You still need to understand due diligence, public records, comparable sales, repair costs, contracts, financing, title, cash flow, market demand, & the numbers behind the investment.     Is flipping houses profitable in today's housing market? Even more importantly, properties purchased between $100,000 and $200,000 produced an average return of approximately 32%, outperforming the national average. But that doesn't mean every inexpensive property is a good investment. Homes purchased below $50,000 actually produced negative returns on average. When you're buying and flipping houses, cheap doesn't always mean profitable. I get into sellers who now Google you before they talk to you, including the one who asked my business partner Ryan straight out whether he planned to assign the contract, and what a hotmail address from 2009 does to that conversation. Then I show you the snowball effect of treating listing agents as acquisition partners rather than gatekeepers, the simple math of 300 agents where one in three brings you a deal a year, and why AI eats the low skill grunt work but cannot build rapport with a 50 year old agent or hold a relationship you spent years earning.
