How Private Lending Can Create Passive Income Streams with Serana Holmes
Serena Holmes, a former business owner, is now investing in real estate after purchasing a short-term rental in Florida with her retained earnings. She further expanded her knowledge through a real estate education company and is now interested in investing in multifamily properties and short-term rentals overseas. Despite the challenges of running her previous business, it eventually led her to real estate investing.
In today's podcast we discuss:
A private lender who transitioned from owning properties to lending money privately. She emphasizes the importance of doing thorough due diligence before investing and spreading out investments to mitigate risk.It is important to have the right insurance policies in place when lending money for property flipping or construction.Verifying the identity of the borrower and lawyer can help prevent fraud.Private lending allows for better work-life balance, but borrowers are still personally responsible for the loan.Legal channels can be pursued to recover unpaid loans, and personal guarantees can add another layer of protection.Working with trusted referrals and borrowers with a history of successfully paying back loans is recommended.About Serena:
Serena ran her own brand experience agency (Tigris Events) for close to 18 years. Serena made the decision to merge with another agency in February of this year to take the business to the next level. With her time back she now focuses on working as a realtor and active real estate investor.
Serena is also a published author of The Accidental Entrepreneur. Her book chronicles how she went from surviving a troubled childhood to surviving as a self-styled, multi-faceted entrepreneur. The book describes the difficulties faced along with lessons learned and mistakes made, all with the hopes of helping others who are or having been facing similar challenges, either personally or professionally.

How she started in real estate with a single-family home, using savings, credit cards, and help from her mother.Starting small is possible, and being creative and educating oneself is important to make deals happen.Celebrating all wins, not comparing oneself to others, and looking to learn from others' experiences are key to staying in an abundance mindset.Having a support system, including a coach or mentor, is important to work through imposter syndrome and provide accountability.Time management, planning, and delegating tasks are important for balancing real estate investing with family and household responsibilities.Delegating tasks like property management and virtual walkthroughs to professionals can save time and increase profits.Other topics discussed include saying no, keeping promises to oneself, dealing with naysayers, mindset shifts, and women's investment networks.About Danielle Unsworth:
