Selling a House in Pierce County: What's Working in August 2026

Shelley Heck has spent a decade listing homes in Pierce County, and she'll tell you straight — the biggest mistake sellers are making right now is pricing like it's 2021.Dave sits down with Shelley to get into what actually changed. Why a sign in the front yard isn't a strategy anymore. Why buyers finally have choices, and what that does to your list price. How to price against the remodeled house down the street instead of just matching square footage. What a contingent offer really costs you, and why you need a two-week plan before you accept one. And why Shelley thinks a 6% rate isn't the villain everyone makes it out to be.Here's why it matters now: if you haven't sold in five or ten years, the market you're walking into is not the one you remember. Balance is good — but it takes a different playbook, and price is where most sellers lose. For sellers, buyers sitting on the fence, and agents working Pierce County — Tacoma, Lake Tapps, Sumner, Bonney Lake, Gig Harbor.Connect with Shelley Heck:📸 Instagram → @shelleyheckrealestate✉️ shelleyheck@windermere.com#InsideAbode #Tacoma #TacomaRealEstate #PierceCounty #WindermereAbode #PNW #RealEstatePodcast #LakeTapps #Sumner #HomeSelling #SellersMarket #BalancedMarket #ContingentOffers #HousingMarket2026📲 FOLLOW & CONNECT:📸 Follow us on Instagram → @windermereabode🌐 Visit us online → windermereabode.com😍 Go crush on a house → abodecrush.com🏠 Read more on fair housing → tacomafairhousing.com▶️ Subscribe to our YouTube channel for more Tacoma real estate🎙️ Listen to the insideABODE Podcast on all podcast streaming platforms

How Hackers Target Home Buyers | Wire Fraud, Title & Insurance Explained

One wrong click can cost a homebuyer their entire down payment. On this episode of Inside Abode, host Anne Jones sits down with two people who see real estate cybercrime up close: Troy St. George, Executive Vice President at CW Title, and Alex Busilacchi, Sales Director at Moreland Insurance Agency. We get into how wire fraud actually happens — spoofed emails, hacked inboxes, and fake wiring instructions that look exactly like the real thing. Troy breaks down what title and escrow companies do to lock down your closing funds, and Alex explains what cyber insurance actually covers (and what it doesn't) when something goes wrong. Here's why it matters: real estate transactions move six-figure sums on tight deadlines, and that makes buyers, sellers, and agents the #1 target for scammers. The threats are getting more sophisticated — but the protections are simple if you know them before you're under contract.Whether you're buying your first home in Tacoma, selling in Pierce County, or you're an agent handling client funds every week — this one is required listening.🎙️ MEET THE GUESTS — want to know more or get in touch?Troy St. George, Executive Vice President, CW Title → cwtitle.comAlex Busilacchi, Sales Director, Moreland Insurance Agency → morelandagency.com#InsideAbode #Tacoma #TacomaRealEstate #PierceCounty #WindermereAbode #PNW #RealEstatePodcast #CyberSecurity #WireFraud #HomeBuying #TitleInsurance📲 FOLLOW & CONNECT:📸 Follow us on Instagram → @windermereabode🌐 Visit us online → windermereabode.com😍 Go crush on a house → abodecrush.com🏠 Read more on fair housing → tacomafairhousing.com▶️ Subscribe to our YouTube channel for more Tacoma real estate🎙️ Listen to the insideABODE Podcast on all podcast streaming platforms

Pierce County Spring Real Estate Market is HERE... or is it? | Jeff Tucker, Windermere Principal Economist

Is spring actually showing up in the Pierce County real estate market — or is this the quietest "selling season" we've seen in years? In this episode of Inside Abode, host Dave Jones sits down with Jeff Tucker, Windermere Real Estate's Principal Economist, to break down what the latest Northwest MLS data really means for buyers, sellers, and agents across Pierce County and the greater Puget Sound. The headlines: closed sales are down 2% year-over-year, but pending sales are up 3%. New listings surged 14%, leaving 30% more active inventory than last April. The median sale price dipped about $5,000 — more evidence that PNW prices have stayed remarkably stable while other markets swing. Jeff walks us through the regional split too. Snohomish County closed sales dropped 15%. King County's median slipped 7% to $1,030,000. We talk about what that means for sellers trying to price right, for buyers who finally have options, and for the most balanced market we've seen in years. Spring is still a strong window to list — but the playbook has changed. More inventory means buyers are choosier, pricing matters more, and presentation wins. 📊 More from Jeff Tucker, Windermere Principal Economist: • LinkedIn: linkedin.com/in/jeff-tucker-51089222 • X / Twitter: @Jeff_Tucke • Email: jeff.tucker@windermere.com • Windermere Services Company — Seattle, WA 🏡 Thinking about buying or selling in Pierce County?
