Rent or Buy in 2026? | Ex-NRL Bulldog Turned Adviser Kerrod Holland

Rent or buy in 2026? Kerrod Holland went from six figures in the NRL to $700 a $ 700-a-week take-home, with rent at $515 and a newborn. He's a financial adviser now, and he's a buyer in this Australian property market. Kerrod played 70+ games for the Canterbury-Bankstown Bulldogs after seven years as a qualified electrician. Then the contract wasn't renewed. He had cash buffers. He didn't have a framework for risk, and he'd overextended on the assumption the income would keep coming. He's now Managing Director of Tenex Wealth in Newcastle, and this is the conversation he wishes someone had sat him down for at 25. He and MPA Top 100 Mortgage Broker, Aaron Christie-David, get into why he calls the family home a lifestyle asset and not an investment, and why you can only cut 100 per cent of your expenses but have infinite upside on your income. The couple earning $300,000 who wanted an income portfolio while carrying $80,000 in car and personal debt. Why he tells clients not to wait until 60 to take the trip. And the question he asks every couple before he looks at a single number: what does perfect look like to you? Kerrod's views are his own opinion and general information only. 80% of Development Sites Don't Stack Up: How to Start Property Development in Australia's Toughest Market

Steve Maroun runs a $200M development pipeline at 30 - and says this is the hardest moment in Australian property development in living memory. His family lost nearly everything in the GFC. He's building anyway. Steve, Director of Lanevick, takes Aaron Christie-David through the maths that stopped working: land, build cost and sale price all moving the wrong way at once, to the point where sites approved for six storeys are now worth more with the existing house renovated. He breaks development into four pillars - finance, construction, design and town planning, and sales, and shows where first-time developers quietly destroy their margin before they've turned a sod. Splitter blocks that shrink your buyer pool. Over-capitalising on a build nobody in that suburb can afford. Treating development as something you do on the side. It's also a family story. His father arrived in the early 1980s, started in cement rendering, built a portfolio across the Olympic boom, then watched it unwind in 2008 with only the family home left. What Steve learned in the rebuild is the real lesson here: start small, stay active, run your own race, and stay in the game long enough for the odds to do their work. Why Australian Property Prices Are Rising Again | Jay Pace

Comment with your email below, and we will send you Jay's National location property growth chart. Australia's property market has changed again. With the Federal Government announcing changes to negative gearing and capital gains tax concessions, investors across the country are asking the same question: What happens next? In this episode of Built Different, Aaron Christie-David sits down with Providence Property's Jay Pace to unpack the real-world impact of property policy changes, investor behaviour, and why headlines rarely tell the full story. Filmed before the government's announcement, this conversation is a fascinating look at the arguments, data, and market forces that continue to shape Australian real estate today. Jay shares why he believes policy changes alone won't solve Australia's housing affordability challenges and why some investors could be missing the bigger picture. You'll learn:• What negative gearing changes could mean for investors• Why affordability is a supply issue, not just a tax issue• The lessons from Australia's previous negative gearing experiment• Why Melbourne may be Australia's most underrated property market• The opportunities emerging in Brisbane and Perth• Why waiting for certainty can be a costly investing mistake• The mindset differences between successful investors and everyone else• How market sentiment creates opportunities for long-term wealth builders Jay also breaks down the numbers behind Australia's strongest-performing property markets and explains why understanding long-term trends often matters more than reacting to short-term headlines. Whether you're buying your first investment property, building a portfolio, or simply trying to make sense of Australia's housing market, this episode delivers a data-driven perspective on what comes next.
