In Q1 2026, Oxford had a supply of just 29,000 square feet of brand-new workspace, with schemes in the development pipeline set to complete in 2027. The Bolton office space directory can be seen here We have published the directory as the town stands on the brink of what Bolton Council describes as a “once in a lifetime” transformation. Bolton, like many towns and cities across the UK, has been experiencing a shortage of brand-new office space due to the macroeconomic pressures on developers. However, as part of the Bolton2040 Borough Plan, one of the first regeneration projects under its umbrella is about to get underway. In February, it was announced that developers had been chosen to redevelop the 4-acre site of the Crompton Place Shopping Centre, and that ground would be broken immediately. The Crompton Place scheme will deliver up to 340 homes, a 110-room hotel, 5,000 square feet of ground-floor leisure space, and 80,000 square feet of brand-new office space upon completion. Demolition and site clearance are due to start early in 2026and are anticipated to take approximately 1 year. The redevelopment of the strategically important town centre site is a critical piece of Bolton Council’s £1.5 billion masterplan for the town centre. Whilst this is positive for Bolton’s pipeline, there remains a shortage of immediately available workspace in the town. The Edinburgh office space directory can be seen here Edinburgh’s take-up figure in terms of leasehold office space acquired by tenants was just over 490,000 square feet, which was below the market’s 10-year average. At just under 89,000 square feet, the Q3 take-up had declined by 30 per cent compared to the previous quarter and was 53 per cent below its 10-year average. Although Edinburgh faced the same macroeconomic challenges as other cities around the UK and the world, the relative lack of leasing activity was also attributed to Edinburgh’s shortage of high-quality new office space, specifically the space offering large, modern floor plates demanded by tenants. This analysis was somewhat confirmed by the fact that there were over 250,000 square feet of lease extensions and regears in Edinburgh in 2025, highlighting pent-up activity. Developers in Edinburgh face the same challenges as those in other locations, and as a result, the development pipeline remains somewhat suppressed. Refurbishments of existing buildings are ongoing; however, the Grade A vacancy rate stood at 0.8 per cent, among the lowest of the Big Nine UK cities.
