AdvanceCM + Holded: How to Sync Rental Invoices

AdvanceCM’s new Holded integration lets you keep managing rental invoices in AdvanceCM and sync them to Holded for local invoicing. In this episode, we walk through the two ways to sync: manually with Schedule Export, or automatically whenever an invoice is updated. We cover the setup, which starts with an API key created in Holded, and where paid, unpaid or overdue, and cancelled invoices land once they arrive. We also explain one rule to know before you approve anything: once Holded approves an invoice, later AdvanceCM edits no longer sync to it. There’s a brief note on VeriFactu, Spain’s regulation on invoicing systems, but nothing in this episode is tax or legal advice. By the end, you’ll know how to connect the two systems, when to use each sync method, and what to check before an invoice is approved. Key Takeaways: ✅ Invoices sync one way, from AdvanceCM to Holded. ✅ Sync manually with Schedule Export, or automatically when an invoice is updated. ✅ Setup starts with an API key created in Holded and entered under Integrations in AdvanceCM. ✅ Paid invoices go to Payments, unpaid or overdue ones to Invoices, and cancelled ones become credit notes. ✅ Once Holded approves an invoice, later AdvanceCM edits don’t sync, so finalize it in AdvanceCM first. Managing 4 Rental Properties From One Screen: David Emerson's AdvanceCM Story

David Emerson has run SurfBreak at Paunch, a four-property vacation rental business in Bocas del Toro, Panama, for 11 years. In this episode, he walks through why he switched from Tokeet’s original app to AdvanceCM and what changed in his day-to-day booking management. We cover how AdvanceCM’s channel manager keeps every booking site in sync, so one reservation blocks the same dates everywhere else automatically. David explains why live chat support has made the biggest difference for him, and how rate table updates became far simpler. He also shares his advice for other hosts weighing a channel manager, and his plan to grow from four properties to six over the next few years. This is a real host’s account of what changed for his business, not a product pitch. Key Takeaways: ✅ David switched from Tokeet’s original app to AdvanceCM for easier rate management across rooms and properties ✅ AdvanceCM’s channel manager syncs every booking site automatically, so one reservation blocks the same dates everywhere else ✅ Live chat support is the feature David says has made the biggest difference in his day-to-day ✅ His advice to other multi-property hosts: the time saved outweighs the cost of a channel manager ✅ David plans to grow SurfBreak at Paunch from four properties to six over the next few years Related Links: Company: https://www.tokeet.com/Blogs: https://www.tokeet.com/blog/Blog: Vacation Rental Channel Manager: How Surf Break at Paunch Runs Four Properties From One Screen 👉https://blog.tokeet.com/vacation-rental-channel-manager-case-study/ This is a public episode. AdvanceCM + Staido: Turning Website Traffic Into Direct Bookings

AdvanceCM now connects natively to Staido, a booking engine that runs inside a host’s own website. In this episode, we break down why website traffic doesn’t always turn into bookings, and where most vacation rental hosts lose guests in the process. We walk through how the AdvanceCM–Staido integration keeps availability, rates, and bookings synced automatically, so there’s no second calendar to manage. We also cover how guest payments route directly to the host’s own Stripe account, and how abandoned bookings get recovered with automated reminders. Pricing, the AdvanceCM/Tokeet partner rate, and the October 5 onboarding date are all covered in detail. This is a practical look at what the partnership actually changes for hosts, not just an announcement. Key Takeaways: ✅ AdvanceCM and Staido now sync automatically — availability, rates, bookings, and cancellations update in both systems without manual entry ✅ Guest payments go directly to the host’s own Stripe account; Staido never holds booking revenue ✅ Abandoned bookings get an automated, branded reminder instead of just disappearing ✅ Pricing is 2.9% per completed booking, or 2.5% for AdvanceCM and Tokeet customers through October 5, 2027 ✅ Host onboarding opens October 5, 2026 — the waitlist is open now Related Links: Company: https://www.tokeet.com/Blogs: https://www.tokeet.com/blog/Blog: AdvanceCM + Staido: How to Improve Direct Booking Conversion👉https://blog.tokeet.com/advancecm-staido-direct-booking-conversion/ This is a public episode. Why Your Booking.com Calendar Empties Out After Peak Season

Peak season doesn’t end with a cliff — it ends with a handful of small lags that quietly add up. In this episode, we break down why Booking.com occupancy softens right after the peak season: a rate floor still priced for July, a minimum-stay setting blocking shorter trips, and channels that fall out of sync as booking volume drops. We walk through each cause in order, and what actually fixes it — not generic advice, but the specific mechanism behind each one. You’ll hear how Rategenie’s rate rules and AdvanceCM’s Channel Manager and Autopilot address these as one connected system rather than three separate problems. We close with a practical checklist you can run through this week. If you manage rentals across Booking.com and other channels heading into shoulder season, this one’s for you. Key Takeaways: ✅ Occupancy slips after peak season because of three specific lags, not because demand disappears ✅ A rate floor still set for peak season blocks shoulder-season bookings before they even happen ✅ Minimum-stay and channel-sync fixes are usually faster wins than cutting your rate ✅ Rategenie and AdvanceCM handle pricing, availability sync, and manual workload as one connected system ✅ A short weekly checklist is enough to hold a calendar together through the slow stretch Related Links: Company: https://www.tokeet.com/ Blogs: https://www.tokeet.com/blog/ Blog: How to Keep Booking.com Occupancy Strong After Peak Season👉https://blog.tokeet.com/booking-com-occupancy-after-peak-season/ This is a public episode. Airbnb Reserve Now, Pay Later: The Payment Risk Hosts Aren't Prepared For

Airbnb’s Reserve Now, Pay Later feature lets guests book a vacation rental with $0 down, then pay the full amount closer to check-in. For hosts, that changes what a “confirmed” booking actually means. In this episode, we break down exactly how the policy works, including the 72-hour grace period Airbnb gives guests before a failed payment cancels the reservation outright. We cover the three risks hosts are raising most: last-minute cancellations, reservation squatting, and payments that quietly fail without warning. We also look at what actually changes for host payout terms, and what doesn’t. By the end, you’ll know exactly what to watch for and how to protect your calendar. Key Takeaways: ✅ Reserve Now, Pay Later lets guests book with $0 down and pay the full amount later — host payout terms don’t change ✅ A failed payment doesn’t trigger a backup charge; Airbnb gives a 72-hour grace period, then cancels the reservation automatically ✅ The three biggest host risks: last-minute cancellations, reservation squatting, and payments that fail without host visibility ✅ Eligibility is limited — check-in must be 14+ days out, the stay under 28 nights, and the balance at least $50 ✅ Automated reminders before the payment deadline are the most reliable way to cut down on forgotten-payment cancellations Related Links: Company: https://www.tokeet.com/ Blogs: https://www.tokeet.com/blog/ Blog: Why Airbnb Hosts Fear “Pay Later” Bookings 👉 https://blog.tokeet.com/why-airbnb-hosts-fear-pay-later-bookings/ This is a public episode.
