He Owed His HOA $977… Then He Lost His Home

A homeowner fell behind on his HOA assessments. The starting balance was less than $1,000. Then came collection costs, attorney fees, a judgment and eventually a foreclosure sale. He lost ownership of his home. But the viral headline leaves out an important part of the story. This Sunday on Condo Craze & HOAs, Eric Glazer follows the money and explains what actually happens when an association forecloses, what happens to the mortgage, and why an $8,000 auction bid does NOT necessarily mean an HOA just bought a house for $8,000. Then Florida State Representative David Borrero joins us live by phone to discuss board education, what has changed since the Champlain Towers South tragedy, and what he believes should come next. Rep. Borrero currently represents Florida House District 111 in Miami-Dade and has served in the House since 2020. The Hialeah lawmaker just announced he’s running for Senate District 39, the northwest Miami-Dade seat fellow Republican Bryan Ávila left this month after Byron Donalds named him his gubernatorial running mate. ____ 📞 Call in live Sunday at 11am – 717-GLAZER8 (717-452-9378) 📺 Watch live on YouTube 👉 Subscribe for more Condo Craze and HOAs updates! 👉 Follow us for critical insights every association owner needs to know. ____ Most condo owners think they understand how community living works…After more than 30 years practicing condominium and HOA law in Florida, Eric pulls back the curtain on the real world of condos and HOAs, the fights, the politics, the hidden financial dangers, reserve funding, board battles, Surfside, special assessments, and the human side of community living that nobody talks about, in his new book, “What the Hell Did I Just Buy?”. Your Condo Could Kill Your Mortgage + $50M Condo Holdout + HOA Surveillance

Can your buyer qualify for a mortgage… but your condominium building NOT qualify? This Sunday on Condo Craze & HOAs, Eric Glazer and Karen Curtis break down three Florida stories every condo owner, HOA member and board member should know about: THE $50 MILLION CONDO HOLDOUT Ten remaining owners at Miami’s Biscayne 21 reportedly reached a roughly $50 million settlement after a major fight over terminating the condominium. What happens when a developer owns almost the entire building, but the condo documents give the remaining owners the power to say NO? YOUR BUYER QUALIFIES… BUT YOUR CONDO DOESN’T New Fannie Mae and Freddie Mac requirements are putting greater scrutiny on condo reserves, insurance, inspections, repairs and association finances. Could your association comply with Florida law and STILL have problems qualifying for conventional financing? IS YOUR HOA SECURITY CAMERA BECOMING SURVEILLANCE? Florida is ordering certain automated license plate readers off state highway rights-of-way amid privacy and data concerns. It doesn’t ban privately operated HOA systems, but it raises a bigger question: Who can access your HOA’s license plate data, how long is it stored, and where does security end and surveillance begin? Plus, Eric answers your Florida condo and HOA questions LIVE. Can Your Condo or HOA Ban Political Signs This Election? Here’s What Florida Law Says

Election season is here, and political signs are starting to appear in yards, windows and balconies. But if you live in a Florida condominium or HOA, does the First Amendment protect your right to display one? Not necessarily. In this Condo Craze & HOAs segment, attorney Eric Glazer explains why community associations are generally considered private actors, how your declaration and governing documents can restrict signs, and when selective enforcement may create a problem for the association. Before putting up that election sign, check your governing documents and understand your rights. Condo Craze & HOAs covers Florida condominium and HOA law, board governance, owner rights, association management and the issues affecting community associations across Florida. 📞 Call in live Sunday at 11am – 717-GLAZER8 (717-452-9378) 📺 Watch live on YouTube 👉 Subscribe for more Condo Craze and HOAs updates! Inside Florida’s Hidden Plumbing Crisis: What Condo Owners Must Know

You don’t have to see a problem for it to destroy your building. Behind the walls of nearly every condominium is a system that quietly ages every single day. Most owners never think about it. Many boards never inspect it. Yet when it fails, the result can be special assessments, insurance claims, property damage, health concerns, and repair bills that reach into the millions. This isn’t just a conversation about pipes. It’s a conversation about how hidden risks become financial disasters, why some reserve studies may overlook critical building systems, and how asking the right questions today can help protect owners tomorrow. Eric Glazer sits down with Michael Wilson, founder and owner of CIPP Total Solutions , and his son Loren Wilson, General Manager of Pipelining Technologies, to simplify one of the least-understood but potentially most expensive parts of condominium ownership. If you own a condo, serve on a board, or simply want to understand how to better protect your investment, this episode is for you! Fines without notice and a hearing...Can They Legally Do That? (Airing 8/2/26)

Your Florida condo or HOA board says you owe a fine. The board voted, the letter arrived, and the deadline is approaching. But was the fine actually imposed through the required legal process? In the episode of a new segment called, “Can They Legally Do That?”, Eric explains: • The difference between a fine being levied and imposed • Why a board vote may not complete the process • The role of the fining committee • The notice and hearing protections owners may have • The committee’s limited authority • What owners should request before paying • Why fines can have different collection consequences in Florida condos and HOAs. 📞 Call in live Sunday at 11am – 717-GLAZER8 (717-452-9378) 📺 Watch live on YouTube 👉 Subscribe for more Condo Craze and HOAs updates! Why Does Florida Protect Condo Owners…But Not HOA Owners? (Airing 7/19/26)

Why can condominium owners file complaints with the State of Florida, while homeowners living in an HOA often have no state agency to turn to? In this episode of Condo Craze & HOAs, Eric Glazer explains one of the biggest misconceptions in Florida community association law. Although condos and HOAs may seem similar, Florida law treats them very differently, and for reasons that date back decades. Whether you live in a condominium, HOA, or serve on a board, this episode breaks down the law in plain English and explores one question every Florida homeowner should be asking: Should HOAs be regulated by the State of Florida? 📞 Call in live Sunday at 11am – 717-GLAZER8 (717-452-9378) 📺 Watch live on YouTube 👉 Subscribe for more Condo Craze and HOAs updates! Could the Surfside Collapse Have Been Prevented? What NIST Just Revealed (Airing 6/28/26)

5 years after the collapse of Champlain Towers South, the federal government’s final investigation has changed our understanding of what happened. According to NIST, the building’s collapse didn’t begin in a matter of seconds. It had been progressing for nearly three weeks. In this special episode, Eric Glazer sits down with one of the few people who witnessed this tragedy from both sides, first as an engineer involved in the building before it collapsed, and then as someone who stood in Surfside as the disaster unfolded. In a deeply personal conversation, Greg Batista (@GregBatistaENGINEER | @askgbatista )⁩ reflects on what happened, how it changed him, and what must be done to ensure it never happens again. Five years after Surfside, the “Wild West” era of condominium safety is coming to an end. Eric and Greg explore the events leading up to the Champlain Towers South collapse, the lessons learned, and how engineering, technology, and stronger laws can help protect lives for generations to come. 📞 Call in live Sunday at 11am – 717-GLAZER8 (717-452-9378) 📺 Watch live on YouTube 👉 Subscribe for more Condo Craze and HOAs updates!
