Determining Damage & Dealing With Adjusters feat. John Kregas

John Kregos, Owner of US General goes over how roofing consultants recognize damage on commercial flat roofs, what it’s like dealing with insurance adjusters, and what happens when adjustments go wrong. Key Takeaways: - When it comes to inspecting roofs, we start from the ground looking for things like damage to paint and siding as well as soft metals like vents and gutters. Then, we work our way up and finish by walking the roof looking for wind and hail damage. - Sometimes it’s best to rely on other experts to complete an inspection. No one is truly a jack of all trades, so it’s best to work with specialists. - “Honey attracts more bees than vinegar.” When it comes to relationships with adjusters, we prefer to keep it light and friendly versus fight because you never know when you will need to work with that adjuster again. - If you live in an area prone to natural disasters, like hurricanes, you need to itemize and inventory all of your property BEFORE a disaster to get the most out of your insurance policy. - John talks about being the first “Bad Faith” case win against an insurance company.

Choosing The Right Roofing Material For Your Colorado Home

Field Consultant and Installer at Kapella Roofing, Sean Robnett, goes over the pros and cons of common Colorado roofing options and how to tell when it’s time for a roof replacement. Key Takeaways: - Older Colorado homes that are seeing roof replacements are using 3-tab shingles, which are no longer up to most building codes due to low wind ratings. - The average Colorado roof lifespan is actually 15 to 20 years. - When you begin to see shingle granules in the gutter, it may be time to replace your roof, but you should still call a professional for an inspection before proceeding. - Roof repairs may not be the best option as they can waive existing manufacturers warranties. - Neighborhoods tend to be on a similar replacement cycle either due to weather damage in the area or age of the home. If you see neighbors getting a new roof, it may be time to get a new roof yourself.
