate market. Last month we pointed out that the real story wasn't slowing sales—it was the surge in pending transactions. In June, those buyers followed through. In this month's Maui Real Estate Advisor, Lahaina Lee breaks down the latest market data and explains what it means for buyers, sellers, investors, and property owners. For more details, here's the LINK to the blog post. In this episode: • Condo sales jump 73% in a single month • Pending sales remain strong, signaling continued buyer demand • Median condo prices rebound while activity concentrates in the mid-range market • Home sales reach their highest level in a year as inventory returns to a balanced market • Luxury homes begin moving again after months on the market • What Bill 88 may be signaling for Maui's vacation rental market (with a full breakdown coming next week) While the market continues to favor buyers, June suggests that the window of maximum negotiating leverage may be narrowing. If you're thinking about buying, selling, or simply keeping up with the Maui market, this monthly update will help you understand what's happening beyond the headlines. Maui Recovery Update: The Real Impact of Bill 88 and Bill 9

Maui Recovery Update | June 2026 | Lahaina Lee Bill 88 passed. Lahaina is rebuilding. And new questions are already emerging about what comes next. More details are in the blog post: LINK In this June 2026 edition of the Maui Real Estate Advisor, Lahaina Lee breaks down everything you need to know about the month's biggest developments — from the landmark Bill 88 vote to Lahaina's recovery numbers, infrastructure milestones, and the K-shaped tourism economy reshaping the island. In this episode: 🏛️ Bill 88 — The Maui County Council passed Bill 88 by a 7-2 vote on June 19, creating two new hotel zoning categories (H-3 and H-4) for Minatoya-listed properties. What it does — and what it doesn't — do for the ~4,500 units across 104 complexes that may be eligible. 📋 What Comes Next — No application process, no eligibility list, no timetable yet. The Planning Department's eligibility list is now the most important document in Maui real estate. Here's why. ⚖️ Bill 9 is Still Law — Bill 88 creates a pathway. But Bill 9 is still fully in effect. If you own in an affected complex, this section is for you. 🏘️ Lahaina Recovery Numbers — 575 residential permits issued, 220 homes completed, 310 under construction. Real progress — but 2,200 structures were destroyed, and commercial rebuilding remains virtually nonexistent. 🚧 Infrastructure Update — Lahaina Waterline Improvement Project, Emergency Evacuation Route, harbor railing, highway guardrails, traffic signals, and more. Things are finally moving. 🏝️ Tourism — Maui's market is steady but deeply uneven. Ka'anapali and Wailea are holding up. Other areas are starving. It's a K-shaped economy, and which side your property sits on matters more than any headline number. Questions? Reach out to Lee at Lee@AlohaPotts.com — every message gets a reply.
