    You've accepted an offer, picked a closing date, and started packing. Then the title search comes back with an estate tax lien attached to an owner who passed away years ago — and your closing is suddenly on hold. In this episode, Attorney Kate Cerrone walks Connecticut sellers through the Certificate Releasing Liens: what it is, why it shows up more often than people expect, and how to keep it from derailing your sale. Here's what you'll learn: What the certificate actually does. Connecticut places an automatic lien on a deceased person's property for the estate tax — and the Probate Court adds a lien for probate fees. Until those liens are formally released and recorded, a title insurer generally won't insure the transfer.Why this isn't just an "inherited house" issue. The lien can reach any property where an owner in the chain of title died within the past ten years — including a home a surviving spouse held jointly with rights of survivorship.Where the certificate comes from. The Probate Court in the district that handled the estate, or the Department of Revenue Services when an early release is needed before the estate closes.The paperwork behind it. The estate tax return, the petition for the certificate, and the recording that has to happen with the town clerk where the property sits — not where the probate court is.Why timing matters.
