    Woulda Been Viral!

Roger answers viewer questions, shares his essay "Opportunist or Problem Solver?", and tells another story from the "Woulda Been Viral" files. In the essay, Roger takes on a criticism real estate investors hear all the time: that investors who buy distressed properties are opportunists—or even vultures—profiting from someone else's misfortune. But is that really what's happening? Or are investors often the people willing and able to solve problems no one else can? Then comes a story that would absolutely have gone viral if smartphones had been around. An older woman lost her house in foreclosure and appeared in court hunched over, walking with a cane. She lost the case, went home…and apparently found another gear. She proceeded to do tens of thousands of dollars in damage to the property. Windows smashed. Water heater ripped out and thrown into the driveway. The solid wood front door removed, tossed into the yard, and attacked with a crowbar. Then she got into a car the neighbors didn't even know worked—and disappeared. Two years later, a routine traffic stop caught up with her. She was arrested and ultimately convicted of felony property destruction. It's another episode about the side of real estate investing that rarely makes the seminars: difficult situations, human behavior, ethical questions, and the stories you couldn't make up if you tried. In this episode: Opportunist or problem solver—what role do real estate investors actually play? Why distressed-property investing is more complicated than the "vulture" stereotype Viewer questions answered A foreclosure story that took an unbelievable turn Another entry from Roger's "Woulda Been Viral" series Subscribe for more real-world real estate investing lessons, stories, deal analysis, and more than 25 years of experience from the field. Flipping America 632, From Deal Hunting to Deal Flow

Deal hunting is exhausting. Deal flow is transformational. After more than 2,000 real estate transactions, I've come to believe that the biggest difference between struggling investors and consistently successful ones has very little to do with negotiating, financing, or even finding great deals. It has everything to do with building a system. In this episode, I introduce the concept of the Real Estate Investing Deal Pipeline—a practical framework for creating a steady flow of opportunities instead of constantly chasing the next deal. We'll discuss why relying on a single lead source is risky, how to build multiple streams of opportunities, why abundance leads to better investing decisions, and the mindset shift that changed the way I built my business. I'll also share the story behind my completely rewritten book, Building Your Deal Pipeline: From Deal Hunting to Deal Flow, and explain how you can receive a free Advance Reader Copy before it's published. In this episode: Why "finding a deal" is the wrong goal The difference between deal hunting and deal flow The seven major sources that feed your Pipeline How to build a business that survives changing markets Why abundance creates selectivity—and more profitable decisions How to request a free Advance Reader Copy of my new book Want a free copy of the book? For a limited time, simply email Pipeline Book info@flippingamerica.net, and I'll personally send you an Advance Reader PDF. In return, I'm asking only for your honest feedback and a review after you've read it. As always... Keep your eyes open. Opportunities are everywhere.

They say "This market is terrible." I disagree

Everyone says this market is terrible. Roger disagrees. For the past several years, real estate investors have faced bidding wars, institutional buyers, low inventory, and a market that often rewarded speed more than skill. Many investors concluded that good deals had simply disappeared. In this episode of Flipping America, Roger explains why today's market may actually be creating more opportunities than we've seen in years. As competition fades and easy money leaves the market, investors who know how to analyze properties, negotiate effectively, solve problems, and create value may find themselves with an advantage once again. Roger discusses: • Why the current market is giving investors their "job" back • The difference between having a deal problem and having a lead problem • Why lead generation remains the lifeblood of every investing business • House hacking as a long-term wealth-building strategy • The surprising opportunities hiding in outdated high-end homes • Real-world examples from Roger's investing career Plus, Roger introduces a brand-new recurring segment, "Would'a Been Viral," featuring a true story about a rental property, a refrigerator that didn't fit, and a tenant who decided a chainsaw was the appropriate solution. Whether you're a new investor looking for your first deal or an experienced operator wondering where the opportunities have gone, this episode offers a different perspective on a market many people have already written off.
