£2.5M SEMI-COMMERCIAL Case Study: Would You Buy This Deal?

A £2.5 million semi-commercial investment can look compelling at first glance, but would it still stack up once you test the income, tenants, operating costs and risks behind the headline figures? In Episode 123, Gareth Morgan and Mark Watts work through a real multi-unit freehold opportunity comprising 24 student let units and commercial space on the ground floor. They share how they moved beyond the asking price and gross rental income to assess whether the deal genuinely worked for them. In this episode, we discuss: ·       How they approached a £2.5M semi-commercial investment opportunity. ·       Why acquisition costs such as stamp duty, VAT, professional fees and potential capital expenditure need to be included in the numbers. ·       How student lets, private residential use and Local Housing Allowance created different Plan A, Plan B and Plan C scenarios. ·       Why gross rental income can be misleading once bills, maintenance and occupancy are considered. ·       How commercial tenant covenant strength, lease terms and break clauses can affect the quality of the income. ·       Why separate utilities, planning, fire safety and other compliance checks matter with multi-unit property. ·       How blended yields, finance costs, cash flow and cash-on-cash return fed into their own view of value. ·       Why getting offered 75% loan to value does not automatically mean borrowing to that level is the right decision. ·       How they used their due diligence to arrive at an offer below the £2.5M asking price. This episode gives property investors a practical look at the level of analysis that can sit behind a larger semi-commercial deal and why a good investment needs to remain manageable when circumstances change, not only when every assumption goes to plan. The HAMLET CHALLENGE: The Smarter Way to Quickly Assess & Stack a Deal to Work Out Your MAXIMUM OFFER PRICE

One of the most common questions property investors ask is, how much should I offer for this property? The Hamlet Challenge turns that question around by starting with the end value and working backwards to find an indicative maximum offer price. In Episode 122, Gareth Morgan shares a simple framework introduced to him by his old mentor and friend Dixie Walker. Designed as a quick first-stage assessment, it can help investors filter refurbishment opportunities before spending hours on deeper due diligence. In this episode, we discuss: ·       Starting with the end value or GDV rather than the asking price. ·       Applying an expected refinance figure, using 75% LTV in Gareth's example. ·       Deducting refurbishment costs and the wider costs of the project. ·       Working backwards to an indicative maximum purchase price. ·       Using the calculation to decide whether a deal has enough potential to explore further. ·       Why the Hamlet Challenge should never replace full due diligence, valuation checks or lender criteria. Using Gareth's example, a £200,000 end value, 75% refinance, £40,000 refurbishment budget and £10,000 of other costs produces an indicative £100,000 purchase price for an all-money-out scenario. If you regularly assess refurbishment opportunities, this episode gives you a straightforward way to filter potential deals quickly, start with the end in mind and let the numbers guide your next step. Could Your HOME Fund Your Next PROPERTY DEAL?: A Real CASE STUDY on Using EQUITY to Create Opportunity

Having equity in your home can create opportunities to invest in property, but just because the equity is there does not automatically mean you should use it. In Episode 121, Gareth Morgan and Mark Watts walk through a real client case study where a main residence was used as additional security alongside bridging finance to help fund an investment property. They explain why a standard residential remortgage was not suitable for this client, how the funding was structured and why the margin for error was such an important part of the decision. In this episode, we discuss: ·       The difference between having equity and having equity available for borrowing. ·       Why a residential remortgage may not always be an option. ·       Using a main residence as additional security alongside bridging finance. ·       A live case involving a £500,000 home, a £63,000 investment purchase and refurbishment costs. ·       Why valuations, loan-to-value limits and contingency funds matter. ·       The importance of a clear refinance or sale exit strategy. ·       Why this type of structure is highly deal specific and carries additional risk. ·       Why first-time investors need to be particularly careful when putting their family home at risk. This is not about encouraging investors to take unnecessary risks. It is a practical look at how using home equity can create an opportunity in the right circumstances and why the numbers, experience, risk appetite and exit strategy all need to stack up before proceeding.
