Episode 79 –– The Rate Lock Truth: What Lenders Don’t Tell You

Here’s a myth that costs homebuyers thousands in missed opportunities: once you’re pre-approved, your interest rate is locked in. It’s not. In this Mythbuster Monday episode, Michael Dendy and Rachel break down the truth about interest rate locks and how much control you actually have. First, let’s be clear: you can lock your interest rate whenever you choose during the homebuying process. You’re not locked in at pre-approval, and you’re not locked in after underwriting. The timing is entirely up to you and your loan officer. Michael’s team uses what they call a “green sheet” — a document showing different interest rate options with corresponding costs or credits. You get to choose which rate works best for your financial situation. Want the lowest rate? There’s usually a cost. Want to pay less upfront? The rate goes slightly higher. You control that decision. Here’s the real game-changer: you’re locking in a “rate sheet,” not a specific rate forever. If you locked at 2 points (paying significant fees) and rates drop, you can adjust. You can negotiate to a lower payment structure or change the rate entirely. As a mortgage broker, Michael’s team even has flexibility to shop other lenders if rates drop dramatically during the process. Understanding your true control over rate locks puts you in a stronger negotiating position. Reach out to our team with any questions or to apply: 615-499-6335 | Michael@DendyTeam.com

Episode 76 ––The VA IRRRL: Why Veterans Should Know About This.

If you’re a veteran with a VA loan, you need to know about the VA IRRL (Interest Rate Reduction Refinance Loan, pronounced “Earl”). In this episode, Michael Dendy explains this special refinance option that’s specifically designed to help veterans reduce their interest rates quickly and easily when rates drop. Unlike traditional refinances that require full appraisals, income verification, and extensive underwriting, the VA IRRL streamlines the entire process. There’s no appraisal required because the lender uses the current estimated value from your previous appraisal. You don’t have to re-verify your income. You don’t go through the normal underwriting process. This means you can close in as little as eight or nine days, compared to the typical 30 to 45-day refinance timeline. One important stipulation: you must wait 210 days from your first payment before you’re eligible to refinance with a VA IRRL. Additionally, loan officers aren’t allowed to refinance you unless the new rate drops by at least half a percentage point. This protects veterans from being charged unnecessary fees without real savings. Since there are no out-of-pocket costs, all refinance fees are rolled into the loan itself. This makes the VA IRRL an incredibly attractive option when rates drop, allowing veterans to reduce their mortgage payments without any upfront costs or complicated paperwork.
