Real Estate After Hours: What Buyers & Sellers Don’t See

In this episode of The Infinity Effect Podcast, Realtors Christy Morek and Sara Medrick pull back the curtain on what really happens behind the scenes in real estate. With more than two decades of combined experience, they share an unfiltered conversation about buyers, sellers, changing markets, difficult transactions, agent safety—and some of the unbelievable situations Realtors encounter that clients rarely see. Christy Morek Podcast The conversation begins with one of their biggest frustrations: the misconception that access to online listings and real estate information can replace the knowledge of an experienced agent. Christy and Sarah explain that Realtors aren't simply there to unlock doors. They research properties, verify buyers, analyze previous sales and improvements, evaluate market conditions, negotiate terms and help clients avoid potentially expensive mistakes. Christy Morek Podcast They also discuss how today's market is changing. Buyers have more negotiating room than they did during the most competitive years, while some sellers are still expecting prices based on previous market conditions. Their advice is simple: buyers and sellers need to understand the market they're actually in—not the market from a few years ago. Christy Morek Podcast Christy and Sarah also explain why choosing the right Realtor matters. Buying a home is often one of the largest financial decisions someone will ever make, and they encourage consumers to ask agents about their experience, knowledge of the area and references before deciding who should represent them. Christy Morek Podcast For sellers, the episode explores what professional marketing really looks like. Staging, photography, video, pricing strategy, landscaping and continuous monitoring of market activity all play a role. Christy explains why she believes every property deserves professional presentation regardless of whether it's a modest home or a million-dollar listing. Christy Morek Podcast Christy Morek Podcast Then things get entertaining. The two share some of their wildest experiences in real estate—from unexpected encounters during showings and discovering someone passed out in a garage during a final walkthrough to Christy being locked in a basement by a tenant and having to call 911. Christy Morek Podcast Christy Morek Podcast These stories lead into a serious discussion about Realtor safety and why verifying identities and knowing who you're meeting is so important. Christy Morek Podcast But underneath the stories is a larger message about relationships and service. Christy and Sarah explain that a good Realtor's job doesn't necessarily end at closing. Clients continue calling them years later for plumbers, electricians, contractors and advice because Realtors often become trusted problem-solvers within their communities. Christy Morek Podcast As they put it, real estate is ultimately a relationship business. Great agents ask questions, listen carefully and understand what actually matters to a buyer—from commute and schools to walkability, restaurants, family and lifestyle—before recommending where they should live. Christy Morek Podcast It's an entertaining and revealing look at the side of real estate most consumers never see—and why experience, professionalism, relationships and genuine client service still matter.

Relationships Over Transactions: Mike Incorvaia Sr. and Jill Renee Hill on Building a Real Estate Career That Lasts

In this episode of The Infinity Effect Podcast, Mike Incorvaia Sr. sits down with longtime friend and successful Realtor Jill Renee Hill for a candid conversation about what it really takes to build a lasting career in real estate. Before becoming a Realtor, Jill was a nurse—but real estate was already part of her family. Her grandmother, Anne Mills, owned Anne Mills Realty in Wadsworth, giving Jill an early look at the dedication and sacrifices that come with the profession. When Jill eventually entered the business herself, she hit the ground running and earned Rookie of the Year during her first year with Howard Hanna.   Mike and Jill discuss how the business has evolved and why personal branding and consistency have become so important. Jill explains how she began using listing videos years before they became commonplace—not simply to sell an individual house, but to build her reputation for future listings. She also explains why she believes every seller deserves the same marketing effort, regardless of the home's price.  One of the biggest themes of the episode is the difference between simply completing transactions and building genuine relationships. Jill says much of her business comes from her sphere and identifies her twice-yearly client and partner appreciation events as one of the marketing strategies she would never give up. For Jill, closing day isn't the end of the relationship with a client—it's the beginning of the next chapter.   The conversation also explores the power of reputation in real estate. Mike and Jill discuss why relationships with other agents, lenders, title companies and inspectors can influence the experience clients have during a transaction. Jill stresses the importance of surrounding herself with professionals who treat her clients with the same level of care she expects from herself.  Jill also shares how she's used social media and traditional marketing together to remain top-of-mind. From a billboard featuring her beagle George to posting something positive every morning on social media for a decade, her approach is centered around consistency and allowing people to see the real person behind the Realtor.   Mike and Jill also have an interesting discussion about AI, authenticity and the future of real estate marketing. Jill is cautious about using AI in ways that could make someone's personal brand feel artificial, while Mike discusses practical applications such as assisting with emails and listing materials.  The conversation gets especially candid when they discuss the demanding lifestyle that can accompany success in real estate. Jill talks about working while traveling, riding the financial highs and lows of commission-based sales, and the importance of having trusted people around you. Mike challenges her to think about leverage—using assistants, systems and other agents to build a business that doesn't depend entirely upon her personally working every transaction.  For new and experienced agents alike, the episode offers an important reminder: your reputation is one of your most valuable assets. Jill emphasizes networking outside your own brokerage, continuing to learn from other professionals, treating people well and maintaining professionalism—even when social media makes it tempting to do otherwise.  Ultimately, Mike and Jill's conversation shows that long-term success in real estate isn't built from a single marketing trick. It's built through relationships, authenticity, consistency, professionalism and staying connected to the people you've served.

Why Your Home Didn’t Appraise: The Truth Behind Property Values.

In this episode of The Infinity Effect Podcast, Northeast Ohio Realtor Stacey McVey sits down with longtime friend and certified real estate appraiser Bob Seibel for a candid conversation about one of the most misunderstood—and sometimes stressful—parts of a real estate transaction: the appraisal. What actually determines what a home is worth? Why can two appraisals on the same property come back with different values? Does receiving multiple offers mean a house should automatically appraise for the highest offer? And how much should buyers and sellers really pay attention to price per square foot? Stacey puts Bob in the hot seat to answer the questions buyers, sellers, and real estate agents frequently have about the appraisal process. Bob explains why an appraisal represents a property's market value at a particular point in time, why comparable sales and reliable market data matter so much, and why an appraiser's job isn't simply to “hit” the contract price. As he explains, even when a home receives multiple offers, the appraiser still needs data that supports the value.  The conversation also tackles AI and technology in the appraisal industry. Bob explains how lenders and underwriters are increasingly using sophisticated data-driven systems to review appraisal reports, creating additional checks and balances and requiring appraisers to provide stronger documentation for their conclusions.  Stacey and Bob also challenge the popular idea of using price per square foot as a shortcut for determining a home's value. They discuss how location, condition, floor plan, garages, basements, renovations, lot characteristics, construction quality and other factors can make two similarly sized homes dramatically different in value.  One of the episode's most timely discussions centers on the changing appraisal landscape, including UAD 3.6, hybrid appraisals and new data-collection requirements. Bob explains why the industry is moving toward more detailed property information and what agents and homeowners can do to prepare—including maintaining accurate records of renovations, improvements and major home systems. The practical takeaway is simple: better information leads to better decisions. Sellers can help by documenting improvements and maintenance, buyers should understand what type of appraisal they're receiving, and real estate agents can play an important role by helping clients ask the right questions of lenders and appraisers. Whether you're preparing to buy a home, thinking about selling, or working professionally in real estate, this episode offers a behind-the-scenes look at how appraisers arrive at property values—and why the process is more nuanced than most people realize. Open communication, good data and a little patience can go a long way toward making the appraisal process less mysterious for everyone involved.

Beyond the Sale: Real Estate, Relationships & Going the Extra Mile with Lisa Irwin

In this episode of The Infinity Effect Podcast, Lisa Irwin of HomeSmart Real Estate Momentum joins John Clark for an informative, candid, and often humorous conversation about what it really takes to successfully buy and sell real estate. Drawing on more than a decade of experience in the industry, Lisa walks listeners through the fundamentals of the real estate process—from getting preapproved and choosing the right lender to home inspections, appraisals, title work, pricing a home, marketing a property, and navigating the unique challenges of purchasing land. For buyers, Lisa emphasizes the importance of understanding the entire process before beginning the search for a home. A preapproval is only the beginning; buyers also need to understand what they can comfortably afford, assemble the right team of professionals, and work with knowledgeable lenders, inspectors, title professionals, and agents. For sellers, Lisa discusses one of the most difficult parts of her job: setting realistic expectations about a home’s market value. Rather than simply telling sellers what they want to hear, she explains why accurate pricing, comparable market data, staging, strong marketing, and honest communication are critical to achieving a successful sale. Lisa also explains why seemingly behind-the-scenes professionals can make or break a transaction. She shares the importance of working with experienced lenders and licensed home inspectors and describes how title companies protect buyers and sellers from liens, ownership problems, fraud, and other potentially costly issues. But this episode isn’t only about contracts, financing, and property values. Lisa shares some unforgettable stories from her career—including getting stuck head-to-toe in mud while walking an 80-acre property, refusing to enter a house after discovering a six-foot snake was loose inside, negotiating with a child who refused to move because he didn’t want to clean his room, and helping a hospitalized client by caring for her dogs, packing her clothes, and delivering a much-requested strawberry milkshake. Those stories reveal the central message of the conversation: great real estate professionals don’t simply complete transactions—they build relationships. Lisa also discusses her involvement in the local community, charitable events and fundraising, the importance of professional networking, and why continuing education and mentorship are so important for new real estate agents. Whether you’re buying your first home, preparing to sell, considering purchasing land, or thinking about becoming a real estate professional yourself, this episode offers practical advice, entertaining stories, and a valuable reminder that successful real estate ultimately comes down to knowledge, integrity, communication, service, and relationships.
