20 Years of Property Investment Lessons from Wealth Retreat | Brett Warren

Have you ever noticed that some investors seem to move forward every year, while others stay stuck, despite reading the same books and listening to the same podcasts?   Have you ever wondered why two people can earn similar incomes, buy similar properties, and yet one builds real wealth while the other just stays busy?   And what if the difference isn't the market… but something else?   At the end of today's show you'll understand exactly what it is because today's episode is a special one.   This year marks the 20th anniversary of Wealth Retreat, so Brett Warren and I lift the lid on what really happens when serious investors step away from the noise, surround themselves with higher-level thinkers, and recalibrate their strategy. Takeaways   Investors who succeed change how they think. Continuous learning is essential for growth. Networking with successful individuals enhances opportunities. Mindset is foundational to wealth creation. Habits shape financial futures more than luck. Community support is vital for overcoming challenges. Long-term thinking leads to better investment decisions. Wealth creation principles remain constant despite market changes. True wealth encompasses more than just financial assets. 2. The Capital Gains Tax Debate: What Property Investors Must Know, with Ken Raiss

    4D AGO

The Capital Gains Tax Debate: What Property Investors Must Know, with Ken Raiss

What if the next big housing reform doesn't fix housing affordability at all?   What if it doesn't lower property prices, doesn't deliver much extra money to the government for years, but it scares investors out of the market and makes renting even harder?   Because that's exactly what could happen if Australia changes the Capital Gains Tax discount - and it's back on the political agenda again.   Today one of Australia's leading taxation minds, Ken Raiss and I unpack what's really going on.   Supporters of the change are saying it's about fairness. They say it will stop "property speculation," improve housing affordability, and raise billions of dollars for the federal budget.   In fact, some politicians and unions are claiming it could be one of the biggest levers to finally make housing more affordable for everyday Australians.   And at first glance, it sounds plausible. After all, who doesn't want a more affordable housing market?   But here's the problem…Housing markets don't respond well to slogans. They respond to supply and demand. They respond to incentives. And they respond to confidence.   And when you change tax policy, you don't just change government revenue. You change behaviour. You change investment decisions. You change the flow of money.   And sometimes, you create consequences nobody intended.   Takeaways  Housing reform doesn't lower property prices. Capital gains tax is a tax on profit when you sell an asset. Supply, supply, supply is the answer. Don't make knee-jerk reactions to tax changes. Investors are long-term holders, not speculators. The CGT discount debate is not simple. Rents will go up if investors pull back. We need more homes built in the right areas. Wealth creation is about planning and strategy. The government needs to focus on supply, not taxes.   Links and Resources:   Answer this week's trivia question here - https://www.propertytrivia.com.au/ ·        Win a hard copy of What Every Property Investor Needs To Know About Finance, Tax And The Law ·        Everyone wins a copy of a fully updated property report – What's ahead for property for 2026 and beyond.   Michael Yardney   Get the team at Metropole Wealth Advisory to create a Strategic Wealth plan for your needs. Are Property Investors Really Greedy… or Just an Easy Scapegoat? With Brett Warren

Every time rents rise, affordability worsens, or housing shortages make headlines, one group is dragged into the spotlight. Property investors.   They're called greedy. Accused of hoarding homes. Blamed for locking younger Australians out of the market.   But is that actually true… or just a convenient narrative?   After more than five decades in property investment, I've noticed a pattern. When housing gets hard, governments deflect. Media simplify. And investors become an easy target.   But here's the real question we need to ask: If property investors disappeared tomorrow, what would actually happen to Australia's housing system?   But are investors really the problem… or are they just the easiest target?   Today, I'm joined by Brett Warren to separate emotion from evidence, myths from facts, and ideology from economic reality.   Brett and I discuss the complexities of the property market, focusing on the role of property investors, the impact of government policies, and the ongoing housing supply issues.     We emphasise that property investors are not the villains often portrayed in the media, but rather essential players in providing rental accommodation.     The discussion highlights the need for long-term solutions to housing affordability and the importance of understanding the true dynamics of the property market.     Takeaways   Property investors are often mischaracterized as greedy. The housing market is facing a significant supply issue. Government policies can inadvertently harm the rental market. Investors provide essential services by supplying rental properties. The narrative around property investors needs to shift towards understanding their role. Long-term planning and infrastructure development are crucial for housing solutions. First home buyer incentives can drive up property prices. The majority of property investors are everyday Australians, not wealthy elites. Supply and demand dynamics are fundamental to the housing market. Clarity and understanding are needed to navigate the property investment landscape.   Links and Resources:   Answer this week's trivia question here- www.PropertyTrivia.com.au ·         Win a hard copy of How To Grow A Multi-Million Dollar Property Portfolio In Your Spare Time. ·          Everyone wins a copy of a fully updated property report.   Get a bundle of eBooks and Reports at: www.PodcastBonus.com.au   Get the team at Metropole to create a Strategic Wealth plan for your needs. Property Market Update – Where Prices Are Rising the Fastest | Dr Andrew Wilson

Interest rates are rising again. Inflation isn't backing off. Sydney and Melbourne's property markets are a little wobbly.   And yet…   National house prices are up more than 10% over the past year, and some capitals are still delivering boom-time results.   So what's really going on in Australia's property markets right now?   That's what I discussed today with Australia's leading housing economist, Dr Andrew Wilson, Chief Economist at My Housing Market, to unpack his latest housing market report and there are some fascinating contradictions.   You'll hear how we do not have one Australian property market but a multi-speed market - and if you don't understand which markets are accelerating and which are stalling, you could make a very expensive mistake.   If you're a property investor, homeowner, or planning your next move, you'll want to understand the forces driving this market right now - because the headlines aren't telling the full story.   Takeaways    • National house prices rose over 10% this year. • February's rate hike failed to stall market momentum. • Australia consists of multiple markets performing very differently. • Perth, Brisbane and Adelaide continue to deliver boom-time results. • Holiday periods create temporary seasonal dips in activity. • Brisbane units saw an astonishing 56% growth since 2024. • Demand significantly outweighs supply despite higher interest rates. • Low unemployment and job growth support housing demand. • Tight rental markets incentivise tenants to become buyers. • Long-term growth is driven by rising population wealth.   Links and Resources:   Answer this week's trivia question here - https://www.propertytrivia.com.au/ ·        Win a hard copy of How To Grow A Multi-Million Dollar Property Portfolio In Your Spare Time. The Property Rules Have Changed Again – How to Win in 2026 | Brett Warren

The property rules have changed… again. What worked five years ago won't work the same way in 2026. The winners won't be the loudest, the fastest, or the most aggressive – they'll be the most strategic. So today, Brett Warren and I unpack exactly what's changed, what still works, and how smart investors can position themselves to win in the next phase of the property cycle.   We discuss the evolving landscape of property investment, emphasising the need for strategic planning and adaptability in response to changing market conditions.   We explore the impact of interest rates, economic factors, and the importance of quality assets in achieving long-term growth.   The conversation highlights the significance of mindset and emotional decision-making in investing, as well as the value of professional advice in navigating the complexities of the property market.   Takeaways   Most long-term capital growth comes from land, not buildings. The property market is changing; investors must adapt their strategies. Quality assets will outperform average properties in the long run. Interest rates and economic factors significantly impact property investment decisions. Investors should focus on long-term planning rather than short-term gains. Emotional decision-making can lead to costly mistakes in property investment. Professional advice is crucial in today's complex investment environment. Successful investors are patient and selective in their property choices. Understanding market cycles is essential for making informed investment decisions. The current environment presents opportunities for those who are prepared.   Links and Resources:   Answer this week's trivia question here- www.PropertyTrivia.com.au ·         Win a hard copy of How To Grow A Multi-Million Dollar Property Portfolio In Your Spare Time. ·          Everyone wins a copy of a fully updated property report.   Get a bundle of eBooks and Reports at: www.PodcastBonus.com.au.   Get the team at Metropole to create a Strategic Wealth plan for your needs. 6. Why Inflation Isn't Dying - And What the RBA Will Do Next that property investors must understand. Ken Raiss

    FEB 23

Why Inflation Isn't Dying - And What the RBA Will Do Next that property investors must understand. Ken Raiss

Inflation has eased… except where it hasn't. Interest rates were meant to be heading down… until they weren't. And suddenly everyone's blaming government spending. But is Canberra really the culprit - or is that just a convenient headline? Today, Ken Raiss and I unpack what's actually driving Australia's sticky inflation, why the RBA is worried about "capacity constraints", and what policy makers could do that would genuinely take pressure off prices - without smashing households and without sabotaging the property market. Now you've probably read about inflation and heard about it a hundred times by now, but having been involved in financial markets and property for over 50 years each, Ken and I are going to bring you a different perspective today and some new ways of thinking about things. So please bear with us because I hope we're going to bring you some clarity and direction.   Takeaways  Inflation is the increase in prices over time. Interest rates are used to control inflation but can have negative effects on consumers. Government spending can contribute to inflation, but it's not the sole cause. Capacity constraints in the economy affect productivity and inflation rates. CPI may not accurately reflect the real cost of living for households. Investors should focus on A-grade assets in strong demand areas. Deficits can be acceptable if they lead to productive investments. Consumer confidence is crucial for economic stability. Strategic planning is essential for navigating the property market. Understanding economic fundamentals is key to making informed investment decisions. The Silent Shift Reshaping Australia's Property Market | Simon Kuestenmacher

What if I told you that one of the most significant demographic shifts shaping our cities, our housing markets, and even our social lives over the next few decades… isn't migration, isn't birth rates, and isn't ageing?   It's something far more personal. In today's show, Simon Kuestenmacher and I are talking about a silent revolution - the rise of the single-person household.   More Australians than ever are living alone, and it's not just retirees or Gen Zs in tiny apartments.   From the newly single at 54 to the solo 29-year-old navigating life on their terms, this trend is redrawing the blueprint of modern life and reshaping the housing market in a way most people aren't even noticing.   Our conversation highlights how modern living is evolving, with more individuals choosing to live alone and the need for appropriate housing solutions to accommodate these changes.   Takeaways   The rise of single-person households is reshaping the housing market. Younger generations are delaying traditional milestones like marriage and homeownership. Older generations are increasingly living alone due to longer life expectancies. Loneliness can have serious mental health implications for single individuals. International students contribute to the demand for single-person housing. The housing market needs to adapt to the growing number of single households. Communal living options are emerging but face management challenges. Demographic trends are crucial for understanding future housing demands. Investors must consider these demographic shifts in their strategies. The future of living arrangements will likely be more flexible and individualistic.   Links and Resources: Answer this week's trivia question here - https://www.propertytrivia.com.au/ •         Win a hard copy of How to grow a multi-million dollar property portfolio in your space on. •         Every entry receives a copy of a fully updated Michael Yardney Property Report.   Michael Yardney  Join Michael Yardney, plus a team of experts, at Wealth Retreat 2026 on the Gold Coast in May. The 5 Step Process That Rewires Your Brain for Wealth | Tom Corley

What if the biggest obstacle between you and the life you want isn't the market, the economy or your upbringing... but your programming? What if your money habits, your emotional reactions and even your results as a property investor are simply the byproducts of a mindset you inherited rather than chose?   And what if you could rewrite that programming?   In today's show Tom Corley and I discuss how early life experiences shape our habits and beliefs, emphasizing the importance of self-awareness, gratitude, continuous learning, and building relationships.   We also share some practical steps for changing habits and achieving personal transformation.   Takeaways   You can change your life by changing your habits. Awareness is the key to changing habits. Gratitude is a powerful reprogramming tool. Relationships are the true currency of the wealthy. Success isn't an accident; it's a result of thoughts. You have to be self-aware of your thinking. The mindset of being self-reliant is crucial. Daily reading is critical to growth. Vision boards are powerful tools; they work.
