From Rich Dad Poor Dad to Curative Title

Robert and Cullen didn't come from real estate. One runs a patio cover company in Lake Charles, the other drives for a power company in Arkansas, and they've been best friends for 20 years. They still work full-time jobs, spend 10 to 15 hours a week on curative title, and have closed six to eight distressed property deals since September, including one where they paid $22,000 for two acres that sat vacant for 15 years, tracked the heirs down in Guam, and sold it for $95,000. In this episode they walk through their very first deal: liquidating a credit card to hand a stranger $15,000 for a house nobody could prove she owned, chasing down the members of a dissolved LLC to close the chain of title, and seller-financing their way out when flood insurance killed every other exit. They also break down the deal they lost $2,000 on because of a broken China set, the four-year gap where they chased sub-to, assisted living, and a mobile home park and racked up debt instead of deals, and the moment the mentorship showed them how to actually find distressed titles again. Logan explains the different ways to solve a dead-entity title problem, why he treats every deal as a convertible margin of safety, and where the moral line sits in a business where you're mostly limited by your own creativity. Cullen shares his research filters (death on title, four owners or less, $40,000 minimum profit), his cold call and voicemail script, and a North Carolina lead source most investors have never heard of. 💥 Want to learn how we get the most profitable deals out there?Get Your Free Copy of Distressed Property Secrets Book by clicking the link below:👉 https://dpasummit.com/free-book-page-----------------------------------------------------------------------------------------------------------🎯 Want to be coached by Logan?Book a consultation using the link below:👉 http://coaching.dpasummit.com----------------------------------------------------------------------------------------------------------- 🔗 Connect with Logan:📸 Instagram : https://www.instagram.com/logan_fullmer🎵 TikTok : https://www.tiktok.com/@loganfullmer_?is_from_webapp=1&sender_device=pc▶️ YouTube: https://www.youtube.com/@loganfullmer🌐 Website: https://www.loganfullmer.com/-----------------------------------------------------------------------------

Curative Title Real Estate in 2026

Casey Roberts spent a decade building giant 3D-printing robots for the U.S. government — machines with arms long enough to print a foundation to quarter-inch accuracy. In January he walked away from it. By February he was in Logan's class, and by month four he had signed just under a million dollars in adjusted sales price equity across six deals, with a first-deal spread near $80K on about $5,000 out of pocket. In this episode, Casey breaks down the exact workflow that got him there: how he narrows a 300,000-line Harris County list down to something workable, why he caps his research at five to ten minutes before picking up the phone, and how his mom went from babysitting his one-year-old to closing two deals of her own. Logan and Casey get into the deal that started as real estate and turned into a personal property claim, the Montgomery County commercial property where equitable conversion flipped their position from 50% to 100%, and the Houston house nobody would touch because the heir had murdered his own mother and stepfather inside it — and still inherits under Texas law. They also dig into what Logan calls the "AI trap," where operators burn 60 days and $80,000 in lost run rate building a custom CRM instead of paying $900 a month for one that already works, plus the AI scoring overlay Logan's team back-tested against 200 of their own closed deals to reverse-engineer what a real lead list looks like in any market. It's a conversation about problem-solving as the actual skill, why the people are the deal and the property is just the paperwork, and what happens when you stop asking how much research is left and start asking how are we making money today.💥 Want to learn how we get the most profitable deals out there?Get Your Free Copy of Distressed Property Secrets Book by clicking the link below:👉 https://dpasummit.com/free-book-page-----------------------------------------------------------------------------------------------------------🎯 Want to be coached by Logan?Book a consultation using the link below:👉 http://coaching.dpasummit.com----------------------------------------------------------------------------------------------------------- 🔗 Connect with Logan:📸 Instagram : https://www.instagram.com/logan_fullmer🎵 TikTok : https://www.tiktok.com/@loganfullmer_?is_from_webapp=1&sender_device=pc▶️ YouTube: https://www.youtube.com/@loganfullmer🌐 Website: https://www.loganfullmer.com/-----------------------------------------------------------------------------Like, comment, and subscribe for more interviews with real estate professionals turning chaos into opportunity.

$650K in 90 Days: A Husband-Wife Team & the Messiest Curative Title Deals

She refused to read the sales script. She's not a salesperson, she told her husband she just calls people, tells them the truth, and closes. Then Erica looked a man dead in the eye and told him he was going to die with his properties and sink with the ship. He got off the phone… and signed his $1.9 million portfolio over for pennies.Anthony and Erica Hernandez left the grind of wholesaling behind, pivoted fully into distressed property and curative title work, and did roughly $650,000 in revenue in about 90 days — on part-time effort, funding every deal themselves with no partners cutting in.In this episode of Dirty Deeds, Logan Fullmer sits down with this husband-and-wife team for one of the most real, funny, and tactical conversations we've had on the show. They break down why a woman can say things on an acquisition call a man never could, how Erica became the family's "genealogist machine" building family trees on Ancestry to find missing heirs, and why fear of the script is the #1 thing keeping new people broke. They also get into the AI acquisitions rep they built named "Ava" — a bot that runs the calls, qualifies leads, calculates offers, and even sends the contract (she once told a guy flirting with her that she was "wearing a digital swimsuit"). Plus the deal with a 1.2%-owner heir on the run from the law, the honest math on why they still won't turn off the wholesale "money printer," and the exact playbook Logan uses to clean up a pipeline instead of chasing every messy deal to the ground. If you're grinding wholesale for thin margins, thinking about curative title, or building a real estate business with your spouse — this one's a masterclass and a great time.💥 Want to learn how we get the most profitable deals out there?Get Your Free Copy of Distressed Property Secrets Book by clicking the link below:👉 https://dpasummit.com/free-book-page-----------------------------------------------------------------------------------------------------------🎯 Want to be coached by Logan?Book a consultation using the link below:👉 http://coaching.dpasummit.com----------------------------------------------------------------------------------------------------------- 🔗 Connect with Logan:📸 Instagram : https://www.instagram.com/logan_fullmer🎵 TikTok : https://www.tiktok.com/@loganfullmer_?is_from_webapp=1&sender_device=pc▶️ YouTube: https://www.youtube.com/@loganfullmer🌐 Website: https://www.loganfullmer.com/-----------------------------------------------------------------------------Like, comment, and subscribe for more interviews with real estate professionals turning chaos into opportunity.

The $100K/Month Business Nobody's Talking About

Jesse Burrell is back on Dirty Deeds, and this one covers a lot of ground. We talk about his path from wholesaling and house flipping to building Batch Leads, Batch Skip Tracing, and Batch Dialer — and the wild, chaotic story of the actual night the deal to sell to PropStream almost didn't get signed in time. From there we dig into what he's building next: a life insurance agency helping everyday people get affordable coverage, how the commission and agent-recruiting model actually works, and why he thinks the cash conversion cycle beats real estate investing for people just starting out. We also get into partnership dynamics with siblings and how they've avoided the drama, what it's really like working with a fractional family office once your net worth hits a certain point, why "risk" is really just the price you never thought you'd have to pay, a land deal that went from a $25-28M underwritten exit to holding at $15M, watches as a side investment, and how AI is actually changing (and not changing) the way we run our businesses. Honest conversation about ambition, burnout, family, and figuring out what's next after a big exit.💥 Want to learn how we get the most profitable deals out there?Get Your Free Copy of Distressed Property Secrets Book by clicking the link below:👉 https://dpasummit.com/free-book-page-----------------------------------------------------------------------------------------------------------🎯 Want to be coached by Logan?Book a consultation using the link below:👉 http://coaching.dpasummit.com----------------------------------------------------------------------------------------------------------- 🔗 Connect with Logan:📸 Instagram : https://www.instagram.com/logan_fullmer🎵 TikTok : https://www.tiktok.com/@loganfullmer_?is_from_webapp=1&sender_device=pc▶️ YouTube: https://www.youtube.com/@loganfullmer🌐 Website: https://www.loganfullmer.com/-----------------------------------------------------------------------------Like, comment, and subscribe for more interviews with real estate professionals turning chaos into opportunity.

The $650K Jet Write-Off & a $3M Flex Space Grand Slam | Captain Kurt Marker

Kurt Marker paid for flight school by lifeguarding, teaching surf lessons, and parking cars. He bought his first duplex on a $48,000 salary — selling his own car just to qualify. Today he flies Gulfstreams, advises high-net-worth clients on private jet acquisitions, and just closed his first industrial flex space development for roughly $3 million in profit. In this episode of Dirty Deeds, Logan Fullmer sits down with Captain Kurt for an unusually candid breakdown of two things people rarely explain honestly. On aviation: what charter really costs per hour, the real gap between commercial, semi-private, and private, and the complete math on buying a $1.3M turboprop — financing, hangar, insurance, maintenance, and the $650,000 first-year bonus depreciation write-off. Plus depreciation recapture, and why the five-year hold requirement catches people off guard. On real estate: raising $1.4M, personally signing a $3.5M loan, getting denied by two banks, going to private money at 11.5%, and building 32,000 square feet of flex space now selling at $235 per foot. Why every building stays under 12,000 sq ft, why curb appeal matters even on industrial, and the California eviction that convinced him to leave residential behind for good. Essential listening for high earners with a tax problem, and for anyone trying to move from houses into commercial. New episodes weekly. Follow Dirty Deeds for the most interesting, messy, and profitable real estate deals on earth — from curative title to development.
