    You Work in Tahlequah… But Where Should You LIVE?

    If you work in Tahlequah, Oklahoma, that doesn’t necessarily mean you have to live inside the city limits. Every day, people commute into Tahlequah from Park Hill, Keys, Cookson, Hulbert, Welling, Peggs, Fort Gibson and other communities across Northeast Oklahoma. In this episode of Living in Tahlequah, I’m breaking down what it’s really like to live in and around Tahlequah and why the right location depends on much more than your drive to work. Do you want the convenience of living close to shopping, schools and work? Would you rather have acreage and privacy outside town? Maybe being closer to Lake Tenkiller is worth a longer commute. We’ll talk about the differences between these areas, rural utilities, internet, school districts, acreage, lake living and the everyday things you should consider before deciding where to live. One thing I’ve learned after more than 25 years of selling real estate in this area is this: don’t just ask how close a house is to your job. Ask yourself how you actually want to live.     Better House or Better Location? What Home Buyers Should REALLY Choose

    Should you buy the better house or the better location? It’s one of the biggest decisions home buyers face, and the answer isn’t always “location, location, location.” In this episode, I’m breaking down how I help buyers think through this decision, especially here in Tahlequah and around Lake Tenkiller. Would you rather have the updated house with more square footage, acreage and a shop 20 minutes outside of town, or the smaller, older home that puts you five minutes from work, schools, shopping and everything you use every day? We’ll talk about acreage versus convenience, buying in town versus outside Tahlequah, choosing the right Lake Tenkiller location, future resale value, and the things about a property you can change versus the things you can’t. You can replace countertops, flooring, fixtures and appliances. You can remodel a kitchen or bathroom. But you can’t move the lot, change the view or make your daily drive disappear. At the same time, the “best” location is different for everyone. For some buyers, it’s being close to everything in Tahlequah. For others, it’s ten acres with privacy or being five minutes from Lake Tenkiller.     Selling a House When the Owners Don’t Agree

    What happens when multiple people own a property and they can’t agree on whether to sell? This situation comes up more often than you might think. It can happen during a divorce, when siblings inherit a home or family land, or when business partners own real estate together and one person wants out. In this episode of Living in Tahlequah, I’m talking about the real estate side of these difficult situations and what I’ve learned after more than 25 years in the business. We’ll talk about figuring out who actually owns the property, inherited real estate, one owner buying out another, disagreements over value, family land, partnerships, and why letting a property sit while everyone argues can become an expensive mistake. I’ll also explain why sometimes the disagreement isn’t really about the money at all. When a home or piece of land has decades of family memories attached to it, selling can become much more emotional than a typical real estate transaction.     Should you remodel your kitchen before selling? Replace the flooring? Add a shop, pool, new countertops, or landscaping? Before you spend thousands, it’s important to know which home improvements actually matter to buyers—and which ones may never pay you back. In this episode, I’m talking about one of the biggest questions I hear from homeowners preparing to sell in Tahlequah, Oklahoma and the Lake Tenkiller area: “What should I update before I put my house on the market?” Not every renovation adds equal value. Sometimes fresh paint, minor repairs, flooring, landscaping, or taking care of deferred maintenance can make a bigger difference than an expensive remodel. We’ll also talk about kitchens, bathrooms, pools, shops, HVAC systems, roofs, rural internet, acreage, and why your neighborhood can put a ceiling on how much your home is worth. After more than 25 years in Tahlequah real estate, I’ve seen homeowners spend money in places that helped their sale—and plenty of times where that money would have been better left in their pocket.     From Mortgage Lender to Tahlequah Real Estate Agent

    On this episode of Living in Tahlequah, I’m sitting down with Brent Houston, one of the newest real estate agents to join The Sells Team here in Tahlequah, Oklahoma! What makes Brent’s move into real estate especially interesting is his background in mortgage lending. Before becoming a real estate agent, Brent spent years helping buyers navigate the financing side of purchasing a home. He understands pre-approvals, loan programs, financing challenges, and what has to happen behind the scenes to successfully get a buyer from application all the way to the closing table. Now, he’s bringing that experience into real estate, and I think it gives him a valuable perspective when working with buyers and sellers. In this episode, Brent and I talk about his years in mortgage lending, why he decided to make the transition into real estate, what he’s learned since becoming an agent, and why he chose to join The Sells Team.
