The great tradie debate - the huge gap in property managers knowledge with Corrine Forsyth and Shelby

Every property manager knows the dread of that maintenance request that lands late on a Friday afternoon, the leaky tap that turns into a flood, the broken fence that’s been “in progress” for 6 months, or the tenant complaint that snowballs into a claim against your agency. Investors expect fast, cost effective solutions.  Tenants want safety and comfort restored. Trades need clear instructions, access and approvals. In the middle sits a Property Manager who was rarely taught the technical bits at licence level, yet carries the consequences when something is missed. In this episode, I chat with Corinne and Shelby about the real skills property managers need to manage maintenance effectively. They share how better training, stronger relationships with trades, and a proactive approach can prevent costly mistakes and lift the standard of property management across the industry.  This conversation reframes maintenance as a professional advantage, not just a pain point, we chat about what’s missing in current PM education, why too many teams are xxx and how their Trade Education Event gives property managers real world tools they can take straight back to the office, practical training that makes a genuine difference to how maintenance is handled I was five years into my property management career before I knew that a rust spot on a flexi hose means it’s about to burst  and that knowledge could have saved thousands of dollars in water damage - Corrine Forsyth We cover: The common maintenance misunderstandings that leave property managers exposedWhy most Property Management qualifications don’t teach real world maintenance or troubleshooting skillsHow to build a core network of trusted trades who support and educate your teamThe importance of proactive training, continuing professional development, and accountability for self developmentHow the right trade training can make your maintenance process easier and more effective and can help your team handle maintenance betterWhy strong communication and clear internal expectations with your team can reduce risk and improve serviceHow collaborative industry events can replace competition with shared learning and build a strong network of relationships around youWhy hands on experience and real life learning help property managers feel more confident when inspecting and managing properties Kylie’s Resources: Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool  Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool  That Property Mum Courses: https://www.thatpropertymum.com.au/courses/  The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate  Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call   Kolmeo: https://kolmeo.com/  Find out about our Done for You Lead Generation -a href="https://calendly.com/kylie-tpm/done-for-you-leads-discovery-call" rel="noopener...

The Harsh Truth: No One is Choosing You Because Your Brand Looks Like Everyone Else’s with Kylie Walker

The market is more crowded than ever. But it’s not the loudest voices that win, it’s the most authentic. A brand built on real stories, genuine connection, and aligned values creates trust before the first conversation even happens. This episode is a little uncomfortable but it’s also the truth that changed everything for me. No one’s choosing you because your brand looks like everyone else’s. I used to work 60 hour weeks in my real estate business. I was answering emails late at night, fixing problems, dealing with staff turnover and wondering why I couldn’t seem to grow, no matter how hard I worked. Then one day, it hit me. It wasn’t my effort that was holding me back, it was that no one actually knew who I was. My brand looked and sounded like every other agency. The same colours, the same language, the same “we care” messaging. And that meant no one could really connect with me. When I finally started building a personal brand that reflected me,  my story, my voice, my values, everything shifted. In this episode, I’m sharing the mindset shifts, the lessons and the exact moments that helped me stop hiding behind my business and start standing out online. “When you sound and look like everyone else, clients have no reason to choose you.” - Kylie Walker We explore: The real reason clients aren’t choosing your businessWhy blending in is the fastest way to stay invisibleHow to build a personal brand that attracts, not chases, attentionWhy authenticity builds trust long before you meet a clientThe surprising link between focus and freedomHow showing up as yourself changes everything in business Join our new free Masterclass 🔥 The 5 Mistakes Keeping Your Real Estate Business Invisible Online (And How to Fix Them Fast) https://courses.thatpropertymum.com.au/5-mistakes-invisibleonline Kylie’s Resources: Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool  Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool  That Property Mum Courses: https://www.thatpropertymum.com.au/courses/  The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate  Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call   Kolmeo: https://kolmeo.com/  Find out about our Done for You Lead Generation - https://calendly.com/kylie-tpm/done-for-you-leads-discovery-call 35 AI Prompts to help you Grow your Business on Social Media:...

How to Get Through a Mini Breakdown With Kylie Walker

In this heartfelt episode of the Property Management Podcast, I opened up about some of the personal and professional struggles I’ve been facing lately. From experiencing work breakdowns to navigating unexpected health scares, it’s been a season that’s tested my resilience in ways I didn’t anticipate. Balancing the demands of running a business while still showing up for my family has felt overwhelming at times, and I wanted to share that honestly with my listeners–because I know I’m not the only one going through it. I also talked about the different “seasons” we go through in business: the startup phase, the messy middle, and the season of abundance. Each one comes with its own challenges and rewards. Right now, I’m in that messy middle, where things don’t always go to plan, and growth often feels uncomfortable. But I reminded myself–and my audience–that these tough times are temporary. Just like any season, they eventually pass, and what we learn along the way shapes who we become as leaders and as individuals. More than anything, I wanted this episode to encourage women in property management who may be facing their own storms. I shared some of the ways I’ve been prioritizing self-care, leaning on clear communication, and choosing perseverance even when it feels hard. Growth is rarely neat and tidy; it’s often messy, emotional, and unpredictable. But it’s also deeply worthwhile. By embracing the journey and giving ourselves grace, we create the space to thrive–not just survive–in both business and life. "You don't have to carry it all alone. And most of all, remember you're not broken. You're building something." - Kylie Walker We explore: Balancing career and family in the property management industryOvercoming personal and professional challengesThe concept of "business seasons" (startup, messy middle, abundance)Emotional and physical struggles faced by business ownersThe importance of communication during tough timesRecognizing that difficult periods are temporaryThe impact of health issues on personal and professional lifeThe significance of support systems in businessEncouragement to take action despite feeling overwhelmedThe journey of growth and the challenges that accompany it Connect with Done For You Services Done For You Services - https://dfys.com.au/ Find out about our Done For You Social Media Management - https://dfys.mykajabi.com/done-for-you-sm Find out about our Done for You Lead Generation - https://dfys.mykajabi.com/done-for-you-lead-generation Connect with Done For You Services: https://www.instagram.com/doneforyouservices_/ Kylie’s Resources Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses:...

Leading Large Property Management Teams With Rachel Atkin

Property management leadership has never been more demanding, but it’s also never been more rewarding. When leaders focus on clarity, communication, and care, they don’t just reduce turnover; they build teams who feel valued, trusted and motivated to grow. In this episode I chat with Rachel Atkin who is a respected property management leader with more than 20 years’ experience in real estate. As the Property Management Operations Manager and Performance Coach for Harcourts Victoria, she focuses on business growth, team development, and practical support across the network. If you’ve ever felt like you’re failing your team, this episode will remind you that great leadership isn’t about perfection  it’s about connection. “ I think people misunderstand that sometimes kindness and calmness in leadership means that you are soft. But actually it's a superpower. You know why? Because it's all about no shades of gray. There is transparency, there's clarity, there is kindness and a supporting factor of people behind that.” - Rachel Atkin We cover: The importance of having real conversations with your team about how they like to work and what drives themWays to attract and keep great people in your property management businessWhy clear development plans help your team grow and stay on trackWhat servant leadership really means and how kindness can still be strong leadershipSupporting your team’s wellbeing through things like the Harcourts Real Care app and mental health first aidTips for managing recruitment and retention challenges in today’s property management marketHow to handle tricky client conversations with confidence and empathyUsing feedback and surveys to build better relationships with both owners and renters.Finding and fixing small communication gaps before they turn into bigger problemsThe value of staying curious and always learning as a leader Kylie’s Resources: Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool  Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool  That Property Mum Courses: https://www.thatpropertymum.com.au/courses/  The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate  Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call   Kolmeo: https://kolmeo.com/  Sensor Global:  a href="https://sensorinsure.com/" rel="noopener noreferrer"...

How to Prompt ChatGPT to Create Social Media Content That Actually Sounds Like You With Kylie Walker

AI isn’t here to replace your voice–it’s here to help you amplify it. As someone juggling the day-to-day chaos of property management and running a business, I know how easy it is to let marketing slide to the bottom of your to-do list. That’s why I’m such a big fan of using tools like ChatGPT as a content creation assistant, not a copy-and-paste robot. When you combine the power of AI with your unique experiences and personal brand voice, that’s when the magic happens. In this episode, I’m walking you through exactly how I use ChatGPT to brainstorm ideas, write captions, repurpose podcast episodes, and even whip up email newsletters without losing the Kylie-ness in my content. I also share some of my favourite prompt strategies, tips for avoiding robotic-sounding copy, and how to make sure your message still feels real and relatable. Whether you’re managing a team or building your personal brand, these tools can seriously lighten your load–without sacrificing your personality. So if you’ve been curious (or maybe a little hesitant) about dipping your toe into the AI pool, this one’s for you. I want you to see AI not as a threat to your creativity, but as the support system that gives you more time to be creative. In this episode of the Property Management Podcast, I share practical strategies to help you embrace AI tools confidently and use them to elevate your content and connect more authentically with your audience. "Start with a brand voice, speak to your audience, and add a real story just one of those tweaks makes a huge difference." - Kylie Walker We explore: The role of AI, specifically ChatGPT, in property management marketing.Importance of crafting detailed prompts for AI to generate personalized content.Strategies for maintaining a unique brand voice in AI-generated content. The significance of storytelling and personal experiences in marketing.Building trust and connection with the audience through authentic content.Practical tips for using AI tools in content creation, such as brainstorming and drafting.Examples of how to incorporate brand tone and audience targeting in prompts. The balance between leveraging AI as a supportive tool and retaining personal creativity.Encouragement for property managers, especially women, to embrace technology in their marketing efforts.Resources and community support for further learning about AI in property management. Most Downloaded Moment: Are you using data to grow your rent roll?

As we head into the final quarter of the year, it’s the perfect time to reflect on what really drives growth in property management. And one of the most powerful, yet often overlooked, tools is data. Data isn’t just numbers on a screen, it tells you where to focus your time, which owners or suburbs are ripe for growth, and what matters most to your landlords and investors. The challenge is that many property managers only scratch the surface of the tools they already have. That’s why we’re revisiting one of our most downloaded episodes, and is clearly a topic that so many of you found valuable. It’s all about using data strategically to grow your rent roll and strengthen client relationships. In this episode, I sit down with Kasey McDonald, Queensland State Manager at CoreLogic, who brings 27 years of experience across every corner of real estate. Kasey shares how property managers can  start using RP Data reports  and even their own CRM to uncover new opportunities for growth. If you’re serious about finishing Q4 strong, this episode is your reminder that data should be at the centre of your property management growth strategy. We cover: Why property managers often overlook data and why that’s a missed opportunityHow tenure reports, withdrawn listings, and suburb insights can fuel rent roll growthPractical ways to collaborate with sales teams and leverage CRM dataHow to use investment property reports to build trust and deliver valuable landlord conversationsWhy integrating RP Data with your CRM keeps your information accurate and actionableHow tools like RP Proposals and heat mapping help tailor your pitch to landlords Kylie’s Resources: Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool  Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool  That Property Mum Courses: https://www.thatpropertymum.com.au/courses/  The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate  Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call   Kolmeo: https://kolmeo.com/  Sensor Global:  https://sensorinsure.com/ https://sensorglobal.com/  HD&U Sales Bundle: https://www.hdandu.com.au/that-property-mum-sales-readiness-bundle-0  Find out about our Done for You Lead Generation - https://calendly.com/kylie-tpm/done-for-you-leads-discovery-call 35 AI Prompts to help you Grow your Business on Social Media:...

Ready to finish the year with intention instead of exhaustion? The last 90 days of the year can often feel like a mad dash to the finish line—but what if you flipped the script and used this time to get ahead, instead of just getting by? I’m introducing a game-changing approach designed specifically for women in property management who are craving structure, motivation, and results in Q4. With a clear month-by-month plan, the “Not Christmas Yet 90 Day Challenge” helps you shift focus: October is all about boosting visibility and owning your social media game, November is for nurturing your leads and filling that sales pipeline, and December is dedicated to community, connection, and wrapping up the year with purpose—not panic. The Changing Face Of Property Management: Collaboration Over Competition With Corrine Forsyth

When I first started in property management, things felt very different to how they do today. You didn’t really connect with the agency down the road, and you certainly didn’t sit down with other property managers for a coffee and a chat. Everyone was guarding their rent rolls, and it was more about competing than sharing. The problem is, working that way can feel pretty lonely. Property management is already a tough job, and without a support network it’s easy to burn out or feel like you’re the only one facing certain challenges. Thankfully, we’re starting to see a real shift. More and more property managers are opening up, collaborating, and building communities that make the work lighter, smarter and far more enjoyable. In this episode I chat with Corinne Forsyth, Head of Property Management at Ray White Beenleigh and Redland Bay, who has been right at the centre of this change. Starting out on the front desk at just 16, she’s worked her way through just about every role in the industry. Now she leads a team of 10 and plays an active part in creating spaces for property managers to connect from local “Coffees and Conversations” meetups to a brand new industry book club.   “  You can get further in life by working with people rather than constantly being pitted against each other, because that's a pretty miserable way to have a career.” - Corrine Forsyth We cover: Why collaboration over competition in property management is helping to lift industry standards and reduce burnoutHow to host a Coffees and Conversations event that brings property managers together and builds a supportive local networkThe retention benefits of encouraging your property management team to network, learn and grow outside the officeHow Corinne’s experience in sales and overcoming burnout shaped her confidence and leadership in property managementWhy consistent property management training and external voices can improve your team’s performance and client serviceHow the PM Book Club is creating a new space for property managers to connect, share ideas and focus on self development.Practical BDM strategies that free up time, improve data collection and drive sustainable rent roll growthWhy business owners need to see property management as the true asset of their agency and how this mindset shift can increase long term value.
