Airbnb Held His Payment — Then the Guests Vanished ($2,600 Gone)

Send us Fan Mail A 48-day booking should have been easy money. Instead: a payment "on hold," a week of runaround, a canceled booking — and when Steve finally walked into his own house, the guests had vanished and left the AC off in a Texas summer. 96 degrees inside. He is still owed $2,600. Then the big question out of the DFW investor group: are midterm-only rentals a trap? In this episode: Why we never buy in a city where short-term stays are off the table The marketing you have to run if you are 100% midterm (being listed on Furnished Finder is not a strategy) Using PadSplit as training wheels for rent-by-the-room Corporate housing providers who pester for refunds while pocketing the margin The $1,200 electric bill, the one $300 refund we allowed, and where the line is A $6,000 lease-break clause nobody read Whether rental arbitrage still makes sense in 2026 (lease options only) Cost segregation plus the short-term rental tax loophole for W-2 investors The "Dolly Parton Method" of quiet ownership Hospitable’s new AI and dynamic pricing rollout vs. Hostfully’s open API CHAPTERS 0:00 Cold Open 0:12 Welcome to the Show 0:44 Meetup Recap 2:55 The 48-Day Booking Goes Sideways 4:29 Airbnb’s Runaround 6:38 They Just Vanished 7:52 The Theory Behind the Booking 9:23 Are Midterm-Only Rentals a Trap? 10:33 Marketing When You’re 100% MTR 14:48 PadSplit as Training Wheels 17:22 Filling Reservations With AI 18:08 The Corporate Housing Standoff 21:10 The $1,200 Electric Bill 24:00 Lease Break Clauses 26:18 The Three Little Pigs of Rentals 26:46 Know Your Guest Avatar 29:26 Arbitrage in 2026 31:16 The Desperate Landlord Problem 33:47 Cost Seg + The STR Loophole 34:34 Where to Buy in DFW Right Now 38:13 Why Meetups Pay 39:15 The Dolly Parton Method 41:06 The $2,600 and the Camera He Never Installed 46:54 Don’t Be the Best — Be Polarizing 48:11 Rates, Refis and Subject-To 51:41 Hospitable vs. Hostfully 55:48 Wrap-Up Support the show Work with us. DFW Is Getting Ugly: We’re Done With 1–2 Bedroom Arbitrage

Send us Fan Mail The DFW market is softening, and we are changing what we buy because of it. Properties are sitting. Flippers on hard money cannot cut below their payoff, so stalled flips are heading toward foreclosure. A duplex we have been tracking went from roughly $700K to $655K. And the one- and two-bedroom arbitrage units that carried us for years have stopped working — travel nurse demand died with the COVID stipends, and 4-bedroom-and-up is the only thing work crews and workforce housing want. In this episode: Why we are both moving out of rental arbitrage and into ownership The 4-bedroom sweet spot, and a 6-bed duplex booked through March by a fiber-laying crew Where midterm leads actually come from now: email lists, LinkedIn, past guests, ALE and CRS PadSplit’s insurance gap — unpermitted walls, egress rules, and the carriers now writing coverage (Steadily, and PadSplit’s own Host Guard) The paid-off house math: 14 houses at $1,540/month, and why five would change your life Working backward from a $20,000/month cash flow number to a property count Why D-neighborhood school ratings do not gate PadSplit demand Myka got his real estate license — what MLS access changes, and why investor-friendly agents beat traditional ones Texas property taxes as the deal killer: $14,000 protested down to $5,000 The ADU two-for-one play, and the $1,000 non-refundable application that killed ours Data centers, water, electricity, and the mom-and-pop investors building small ones CHAPTERS 0:00 Intro 1:37 AI Data Centers: The New Investor Play? 5:08 Where to Find Midterm Rental Guests 8:47 The 4-Bedroom Sweet Spot 11:40 Why We’re Quitting Airbnb Arbitrage 16:00 PadSplit’s Insurance Gap 20:09 How Many Houses Is Enough? 24:43 The Shaq Strategy 27:15 Investing in D-Neighborhoods 29:50 Crash Watch: DFW Is Slowing Down 33:28 Myka’s License + Brokerage News 37:41 Investor-Friendly Agents Win 46:43 Property Taxes Kill Texas Deals 49:02 The ADU Two-for-One Play 56:25 Pull Up Friday Support the show Work with us. The Claude Dashboard That Runs My Entire Rental Business

Send us Fan Mail This one is a screen share — if you can, watch the video version instead of listening. The whole value is in seeing the dashboard. I built one dashboard in Claude and it now runs my whole short-term and midterm rental business. In this solo episode you see it live: the P&L pulled straight out of QuickBooks, nightly pricing driven through PriceLabs on my own API key, invoices going out through Stripe, and leads coming off Monday.com — all from one chat window. In this episode: The midterm pricing calculator, and the discount math behind it: 10% off in high season when I know I can get $3,600, and 33% off in the slow season when the market only books at $2,700 Why I upload PriceLabs market dashboards into Claude and price against what is actually BOOKING, not what is listed Why I price VRBO 30–50% higher than Airbnb, and the weekly-rate rule you cannot break Going back to Hostfully specifically so Claude can plug into my PMS through the API — and the one question to ask any PMS (Hostfully, OwnerRez, Guesty): is your API open? The Mac Mini that is about to become a 24/7 employee Training a VA to manage AI agents: agents take shortcuts, so you have to retrain them The one prompt that finds the automations hiding in your everyday workflow What $100/month of Claude and $20/month of ChatGPT actually replaces Connecting Claude to Make.com and Zapier so it does not just advise, it executes The line I brought home from the Ai4 conference in Vegas: "AI can only rise to the IQ level of its operator" Support the show Work with us. PadSplit’s New Superhost Rules and a $15,000 Fire Alarm

Send us Fan Mail Three PadSplit houses, 18 rooms, running over 90% occupancy — and a rooms-refill-in-a-day operation that PadSplit’s new superhost program is about to grade us down on. Steve is five stars on every criterion except acceptance rate, because he denies a lot of applicants. He was told denials would not count against him. They do. And he is going to keep denying, because one wrong person can mess up the flow of the whole house. In this episode: PadSplit’s new superhost program, and why acceptance rate is the wrong metric for co-living The transfer that saved a booking: moving a guest between houses through the app, then hauling her things in the truck Arlington’s ordinance fight — a Change.org petition to ban multifamily, and the Nextdoor neighbor who wanted every PadSplit moved to the Entertainment District Why PadSplit’s real competitor is not apartments, it is slumlords: a $600 room vs. a $1,900 one-bedroom with a falling ceiling Airbnb is running reviews and disputes through AI now, and it is denying everything — including removals that used to be granted by quoting Airbnb’s own policy The $15,000 commercial fire alarm: the city permits short-term rentals, then requires stamped blueprints, a fire marshal walk-through and an auto-dialer for stays under 30 days Brandon Turner’s apartment fund blowup, variable-rate bridge debt, and why we will not take other people’s money What is actually recession-proof: cookie-cutter 3/2s, affordable rooms, deals bought with real equity. What is not: 7-bedroom HOA McMansions and Disneyland-themed Airbnbs The 18-year crash cycle and why 2026 is on the board The guru economy: $3,000 to $30,000 courses, and the new wave of PadSplit and AI influencers who have never operated one The Augusta Rule, explained (we are not CPAs) Four green pools in one 100-degree Sunday, and why the CEO was the one scrubbing them Support the show Work with us. The FIFA World Cup Flop — and Rents Down 30% (with Mikey B)

Send us Fan Mail Everybody in DFW spent a year pricing for the World Cup. Mikey B tracked it on PriceLabs the whole way down: 4- and 5-bedroom homes asking $3,000 a night in the March–April window, bleeding week over week, hotels dumping room blocks, and a flood of new inventory from people who arbitraged apartments just for FIFA. By the week before, pricing was maybe 2x normal. One operator had signed 12-month leases on ten apartments for it. Mike Brown is back, and he does not sugarcoat any of it. In this episode: The FIFA flop, and what actually happened to World Cup pricing in Dallas–Fort Worth The six-figure contract that got away: 25–27 people for two months, and the three-day move-in demand that is the classic scam pressure tactic Rents down 20–30% off 2022 in the most aggressive Texas submarkets, with 1–3 months free being given away in peak summer Why 80% of direct-booking inquiries now want fully furnished, all bills paid, under $2,000 — or under $1,500 Steve’s owner-financed Watauga house off a Zillow keyword search: 6.75% interest, $11,900 down, and a full leather living room set for $200 Myka’s real estate license, the state exam missed by five questions, and how to pick a brokerage as an investor PadSplit room economics: $160–$180 a week all bills paid, the 12-week initial term, and why you cannot charge for a second occupant Section 8 vouchers being used to rent a single room, and the 1950s occupancy ordinances PadSplit is fighting An $863 electric bill in a 2,000 square foot house, and the $150/month utility cap that fixes it There is no such thing as a flushable wipe — and PadSplit removed the in-app fines Sober living: $200–$300 a week per person, roughly double PadSplit, and the licensing that stands in the way The automation stack: Furnished Finder inquiries into an AI responder, into a CRM, into the PMS calendar, with follow-up at 24 hours and 3 days before a VA ever touches it Losing an HEB corporate inquiry by calling back an hour late: money loves speed Support the show Work with us. A $44,000 Insurance Claim and Two Creative Deals That Died

Send us Fan Mail A kitchen leak in the Grand Prairie pool house spread into the hallway and the bedrooms. The city had to shut the water off. USAA paid: $2,000 deductible, and an adjuster who wrote $44,000 for flooring, carpet, walls and cabinets. Then dropped the policy the next year. That is one of three stories in this one, and none of them go the way you would guess. In this episode: The $44,000 claim, start to finish, and what the adjuster actually covered The PadSplit chargeback: a member moved out, told her bank the charge was fraud, then messaged the business line asking to rent off-platform PadSplit’s $300 balance threshold, the 2-day cure window, and the members who live permanently at $299.99 ($275 in late fees in one month) Two creative finance deals that died: an undisclosed second lien that turned 10% down into 25%, and a seller-finance offer at the seller’s own asking terms, rejected twice with no counter The midterm pricing dashboard Myka built in Claude off the PriceLabs API plus Furnished Finder data — now pulling weekly reservations off Airbnb and VRBO The "CFO agent" auditing expenses every month, and cutting Hostfully when Claude could do the same job A 1031 exchange into a new-build duplex, then a cost segregation study and the short-term rental loophole on top Why MLS access changes everything for an investor The preventative maintenance checklist that runs $85 a visit Running 60+ doors at 90% by itself — and the tier system built after the flood, the AC and the plumbing all hit while he was in Mexico Vivint at $75/month per property, and why the handyman only changes batteries now Airbnb’s new cancellation add-on, and why the host still gets paid on the standard policy Support the show Work with us. 5 of 6 Rooms Full in a Week: My $25K PadSplit Build

Send us Fan Mail Subject-to with $10,000 down. Pablo built out two extra bedrooms and walled in the loft for $12,000. Furnished for about $3,000, mostly out of the retired Airbnb furniture sitting in another PadSplit’s garage. Roughly $25,000 all in — and within a week of going live, five of the six rooms were full. Then his right-hand man took a week off, and Steve found out exactly which of his systems were real. In this solo episode: The full build: what $12,000 of buildout and $3,000 of furniture actually buys you, and the $1,500/month it targets Why PadSplit tenants do not nitpick a sofa the way Airbnb guests do — you do not need a thousand-dollar table Recycling Airbnb furniture through PadSplit garages, and the under-$3,000 Amazon list What Manu actually does: every listing, every PriceLabs rule set, every Furnished Finder inquiry, every outreach message — and what broke when he went to Brazil Three VAs across three shifts, and why there is still a human on every one The fix: document to the manager, manager rewrites it in her own words, manager trains the team His first eviction, four or five months of appeals, and the Zoom display name still stuck with the case number The Mac Mini shortage, $599 to $799 and still sold out, and the AI people who bought them all Plumbing is the number one cost in an older house — negotiate a PEX repipe into the purchase and roll it into the loan The last-man-standing World Cup play: zero bookings, prices raised from $5,500 to $8,500, settled at $7,500 — and a seven-month corporate booking landed at that number Corporate first, PadSplit second, Airbnb third Why an Airbnb operator wins at PadSplit: most hosts come from the Craigslist world and do not even put sheets on the bed for the photos Support the show Work with us. A Burst Pipe, a Denied Claim, and a Spare Key in the Cloud

Send us Fan Mail A pipe burst under the Grand Prairie pool house. Pablo is knocking through walls and concrete looking for the leak, there are dehumidifiers running, and Steve is a few thousand dollars out of pocket before the $2,000 deductible even comes into it. Then the arbitrage operator leasing that house found out her short-term rental policy — over $100 a month, every month — will not cover lost revenue, because the cause was plumbing. Which is the number one issue in any older house. In this solo episode: Why the lost-revenue exclusion matters more than the premium, and the rent-abatement clause every arbitrage lease should have A previous burst pipe that took over two weeks to fix, with full rent still due The Arlington conversion: owner-financed, $10,000 down at 7.25%, a 3-bedroom turned into a 6-bedroom with a closed-off loft and two bedrooms built in the garage What a room actually rents for, the 24-hour accept-or-deny window, and the 12-week initial term The lockout: a dead keypad battery, and the per-bedroom lockboxes with spare keys, batteries and a QR code to the how-to video The Walmart kiosk that saves your key to the cloud — and why that matters now Schlage ships one key instead of two A whole 6-bedroom furnished under $3,000: $15–20 bedding, $60–70 bed frames, $100–200 mattresses, and three bar stools for $60 instead of $140 for one iPhone photos run through ChatGPT that come back looking professional The Creative Closer, and why he would rather have an 8-month corporate lease than gamble on one World Cup month Support the show Work with us.
