More homes are on the market than a year ago, yet the story behind prices isn't what most people expect. In this video, I break down the latest Houston figures, compare them to the national picture, and share one long-term trend quietly reshaping how often Americans buy and sell. Should You Make Repairs Before Selling Your House?

You've got a list of things you've been meaning to fix, and now you're selling, and you're wondering which ones actually matter. Here's what makes it hard: there are two completely different buyers shopping for your house, and they want opposite things. In this video, I break down what each buyer is worth in real numbers, why the gap between them is more lopsided than almost any seller expects, and what happens to the repair you decide to skip. Watch my video before spending a dollar on your house.

If you've been waiting for mortgage rates to drop before you buy in Houston, July's numbers might change how you think about that. This month's report revealed a few things about inventory, the luxury market, and where rates have really been that most buyers on the sidelines don't realize. How to Offer Under Asking Without Offending the Seller

You've found the home, the price feels high, and you'd like to offer less without blowing up the deal in the first five minutes. With Houston inventory up and homes sitting longer than they used to, there's often real room to negotiate, but how you ask matters as much as the number on paper. In my new video, I walk through the three things that decide whether an under-asking offer gets a real conversation or a flat no, including the approach that recently got one of my buyers more than $300,000 off asking. Watch my video to see how to build an offer that gets taken seriously.

Houston Market Update: Pending Sales Up 12% Again

The most recent numbers for the Houston real estate market are out. Pending sales are up over 12% year over year, and luxury home sales are up 17%, both for the second month running. But the number that caught my attention was in the jobs report, where Houston and the country went in noticeably different directions. In this video, I go through the June numbers and explain what that jobs comparison tells us about where the Houston market is heading. Watch my video for the full breakdown.

Should You Take a Cash Offer on Your Houston Home?

Most sellers hear "cash offer" and assume it means selling for less than the home is worth. Sometimes that's true, but it isn't the whole story: right now in Houston, nearly a third of single-family homes are selling to investors, most of them in cash, and that shift is worth understanding before you decide how to sell. In this video, I break down the three kinds of cash offers, how much each really pays once the fees come out, and the three situations where taking cash beats holding out for a higher price. Watch my video before you weigh your options, so you can run the math with clear eyes.

Houston's May Numbers: Pending Sales Hit a 4-Year High

The May numbers for the Houston market just came out, and a few of them are worth a closer look if you're thinking about buying or selling this year. Total sales dipped slightly, but the story underneath the headline number is a more encouraging one about where demand is heading. In this video, I break down three signals from May's report that point to a steadier Houston market in the months ahead, including one number we haven't seen since 2022. Watch my video to see what the data says about your next move.
