    CRE AI in Leasing a Commercial Property in Silicon Valley for a Multinational Corporation_Tim Vi Tran_Season 1, Episode 49

    How can CRE AI help a multinational corporation evaluate where to lease commercial property in Silicon Valley, and where does experienced local representation still make the difference? In Part 2 of this two-part series, Tim Vi Tran, SIOR, CCIM, shares the Xxentria Technology Materials Company case study and examines the role of CRE AI in commercial real estate site selection, leasing analysis, and negotiation. Xxentria is a Taiwan-headquartered manufacturer with operations in China, Mexico, New Jersey, and other markets. By 2022, the company wanted to establish a stronger West Coast presence. Before contacting The Ivy Group, Xxentria had already spent several months working with a larger, better-known commercial real estate firm. Communication was slow, progress was limited, and the company felt its requirements were not being fully understood. When The Ivy Group became involved, the process started with understanding Xxentria’s business and operational needs. Where did senior leadership and employees live? Where were the company’s customers and suppliers? How would the Bay Area operation fit into its worldwide footprint? What were the total occupancy costs? Which location would best support recruiting, transportation, customer access, and long-term operations? The Ivy Group evaluated Berkeley, Mountain View, Santa Clara, Sunnyvale, North San Jose, and Fremont. Fremont ultimately offered the strongest combination of central Bay Area access, lower occupancy costs, transportation connectivity, access to three major international airports, and proximity to the region’s technical talent and advanced-manufacturing ecosystem. CRE AI can help organize data, compare markets, identify publicly available properties, and support initial location analysis. The transaction also required information and experience that AI could not provide. The Ivy Group had already completed another lease in the same building. We knew the landlord and the landlord’s broker, and we understood how they approached rent, annual increases, security deposits, tenant improvements, concessions, lease structure, and financial qualifications. That local experience helped us negotiate more intelligently while protecting the confidentiality of other tenants and transactions. Xxentria established its Fremont operation in 2022 and remains there today. This case study shows how CRE AI can support the commercial real estate process, especially when analyzing locations, organizing market information, and identifying available properties.     How should investors decide whether to hold, refinance, reposition, sell, or exchange a commercial property? In Part 2 of this two-part series, Tim Vi Tran, SIOR, CCIM, explains how a commercial real estate pro forma can serve as a dynamic CRE investment decision framework—not simply a spreadsheet used at acquisition. A well-built pro forma helps investors compare commercial real estate with other uses of capital while evaluating projected income, expenses, financing, capital requirements, appreciation, and risk. Because commercial real estate can provide rental income, depreciation benefits, potential appreciation, leverage, and greater control over an asset, it can offer advantages that differ significantly from stocks, bonds, cash, and other investments. At the same time, investors must account for management requirements, capital expenditures, leasing risk, transaction costs, and potentially long holding periods. Tim discusses why the pro forma should evolve as the property and market change. Tim also explains why investors should examine several investment horizons—from approximately 3 and 5 years to 10, 15, and 20 years. Shorter-term models can reveal leasing, financing, and tenant-rollover risks, while longer-term models can help investors understand the potential effects of rent growth, capital expenditures, debt reduction, appreciation, and changing market conditions. The further into the future an investor projects, the greater the uncertainty. That makes scenario analysis increasingly important. Financial software and AI can help organize information, calculate returns, test assumptions, and compare scenarios. But they do not replace experienced commercial real estate judgment. Assumptions about achievable rents, future vacancy, tenant improvement costs, financing terms, capital expenditures, exit cap rates, and local demand require real-world market knowledge. It is to understand how the investment could perform under different conditions, and what strategic options may be available when those conditions change.     How is artificial intelligence changing commercial real estate site selection—and where does human expertise still matter most? In this episode, we highlight insights from Tim Vi Tran, SIOR, CCIM, Founder and President of The Ivy Group, who contributed his perspective to the SIOR Report Summer 2026 article, “AI-Enhanced Site Selection,” published by the Society of Industrial and Office REALTORS®. Tim explains how The Ivy Group is applying AI in practical ways to help retail, office, and corporate clients evaluate potential locations more efficiently. By combining AI-enabled tools with CoStar, proprietary data, and decades of market experience, the Ivy Team can assess factors such as workforce distribution, commute patterns, available talent, market trends, occupancy costs, freeway and transportation access, and long-term corporate growth objectives. For corporate users, AI can also support broader real estate strategy, including multi-market comparisons, site selection, portfolio planning, and decisions about where and how a company should expand its physical footprint. But AI has limits. Tim discusses the risk of AI hallucinations and why reliable data, market knowledge, professional judgment, and careful verification remain essential in commercial real estate. The technology can accelerate research and analysis, but it cannot replace trust, empathy, accountability, or the experience required to interpret what the data actually means for a client. The Ivy Group is also exploring the use of a private large language model trained on its own case studies, closed transactions, articles, videos, podcasts, and proprietary knowledge to produce faster, more customized insights. This continues a long history of technology adoption at the firm: more than a decade ago, Tim developed his own software data management platform to monitor transactions in real time, generate pro forma reports, and manage pipelines, projects, and contacts. In this episode, as Pt 1 of a two-part series, Tim Vi Tran, SIOR, CCIM, explains how investors can use a real estate pro forma as a practical decision-making framework to evaluate cash flow, financing, operating assumptions, appreciation, expenses, and long-term investment performance. The goal of pro forma analysis is not simply to produce a spreadsheet. It is to test whether the assumptions behind an investment are realistic, sustainable, and supported by the market.     Regional Market Knowledge for Commercial Leasing in Fremont, CA for an International Company_Tim Vi Tran_Season 1, Episode 45

    How The Ivy Group Helped an International Company with a Commercial Leasing in Fremont, CA (Part 1 of 2: the CenterVue Case Study) For an international company entering Silicon Valley, choosing commercial real estate requires more than identifying available space. It takes regional market knowledge, operational insight, and a clear understanding of how a facility must support the business today and as it grows. CenterVue, an Italian manufacturer of advanced ophthalmic diagnostic equipment, needed a Fremont, California location that could accommodate sales, administration, equipment storage, maintenance and repair, shipping and receiving, and technical support. The Ivy Group evaluated prospective flex properties based on how CenterVue actually operated. Key considerations included the office-to-warehouse ratio, equipment access, electrical power, building configuration, zoning, rent and operating expenses, employee accessibility, transportation, and future expansion potential. Fremont also offered an important cost and location advantage compared with many Peninsula alternatives. Knowing how to evaluate those tradeoffs required both local experience and broader regional market knowledge of Silicon Valley commercial real estate. In November 2014, The Ivy Group helped CenterVue lease flex space in Fremont. That transaction became the beginning of a client relationship that has continued for 12 years. As CenterVue expanded and later merged with a larger global eye-care organization, its original facility no longer met the company’s needs. New executives wanted a more modern property that better reflected the organization’s next stage of growth. CenterVue again turned to The Ivy Group. We realigned the company’s Fremont leasing strategy, helped identify and secure a new location, supported the transition of the lease to the newly merged organization, evaluated market rents and financial qualifications from the landlord’s perspective, and negotiated a longer-term lease structure with renewal capabilities. This case study demonstrates why successful commercial leasing depends on more than property listings.
